May was a fabulous sales month for Scottsdale, coming in with the highest number of sales that we have seen in the past 12 months.
SCOTTSDALE HOME SALES ACTIVITY – MAY 2017
The chart below shows the past year of sales activity for single-family homes in Scottsdale. There are four things we are tracking:
– Single-family homes for sale are shown with the red line.*
– Under contract, but accepting backup offers (UCB) are shown with the green line.*
– Pending home sales are shown with the purple line.*
– Home Sales are shown with the blue line.
MAY 2017 RESULTS
- Scottsdale Homes for Sale: We are seeing inventory trail off as we head out of the high season. Plus, the large number of sales in May helped bring this figure down.
- UCB (Under contract, accepting backup offers): UCB contracts were down to 315 again in May. This is after two strong months.
- Pending Homes Sales in Scottsdale: Pending sales stayed very strong for the third month in a row. This was also the highest number of pendings we have seen in the past year.
- Scottsdale Home Sales: May was a fantastic month for home sales in Scottsdale. We closed the month with 551 sales, the next closest month to that was 517 in March.
Here are two more things we track on a monthly basis related to the Scottsdale housing market.
The top section shows how things are changing from a month-over-month perspective. So using the ‘Sold’ section as an example, sales were up 14.8% in May over April.
The bottom section is looking at home prices and their resulting sales prices – also known as Sales Price to List Price. On average in May, homes sold for 95.6% of their asking prices. Or, from a buyer’s perspective, buyers received an average of 4.4% off of asking prices.
With such strong UCB and Pending sales in the pipeline, it looks like June will be another strong month for Scottsdale home sales.
*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.
