Here is quick overview of the Scottsdale, Arizona real estate market for the month of July.
Active Listings
The number of homes for sale in Scottsdale continued to fall. Compared to July 2014, inventory is down 12%.
We normally see a dip in listings and fewer new listings during the summer months, but it is more pronounced this year due to very strong sales activity.
Median Listing Price
The median list price in Scottsdale for July was just under $740,000.
When comparing this figure to July 2014, the median asking price on homes was up over $100K.
Days on Market
DOM, also known as days on market, calculates the length of time homes are on the market before they sell. So, a small days on market number indicates a market that is moving inventory quickly. A higher days on market indicates things are moving more slowly.
For July 2015, tha average days on market was 103 days. This is up 5% over July 2014’s 98 days.
Median Sales Price for Scottsdale Homes
The median sale price for homes has been on the increase.
As of July, the median list price came in just under $500K. This is up almost $50K from July 2014’s $450K and is up almost $25K over the previous month.
Number of Homes Sold
This last section looks at homes that sold over the past month.
This first image compares July 2014 to July 2015. Sales were up an impressive 21% over last year,
This second image looks at month-over-month activity. Even though June sales were strong at 476, July came in 2% higher with 484 sales.
Scottsdale posted some excellent sales in July 2015, a month where we typically see things start to quiet down. However, based on pending figures from a different source, August will likely be a bit slower.
