Scottsdale AZ Single Family Home Sales – May 2017

May was a fabulous sales month for Scottsdale, coming in with the highest number of sales that we have seen in the past 12 months.

SCOTTSDALE HOME SALES ACTIVITY – MAY 2017

The chart below shows the past year of sales activity for single-family homes in Scottsdale. There are four things we are tracking:

– Single-family homes for sale are shown with the red line.*
– Under contract, but accepting backup offers (UCB) are shown with the green line.*
– Pending home sales are shown with the purple line.*
– Home Sales are shown with the blue line.

MAY 2017 RESULTS

  • Scottsdale Homes for Sale: We are seeing inventory trail off as we head out of the high season. Plus, the large number of sales in May helped bring this figure down.
  • UCB (Under contract, accepting backup offers): UCB contracts were down to 315 again in May. This is after two strong months.
  • Pending Homes Sales in Scottsdale: Pending sales stayed very strong for the third month in a row. This was also the highest number of pendings we have seen in the past year.
  • Scottsdale Home Sales: May was a fantastic month for home sales in Scottsdale. We closed the month with 551 sales, the next closest month to that was 517 in March.

Here are two more things we track on a monthly basis related to the Scottsdale housing market.

The top section shows how things are changing from a month-over-month perspective. So using the ‘Sold’ section as an example, sales were up 14.8% in May over April.

The bottom section is looking at home prices and their resulting sales prices – also known as Sales Price to List Price. On average in May, homes sold for 95.6% of their asking prices. Or, from a buyer’s perspective, buyers received an average of 4.4% off of asking prices.

With such strong UCB and Pending sales in the pipeline, it looks like June will be another strong month for Scottsdale home sales.

DC Ranch in Scottsdale – 2016 and 2017 Real Estate Update

– DC Ranch Real Estate Activity for 2016 and 2017-

DC Ranch is a well-known community in North Scottsdale. Home to the DC Ranch Country Club and the elegant Silverleaf community, DC Ranch is a popular place to live.

DC Ranch is comprised of many smaller communities and offers single-family homes as well as condos and townhomes. Some of these neighborhoods are gated and some are not. The DC Ranch Country Club community is guard-gated. Community parks and recreation centers, as well as DC Ranch’s schools, are fantastic amenities.

DC Ranch is located just north of the Loop 101 and is moments away from great dining, shopping and entertainment. Market Street and DC Ranch Crossing are both part of DC Ranch and offer plenty of shopping, dining and personal care options.

This real estate update will cover single-family home sales activity in DC Ranch, not including homes in Silverleaf.

DC RANCH HOMES FOR SALE AND PENDING SALES AS OF MAY 22, 2017

At the end of May, there were fifty-seven single-family homes on the market.

The most expensive home on the market was located in the DC Ranch Country Club community and was listed for $5,600,000. It is completing construction and when done will offer six bedrooms and eight and one-half bathrooms spread over 10,800 square feet.

The least expensive home was listed for $569,000. It has 1,935 square feet, three bedrooms and two bathrooms.

There were six homes in UCB status as of May 22nd. Their prices ranged from $750,000 for a 3,247 square foot home to $3,500,000 for a 6,175 square foot custom home.

Pending home prices ranged from $549,000 for a 1,839 square foot home to $2,170,000 for a 5,350 square foot custom home.

 

DC RANCH HOME SALES THROUGH 5/22/2017

This next chart looks at DC Ranch home sales to-date for 2017.

Typically the second quarter is Scottsdale’s strongest and we tend to see a spike in sales. However, looking at Q2 2017’s performance so far, we are not seeing that. Sales are solid, but measured.

The highest priced sale to date in 2017 was for $4,879,000. It was a newly built contemporary home on the golf course with 7,060 square feet, four bedrooms and four and one-half bathrooms. It had been on the market for $4,995,000 and sold in a cash transaction.

The lowest priced sale this year was $526,500. The home had two bedrooms (plus den) and bathrooms and 1,740 square feet. It had been listed for $525,000 and sold slightly over asking price.

2016 HOME SALES IN DC RANCH

Here is an overview of real estate activity for single-family homes in 2016.

Sales saw the spike in Q2 that I was talking about. We also saw a big Q4, which is somewhat out of the norm.

If you compare Q1 2016 to Q1 2017, sales were much higher in 2017. This could be offsetting Q2 2017 numbers.

– Scottsdale AZ Luxury Home Market Performance for April 2017 –

The following report is an in-depth look at the luxury home market in Scottsdale. I am defining the luxury market as those homes with asking prices in excess of $1 million.

The report covers the past twelve months of sales activity for this segment and is broken down into four price bands to show additional detail.

Within each price band, the following data points are included:

Active – The number of homes on the market at the end of the month.
UCB (Under Contract Accepting Backup Offers) – How many homes were under contract but accepting backup offers at the end of the month.
Pending  – The number of pending sales at the end of the month.
Sold -How many homes sold over the course of the month.


– APRIL 2017 –

Scottsdale Homes Priced Between $1,000,000 – $1,499,999

– Active Scottsdale Homes on the Market: Inventory dropped for the second month in a row. Now that the high season is ending, this number should continue to drop.
– UCB Scottsdale Home Sales: UCB homes climbed 20% to 30 by the end of the month.
– Pending Scottsdale Home Sales: Pending home sales fell to 30, but were still ahead of the 12 month average of 26.
– Scottsdale Homes Sold:  Thirty-seven homes sold in April, the highest amount we have seen in the past 12 months.
– Sales Price to Listed Price: 94.5% – On average, buyers saw a discount off of list price of 5.5%.

Scottsdale Homes Priced Between $1,500,000 – $1,999,999

– Active Scottsdale Homes on the Market: Inventory was up slightly at the end of the month to 244.
– UCB Scottsdale Home Sales: UCB status homes were up to 15 by the end of the month, the best we have seen in the past 4 months.
– Pending Scottsdale Home Sales: Pending sales were also up to 17. This is the second highest we have seen them since May 2016.
– Scottsdale Homes Sold: Only ten homes sold in April. This is lower than last month’s incredible 18 sales as well as lower than the 12 month average of 12 sales.
– Sales Price to Listed Price: 92.4% – On average, buyers saw a discount off of list price of 7.6%.

Scottsdale Homes Priced Between $2,000,000 – $2,999,999

– Active Scottsdale Homes on the Market: Inventory was still over the two hundred mark at the end of April, but was down from March.
– UCB Scottsdale Home Sales: UCB homes came in at 5, close to the four month average.
– Pending Scottsdale Home Sales: Pending sales were down from the pace we have seen over the past several months. Only five homes were pending.
– Scottsdale Homes Sold: There were seven home sales in April. This is also down from the pace we have been seeing.
– Sales Price to Listed Price: 91.8% – On average, buyers saw a discount off of list price of 8.2%

Scottsdale Homes Priced $3,000,000+

– Active Scottsdale Homes on the Market: The number of homes for sale in this price point was down 7.6% over March. Inventory has been decreasing for a couple of months now.
– UCB Scottsdale Home Sales: After a very strong showing in March, April’s UCBs were back down to 5 at the end of the month.
– Pending Scottsdale Home Sales:  Pending sales doubled, coming in at eight. This is well ahead of the 12 month average of 5.
– Scottsdale Homes Sold:  This was the best sales month this price segment has seen in the past year. Ten homes sold in April.
– Sales Price to Listed Price: 91.3% – On average, buyers saw a discount off of list price of 8.7%.

April was a solid month for the luxury home market in Scottsdale. While sales were mixed depending on price points, there is still very healthy activity.

After such a strong sales month in March and another good month in April, inventory was down 5%.

 

 

 

Median List Price for Scottsdale Homes

Scottsdale median list price April 2017

Here we are looking at the median asking price of homes for sale. If you are unfamiliar with the median, it means half of all homes are priced higher and half of all homes are priced lower.

The median list price in April was $879,000. This is quite a bit higher than April 2016’s $795,000.

 

 

 

Days on Market

Scottsdale days on market April 2017The Days on Market measurement (also known as DOM) takes a look at the pace of home sales by tracking how many days homes are on the market before they sell.

In April 2017, the DOM was up 4% to 104 days.

 

 

Median Sales Price for Scottsdale Homes

Scottsdale median home sales price April 2017Here we are looking at median home sales prices. So, like the median list price, half of home sales were priced higher and half were priced lower.

April 2017’s median sales price was $530,000. This is up over the previous month as well as April 2016.

 

 

Number of Homes Sold

These last two images cover actual home sales in Scottsdale.

This first one is home sales on a year-over-year basis.

April 2017 home sales in Scottsdale were down 4%.

 

 

This last image is home sales on a month-over-month basis.

After a fantastic sales month in March 2017, sales in April 2107 were still solid, but 10% lower compared to the previous month.

Phoenix and Scottsdale AZ Luxury Condo Sales – April 2017

Luxury Condo Sales in Scottsdale and Phoenix – April 2017 –

April was another solid month for the Scottsdale and Phoenix luxury condo market.

ACTIVE LISTINGS AT THE END OF APRIL

Inventory dropped by seven to 52. Scottsdale had 36 luxury condos for sale at the end of the month and Phoenix dropped from 22 to 16 luxury condos for sale.

The most expensive unit on the market has held the title for several months now. Priced at $4,599,00 this penthouse at the Scottsdale Waterfront Residences comes in at 4,818 square feet.

On the other end of the spectrum, the lowest priced luxury condo for sale was located in downtown Scottsdale’s Optima Camelview Village. It has 2,121 square feet and was listed for $1,025,000.

UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

Similarly to the end of March, there were two luxury condos were in UCB status and both were located in Scottsdale.

The first is a carryover as the community is still being built out. The Main Street Place unit has 3,563 square feet and was on the market for $1,975,000.

The second UCB is located in the Kierland Plaza Lofts community. This two bedroom with 1,663 square feet had been listed for $1,049,000.

*UCB status means a condo has an accepted contract, but the seller has requested that they accept backup offers. Most times you will see this status when the contract is in the inspection/due diligence period.

PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

And just as we saw in March, there were nine pending sales in the pipeline when April concluded. Many of these condos are located in developments that are under construction, so they will stay showing pending for many months. Five of the pending sales were located in Scottsdale and the other four were in Phoenix.

Scottsdale Pending Sales

  • As we have seen for a few months, three of Scottsdale’s five pending sales were in Main Street Place. Square footage for these condos ranges between 2,161 and 2,346. They were priced at $1,150,000 (4th floor),  $1,165,000 (3rd floor) and $1,975,000 (4th floor).
  • Optima Camelview had two pending sales at the end of the month. The first was a four bedroom, three and one-half bathroom unit with 3,680 square feet. It was priced at $1,115,000. The other was a two bedroom, two and one-half bathroom unit with 3,197 square feet. It had been priced at $1,497,000.

Phoenix Pending Sales

  • Two Biltmore Estates continued to have two pending sales. They were a three bedroom and a four bedroom and were 3,950 square feet. They were listed for $2,148,000 and $2,588,000.
  • Portland on the Park – This is also a  long-term pending sale. It was listed for $1,031,500 and has 2,105 square feet.
  • The Residences at 2211 Camelback – This is a new pending sale. It was a three bedroom, three and one-half bathroom, 4,000 square foot home. It had been on the market for $1,750,000.

 

LUXURY CONDO SALES FOR APRIL 2017

A total of five luxury condos sold in April.

Scottsdale Luxury Condo Sales

All three of Scottsdale’s sales took place in the Scottsdale Waterfront Residences development.

  • One was a 2,503 square foot unit that had been priced at $1,595,000. It sold for $1,500,000.
  • The second was a 2,050 square foot unit that had been priced at $1,495,000. It sold for $1,450,000.
  • The final sale was a 2,265  square foot unit that had been priced at $1,595,000. It sold for #1,500,000.

Phoenix Luxury Condo Sales

  • 8 Biltmore Fairway Lodge had a sale with a 2,329 square foot condo priced at $1,149,000. It ended up closing for $1,070,000.
  • Two Biltmore Estates had the other Phoenix sale. This one was a 3,000 square foot unit that had been on the market for $1,798,000 and it sold for $1,700,000.

April was another great month for Scottsdale home sales. It was a slightly slower than March, but put in a great showing.

SCOTTSDALE HOME SALES ACTIVITY – APRIL 2017

APRIL 2017 RESULTS

  • Scottsdale Homes for Sale: After two strong sales months and the slowing down of the high season, inventory fell 4.3% to 2,300 at the end of the month.
  • UCB (Under contract, accepting backup offers): This newly included category, for homes under contract but looking for backup offers, was up slightly at the end of April to 354.
  • Pending Homes Sales in Scottsdale: After a large jump in pending sales between February and March, we ended April up slightly higher than March at 364.
  • Scottsdale Home Sales: April was another very strong sales month for Scottsdale. There were 480 sales, about what we saw this time last year.

 

This next section has two more metrics related to the Scottsdale housing market.

The first metric looks at each category’s performance on a month-over-month basis. So, looking at the sold data, you can see sales were down 7.2% between March and April after a 40%+ increase between February and March.

The next metric looks at home pricing in Scottsdale and how much homes are being sold for relative to the price they were on the market for. In April, homes in Scottsdale on average sold for 95.7% of their asking prices. And if you are looking at it from a buyer’s perspective, buyers saw a 4.3% average discount off of asking prices in April.

I anticipate May to be another good month for the Scottsdale real estate market based on pending numbers and seasonality.

Terravita Real Estate Update 2016 and Q1 2017

Terravita is a wonderful golf community located in North Scottsdale, adjacent to Carefree and Cave Creek. The 18-hole course was designed by Billy Casper and Greg Nash.

The community itself is guard-gated and is divided into a number of neighborhoods that dot the course and the desert landscape. There are many home choices ranging from smaller “lock and leave” homes perfect for seasonal visitors to larger homes with 4,000+ square feet.

Terravita has a wonderful clubhouse as well as a large fitness center, tennis complex and multiple pools. There are also many trails throughout the property which are perfect for outdoor enthusiasts who like to walk or run.

HOMES FOR SALE AND PENDING SALES IN TERRAVITA AS OF 4/24/2017

As of late April, there were 51 homes for sale within Terravita. They ranged in price from $375,000 for a 1,385 square foot home to $1,299,000 for a 4,131 square foot home.

Six homes were in UCB status (accepted contract, but looking for backup offers.) They ranged in price from $410,000 to $995,000.

Finally, there were five pending sales. These ranged in price from $425,000 to $647,000.

2016 AND Q1 2017 HOME SALES IN TERRAVITA

Sales in Terravita were off to a decent start in 2017. Fifteen homes sold, down from eighteen home sales in Q1 2016.

Looking at 2016, more than half of the home sales occurred in Q2 and Q3. Typically, we see a spike in Q2 in Scottsdale. Here, we did see a strong Q2 that carried into a strong Q3. The average price per square foot increased each quarter starting in Q2.

It will be interesting to see if sales in 2017 catch up to 2016 levels in the coming months.

– Scottsdale AZ Luxury Home Market Performance for March 2017 –

This report takes a look at how the luxury market for homes in Scottsdale is performing. March was a very strong month for activity, which bodes well for April as well.

Below, you will find sales activity for the previous twelve months of homes listed for $1 million or more. Rather than lump all of the homes into a single report, I have broken the information into four price ranges.

Each price range includes the following information:

Active – How many homes were for sale at the end of the month.
UCB (Under Contract Accepting Backup Offers) – This is a newer metric that I am tracking. In this case, the homes are under contract, but the sellers want to continue to accept backup offers in case the deal falls through. In that case, the home is placed into UCB status. This number shows how many homes were in UCB status at the end of the month.
Pending  – How many sales were pending at the end of the month.
Sold – The number of homes that sold over the course of the month.


– MARCH 2017 –

Scottsdale Homes Priced Between $1,000,000 – $1,499,999

– Active Scottsdale Homes on the Market: Inventory was down slightly at the end of March to 379.
– UCB Scottsdale Home Sales: UCB homes have been steady over the past three months, with an average of 25.
– Pending Scottsdale Home Sales: Sales saw a very healthy jump to 35, this is almost ten sales over the 12 month average.
– Scottsdale Homes Sold:  Thirty-two homes sold in March. This is a solid number and it should increase in April.
– Sales Price to Listed Price: 93.6% – On average, buyers saw a discount off of list price of 6.4%.

Scottsdale Homes Priced Between $1,500,000 – $1,999,999

– Active Scottsdale Homes on the Market: Inventory edged up to 240 by the end of the month, well ahead of the 12 month average of 202.
– UCB Scottsdale Home Sales: UCBs have been increasing each month as we continue with the high season.
– Pending Scottsdale Home Sales: Pending home sales increased by one to end the month at twelve.
– Scottsdale Homes Sold: An impressive 18 homes sold in March. This is the highest we have seen since April of 2016.
– Sales Price to Listed Price: 94.61% – On average, buyers saw a discount off of list price of 5.4%.

Scottsdale Homes Priced Between $2,000,000 – $2,999,999

– Active Scottsdale Homes on the Market: Inventory in this price range went above 200 for the first time in the past twelve months.
– UCB Scottsdale Home Sales: We asw a big dip in UCB homes in March.
– Pending Scottsdale Home Sales: Pending sales dropped slightly to nine, which is on par with the 12 month average.
– Scottsdale Homes Sold: Eleven homes sold in March, which was down from February, but still ahead of the 12 month average.
– Sales Price to Listed Price: 93.1% – On average, buyers saw a discount off of list price of 6.9%

Scottsdale Homes Priced $3,000,000+

– Active Scottsdale Homes on the Market: The number of homes for sale fell to 158 after seeing a run up over the past two months.
– UCB Scottsdale Home Sales: UCBs in this price point jumped to 10, more than triple of February.
– Pending Scottsdale Home Sales:  Pending sales were level at four.
– Scottsdale Homes Sold:  Sales were up slightly by one to seven, almost double the 12 month average.
– Sales Price to Listed Price: 94.2% – On average, buyers saw a discount off of list price of 5.8%.

March was a great sales month for the Scottsdale luxury home market. The $2-$3 million price point did not perform as well as the other price segments, so we will keep an eye on this as we head into April. Otherwise, pending sales and UCBs point to another strong sales month next month.
