Luxury Condo Sales in Scottsdale and Phoenix – February 2025

The luxury condo market in Scottsdale and Phoenix is booming. Not only are we seeing new contracts and sales, but we are also seeing many condos that had been under construction completed and closed. 

This report examines the our local luxury condo market. Each of these units would have had a list price of $1 million or more.

ACTIVE LISTINGS AT THE END OF FEBRUARY

Inventory continues to rise. At the end of January, there were 104 units for sale and at the end of February, there were 116 for sale. Eighty-eight of the condos were located in Scottsdale and the remaining twenty-eight were located in Phoenix.  

The most expensive unit for sale has held this spot for over 650 days. Located in ICON at Silverleaf, this final penthouse unit is listed for $12,900,000. It has four bedrooms, four and one-half bathrooms and covers 6,288 square feet and is the highest-priced condo the Scottsdale market has seen. 

The lowest-priced luxury condo was located in Toscana at Desert Ridge. This two bedroom, three bathroom unit has 1,781 square feet and was on the market for $1,000,000.

UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

UCB contracts stayed level between January and February with six contracts at the end of the month.

UCB Condos in Scottsdale

  • The Reserve – Two bedrooms, two and one-half bathrooms, 2,020 square feet. Asking price was $1,000,000.
  • Atavia – Three bedrooms, three and one-half bathrooms, 2,957 square feet. Asking price was $1,804,000.
  • Optima Camelview – Two bedrooms and bathrooms, 1,533 square feet. Asking price was $1,195,000.

UCB Condos in Phoenix

  • Toscana at Desert Ridge
    • Two bedrooms, two and one-half bathrooms. 1,781 square feet. Asking price was $1,237,899.
    • Three bedrooms and bathrooms. 2,319 square feet. Asking price was $1,579,000.
    • Three bedrooms, three and one-half bathrooms, 3,167 square feet. Asking price was $1,875,000.

PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

Pending sales saw another large decline due to many units at the Ascent at the Phoenician finally being closing after being under development for a very long time. Phoenix had a single pending sale.

LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

February posted the highest number of luxury condo sales in history. Some of this is due to seasonal demand, but the high number of closed sales was overwhelmigly due to pending inventory at Ascent at the Phoenician moving into closed status. There were thirty-eight sales over the course of the month.  However, Phoenix did have a strong month with six sales.    

Note: You may note that many of the units sold for above list price. This is due to upgrades the buyers selected during the construction process.

    • Two bedrooms and bathrooms, 1,433 square feet. Asking price was $1,199,000 and it sold for $1,100,000.
    • Three bedrooms and bathrooms, 1,773 square feet. Asking price was $1,249,999 and it sold for $1,225,000.
    • Three bedrooms, two bathrooms, 2,228 square feet. Asking price was $3,195,000 and it sold for list price.
  • Plaza Lofts at Kierland – Three bedroom, two and one-half bathroom penthouse, 3,372 square feet. Asking price was $4,795,000 and it sold for $4,500,000.
  • Main Street Plaza – Three bedrooms and bathrooms, 3,443 square feet. Asking price was $1,595,000 and it sold for $1,175,000.

    • Two bedrooms and bathrooms, 1,627 square feet. Asking price was $1,450,000 and it sold for $1,400,000.
    • Two bedrooms and two and one-half bathrooms, 1,415 square feet. Asking price was $1,495,000 and it sold for $1,457,625.
  • Toscana at Desert Ridge – Two bedrooms and bathrooms, 1,645 square feet. Asking price was $1,302,000 and it sold for list price.

Here is a quick video overview of the Scottsdale, Arizona single-family home real estate market that covers the month of January.

As anticipated, we saw the number of homes for sale increase in February. Since this is high season for Scottsdale, sellers are looking to capitalize on increased buyer activity.

Inventory at the end of February was up 5.5% when compared to January and up 14.1% when compared to February 2024.

Average List Price for Scottsdale Homes

I used to use median listing price data, but I no longer have accurate access to that information. Instead, I will now use average listing prices to track pricing trends. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)

February’s average list price came in just above $2.25 million. After several months of increases, we saw this figure decrease. Scottsdale’s average list price at the end of the month was 1.1% lower than January and 2.6% lower than the same time period in 2024.

Days on Market, which you might also see referenced as DOM, is a simple, but effective, way to get a quick read on a market. A high DOM means homes are sitting on the market for longer and a low DOM means sales are brisk.

After a jump in January, Scottsdale’s DOM returned back to a more familiar level. 

The DOM for February was 75 days. This is a 20% drop from January, but level with February 2024.

Average Sales Price for Scottsdale Homes

Now we will take a look at sales prices. The average sales price for single-family homes in Scottsdale in February was a little under $1.5 million. 

This is a drop of 22.1% from January when a $21M home sale moved the average sales price higher. However, February 2025 was quite similar price-wise to February 2024, coming in at 0.3% lower.

After a seasonally slow sales month in January, home sales activity picked back up in February. 

Sales were up 10.2% over the previous month, but they were down 13.9% when compared to February 2024. Hopefully, pending contracts in the pipeline will make this figure increase again in March.

February was a nice month of growth for home sales in Scottsdale. 

Each month, we track the following four sales metrics:

– Single-family homes for sale – Orange Line – The number of homes on the market at the end of the month. 
– Under contract, but accepting backup offers (UCB)* – Gray Line – How many UCBs there were at the end of the month.
– Pending home sales* – Yellow Line – The number of pending contracts at the end of the month.
– Home Sales – Blue Line – The number of home sales over the course of the month.

  • Scottsdale Homes for Sale: Inventory continued to climb in February, coming in 5.5% higher than the end of January. This is the highest we have seen it in many years, which is good news for homebuyers.
  • UCB (Under contract, accepting backup offers): I would have expected UCB activity to increase in February since we are in the high season, but the number of UCB contracts fell slightly to 200.
  • Pending Homes Sales in Scottsdale: Whereas UCB activity was subdued, we saw an 18.3% increase in the number of pending contracts at the end of the month, bringing us in line with where we were at the same time last year.
  • Scottsdale Home Sales: There was significant growth on the sales front. There were 369 home sales, which is the third-highest we have seen in the past 12 months.

Percent Change Month Over Month – Here, we are looking at how things improved or declined on a month-over-month basis. As an example, home sales were up 21.1% between January and February.

Sales Price to List Price – This metric gives us a sense of how home asking prices are holding up when compared to their actual selling prices. In February, we came in at 96.5%, which means on average, homes sold for 3.5% less than they were listed for.

Zillow Says Skipping the MLS Costs Sellers Thousands—Here’s Why

If someone told you that selling your home off-market could cost you thousands—would you still do it?

That’s exactly what happened to home sellers across the country who chose to sell outside the MLS (Multiple Listing Service)—the main database where real estate agents list homes for sale. 

A new Zillow study found that sellers lost $1 billion in 2023 and 2024 by opting for private sales. On average, those homeowners walked away with $4,975 less per sale—and in higher-priced markets like California, that number jumped to $30,000 per home.

Before we go much further, let’s break down the difference between listing a home on the MLS vs. private sales: 

  • MLS Listings: Think of the MLS as the main stage—where homes get maximum visibility. When you list on the MLS, your home appears on Zillow, Realtor.com, Redfin, and all of the major real estate sites. Every buyer and agent can see it, leading to more exposure, more competition and better offers.

  • Private Sales (Off-MLS): This is like selling your home in a small, exclusive club—where only a limited group of buyers knows it’s for sale. Some agents may encourage sellers to go this route, keeping the deal within their network. But with fewer buyers seeing the home, there’s less competition—and that usually means a lower sale price.

So why does this happen? More importantly, how can you protect your biggest financial asset and maximize your home’s value? 

Let’s break down the hidden pitfalls that cause sellers to lose money—and what you should ask your real estate agent to make sure it doesn’t happen to you.

Why Do Some Sellers Skip the MLS?

Despite the financial risks, some homeowners choose off-MLS sales, also known as pocket listings. The most common reasons include:

  • Privacy – Some sellers don’t want their sale to be public.

  • Fewer Showings – Aiming for a quick, low-hassle transaction.

And while the decision is always up to the seller, here’s what the data shows: When fewer buyers see your home, there’s less competition—leading to a lower final sale price.

According to Zillow’s analysis:

  • Nationwide, sellers lost an average of 1.5% ($4,975) on their sale price.

  • In California, the average loss was 3.7%—or $30,075 per home.

  • Every price tier, from starter homes to luxury estates, saw a decrease in sales prices when listing off the MLS.

To put it simply: Less exposure = fewer buyers = less money in your pocket. 

But this doesn’t just apply to private listings. Other factors—like poor marketing, bad pricing strategies, and limited access for buyers—can also eat into your final sale price.

In General, What Causes Homes to Sell for Less?

Many sellers assume their home’s value is set in stone, but the truth is how it is listed, marketed, and negotiated makes a huge impact. Here are the biggest factors that can cause you to leave money on the table—and how to avoid them.

1. Poor Marketing & Limited Exposure

Think about it: If your home isn’t seen, it won’t sell for top dollar. One of the biggest mistakes sellers make is trusting that getting the property on the MLS (and, in turn, Zillow, Realtor.com, etc.) is enough. 

In reality, that’s the bare minimum. 

What to Ask Your Realtor:

  • “Where will my home be marketed?” 

  • “What makes your marketing different from the top three Realtors in the area?”

  • “How will you ensure my property stands out on the MLS and Zillow?”

  • “Can you show me examples of your professional photography and videography?” 

  • “Will you do open houses?”

2. Overpricing from the Start

Overpricing can be just as dangerous as underpricing. Homes that linger on the market for too long become stale, leading to price drops and buyer skepticism.

What to Ask Your Realtor:

  • “How do you determine the best listing price?”

  • “What’s the average sale-to-list price ratio in my area?”

  • “What pricing strategies do you recommend to attract multiple offers?”

3. Lack of Strategic Negotiation

Many sellers focus only on the sale price—but terms matter just as much. An experienced agent knows how to negotiate contingencies and push for better terms beyond price.

What to Ask Your Realtor:

  • “How do you handle multiple-offer situations?”

  • “What negotiation strategies do you use to maximize my profit?”

  • “How do you ensure buyers are serious and financially qualified?”

4. The Home Is Hard to Show

Buyers won’t fight for a home they can’t see. If access is difficult and showings are limited, you may fail to create urgency and you could lose serious money.

What to Ask Your Realtor:

  • “What’s your plan for maximizing showings?”

  • “Will you offer flexible viewing options, including virtual tours?”

  • “How do you create urgency when first listing a home?”

The Bottom Line: Don’t Leave Money on the Table

The numbers are clear: Home sellers lost $1 billion by skipping the MLS. But even if you list your home on the MLS, factors like poor marketing, bad pricing, and limited access can still cost you tens of thousands.

– Scottsdale Luxury Home Market Performance for January 2025 –

2025 is upon us and in Scottsdale, that means the high season is off and running. Inventory jumped in anticipation, something we see seasonally, and sales activity, for the most part, saw increases. 

To get a better understanding of the luxury home market in Scottsdale, we track four sales statuses on a monthly basis. We then break that information down further by using price ranges.

– JANUARY 2025 –

Scottsdale Homes Priced Between $1,000,000 – $1,499,999

Scottsdale home sales between 1 and 1.5 million January 2025

– Active Scottsdale Homes on the Market: The number of homes for sale jumped 21.8% between the end of December and January.
– UCB Scottsdale Home Sales: UCB contracts made a comeback after a very quiet December.
– Pending Scottsdale Home Sales: Pendings contracts also saw a healthy rebound and came in ahead of the 12 month average.
– Scottsdale Homes Sold: Due to a lower number of UBCs and pendings in December, sales were a little muted in January, but still turned in a solid performance.
– Sales Price to Listed Price: 96.4% – On average, buyers saw a discount of 3.6% off of list price.

Scottsdale Homes Priced Between $1,500,000 – $1,999,999

Scottsdale home sales between 1.5 and 2 million January 2025

– Active Scottsdale Homes on the Market: Inventory shot to the highest level we have seen in the past year.
– UCB Scottsdale Home Sales: UCB contract activity was very strong and was tied with April 2024 for the best performance.
– Pending Scottsdale Home Sales: Pendings were also up and came in just ahead of the 12 month average.
– Scottsdale Homes Sold: Home sales moved back into the 40’s in January. I anticipate this number to increase in February based on UCB and pending activity.
– Sales Price to Listed Price: 96.2% – On average, buyers saw a discount of 3.8% off of list price.

Scottsdale Homes Priced Between $2,000,000 – $2,999,999

Scottsdale home sales between 2 and 3 million January 2025

– Active Scottsdale Homes on the Market: The number of homes for sale increased 24.2% in January.
– UCB Scottsdale Home Sales: UCB contracts had a very strong performance, coming in at the second highest level we have seen in the past year.
– Pending Scottsdale Home Sales: Interestingly, pending sales saw a huge drop to the lowest we have seen in the last 12 months. This is an anomaly and I am not sure what happened.
– Scottsdale Homes Sold: The number of homes sold saw a healthy increase in January.
– Sales Price to Listed Price: 95.8% – On average, buyers saw a discount of 4.2% off of list price.

Scottsdale Homes Priced $3,000,000+

Scottsdale home sales over 3 million January 2025

– Active Scottsdale Homes on the Market: January closed with the highest inventory of the past year, coming in well over 300.
– UCB Scottsdale Home Sales: UCBs were up an impressive 46.9% between December and January.
– Pending Scottsdale Home Sales: Pending sales remained level with December and came in on par with the 12 month average.
– Scottsdale Homes Sold: Sales were up modestly in January, but still came in ahead of the 12 month average.
– Sales Price to Listed Price: 94.6% – On average, buyers saw a discount of 5.4% off of list price.

Phoenix and Scottsdale AZ Luxury Condo Sales – January 2025

Luxury Condo Sales in Scottsdale and Phoenix – January 2025

Sales activity rebounded as Scottsdale entered its high season. We also saw a large increase in closed sales as units that had been under construction were finally completed. 

This report covers the luxury condo market in Scottsdale and Phoenix. All of these homes had asking prices of $1 million or more. 

ACTIVE LISTINGS AT THE END OF JANUARY

The number of units for sale continued to increase. At the end of January, there were one hundred and four luxury condos for sale. Scottsdale had seventy-eight and Phoenix had twenty-six. 

The most expensive unit for sale has held this spot for over a year. Located in ICON at Silverleaf, this final penthouse unit is listed for $12,900,000. It has four bedrooms, four and one-half bathrooms and covers 6,288 square feet and is the highest-priced condo the Scottsdale market has seen. 

The lowest-priced luxury condo was located in Toscana at Desert Ridge. This two bedroom, three bathroom unit has 1,627 square feet and was on the market for $1,000,000.

Six units were in UCB status at the end of January.

Pending sales fell by ten between the end of December and January. A large part of this drop is due to units at the Ascent at the Phoenician being cleared to close.
