Even though home sales were through the roof again in April, we started to see the effect of the severely low inventory on UCB contracts and pending sales. The good news is the number of homes for sale was up a little bit by the end of the month.
SCOTTSDALE HOME SALES ACTIVITY – APRIL 2021
Every month, we take a look a the four following items:
– Single-family homes for sale – Orange Line – The number of homes actively for sale at the end of the month.
– Under contract, but accepting backup offers (UCB) – Gray Line – The number of homes showing as UCB at the end of the month.*
– Pending home sales – Yellow Line – The number of pending contracts at the end of the month.*
– Home Sales – Blue Line – The number of contracts that closed that month.
APRIL 2021 RESULTS
- Scottsdale Homes for Sale: Inventory is dismally low, although we did see a nice 15% uptick between the end of March and April. As I mentioned last month, multiple offers are more or less the norm now, even in the $1 million and above price points.
- UCB (Under contract, accepting backup offers): UCB contracts fell almost 6% compared to March. I believe this is due to so few homes for sale as the pent-up demand remains incredibly strong.
- Pending Homes Sales in Scottsdale: Pending sales also fell in April, but only by about 2%. Again, this drop in pendings can tied to our low inventory.
- Scottsdale Home Sales: April logged the second-highest sales month Scottsdale has seen with 642 sales. If you compare the number of sales to the number of homes listed, we were at 132.1%. This means there was not even a month’s worth of inventory to sell. (A balanced market has about 3-4 months of inventory.)
Below are two more items we track on a monthly basis:
Percent Change Month Over Month – This top chart compares performance on a month over month basis. For instance, home sales in Scottsdale were down 0.3% in April when compared to March’s home sales.
Sales Price to List Price – This compares average actual sales prices to what the homes were listed for. We reached a milestone in April. Home sales prices were higher than the homes’ list prices! On average, homes with list prices up to $2 million sold for more than asking. While we have seen this in the lower price points, we are now seeing it in the luxury segment as well!
