Here are the results for Scottsdale Arizona home sales in August 2012.
This analysis covers single-family home sales on a month-to-month basis and tracks three categories: Scottsdale homes for sale and pending homes sales at the end of August as well as completed home sales during the month.
Below you can see the last year’s worth of activity for active, pending and completed Scottsdale home sales.
The second graph shows the percentage change month over month. For instance, the number of homes that sold in August was up 6.6% over July.
The last part of this chart is the sales price to list price ratio. You can look at this as the average off of asking prices. So, in August, buyers on average saw a 4.6% discount off of list price.
August 2012 Highlights for Scottsdale AZ Homes for Sale:
- Active Scottsdale Homes for Sale: The number of homes for sale in Scottsdale continues to decline. While this is good news for home prices, it is holding back potential home sales.
- Pending Homes Sales in Scottsdale: Pending sales trended down again in August. They have been trailing since the high of 617 in April of 2012.
- Scottsdale Homes Sold: Home sales saw a nice uptick in August. Based on pending sales from the end of July, I had thought this number would decrease, but a higher percentage of homes closed in August.
- Sales Price to List Price: 95.4% – This is strong number and is more or less on par with what we have been seeing over the last year or so.
Overall, August 2012 was a decent month for the Scottsdale real estate market. Inventory is still dropping, making home sales more competitive. So while bidding wars are up, sales are being held back as buyers are not able to get into the market. The uptick in sales was a nice surprise. However, since pending sales were down at the end of August, we will most likely see a lower sales figure for September.
