Greater Phoenix Luxury Condo Market Performance – October 2009

October was a decent month for the Greater Phoenix luxury condo market. I define the luxury condo market as condos for sale with asking prices in excess of $1 million. While activity continues to be somewhat slow in this segment, there was one sale and one pending sale in October.

At the end of the month, there were 68 luxury condos for sale in the Greater Phoenix area. The majority of these units are in Scottsdale, with 33, and Phoenix, with 29. The remaining 6 are located in Tempe.

October’s sale was a penthouse unit at the Scottsdale Waterfront Residences for $2.7 million. This penthouse with panoramic views has four bedrooms, for and one-half bathrooms and is 4,847 square feet. The pending sale is located in Optima Camelview Village and it is a penthouse unit with three bedrooms, two bathrooms and 3,217 square feet.

Greater Phoenix Luxury Condo Market – May 2009

Here are May’s results for the Phoenix area luxury condo market. I define luxury condos as those with list prices in excess of $1 million.

At the end of May, there were 69 luxury condos for sale throughout the valley. Forty-three condos were located in Scottsdale, twenty-four were in Phoenix, and two were located in Tempe. Only one luxury condo sold in May. It was a penthouse unit at Esplanade Place in the Biltmore area of Phoenix. The three bedroom, three bathroom, 3,350 square foot unit sold for $1,725,000. There was also one pending sale at the Scottsdale Waterfront for a three bedroom, three and-one-half bathroom, 2,975 square foot unit.

At the end of March, there were 103 condos for sale throughout the valley. Fifty-nine were in Scottsdale, thirty-three were in Phoenix, and the remainder, eleven, were in Tempe. During the month of March, two luxury condos sold. Both of them were located in Esplanade Place.

Greater Phoenix Luxury Condo Market – February 2009

Here is a very quick snapshot of the Valley’s luxury condo market performance in February of 2009. I define the luxury condo market as condos with asking prices in excess of $1 million dollars. These condos can be found in Scottsdale, Phoenix and Tempe.

It was a slow month for this segment of the market. There were no sales and there was only one pending sale. The one pending sale was a 3 bedroom, 3 bathroom, 3,550 square foot unit at Esplanade Place in Phoenix.

Greater Phoenix Luxury Condo Market – September 2008

Scottsdale Phoenix Luxury Condos for SaleSeptember was a challenging month for the Greater Phoenix luxury condo market, which is defined as condos for sale for more than $1 million. Activity tapered off, resulting in zero sales for the month.

As of the end of September, there were 102 luxury condos for sale throughout the valley. Forty-seven luxury condos were for sale in Scottsdale, thirty-nine were in Phoenix, and sixteen were in Tempe. There were no sales in the month of September in this market segment. However, there were three sales pending. Scottsdale had two of the pending sales with one unit at the Scottsdale Waterfront and one unit at Optima Camelview. In Phoenix, one unit at Esplanade Place was pending.

The Luxury Loft Market in Greater Phoenix – 2008 Performance

Kierland Plaza LoftsWhile loft living has been a tradition in many metropolitan areas for years, we are starting to see a lot of recent growth in the Greater Phoenix area. I define luxury lofts as those for sale for more than $1 million.

There are several luxury loft projects sprinkled throughout the area, including downtown Phoenix, downtown Scottsdale and Kierland.

I took a look at the performance from January through August and noted which luxury developments are seeing the most activity.

At the end of August, there were 105 luxury condos for sale throughout the valley. Fifty-three of these condos were in Scottsdale, thirty-six of them were in Phoenix, and sixteen were in Tempe.

As of the end of August 2008, three luxury condos had sold and another three were pending. The three condos sold were from three different developments – Scottsdale Waterfront, The Residences at 2211 Camelback and Two Biltmore Estates. The pending condos were in the Scottsdale Waterfront, Optima Camelview and Esplanade Place developments.
