Luxury Condo Sales in Scottsdale and Phoenix – October 2024

Sales activity for luxury condos in Scottsdale and Phoenix did not change much from what we saw in September. This was another decent month. 

For the purposes of this report, all of the condos were listed at one million dollars and above. 

ACTIVE LISTINGS AT THE END OF OCTOBER

Inventory remained level in October at eighty-two condos for sale. Sixty-five of these listings were in Scottsdale and the remaining seventeen were located in Phoenix. 

The highest-priced expensive condo for sale is located in ICON at Silverleaf. It has held this spot for quite a while and it is also the highest-priced condo in Scottsdale’s history. This final penthouse unit is listed for $12,900,000. It has four bedrooms, four and one-half bathrooms and covers 6,288 square feet.

The lowest-priced condo at the end of Ocotber was located in Toscana at Desert Ridge. It has two bedrooms, two and one-half bathrooms and 1,781 square feet and is on the market for $1 million.

UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

The number of UCBs was up by one at the end of October. There were seven UCB contracts, five in Phoenix and two in Scottsdale.

  • Optima Camelview – Two bedrooms, two and one-half bathrooms, 2,469 square feet. Asking price was $2,295,000.
  • ICON at Silverleaf – Three bedrooms, four bathrooms, 3,239 square feet. Asking price was $3,900,000.

UCB Condos in Phoenix

  • Toscana at Desert Ridge – Two bedrooms, two and one-half bathrooms, 2,025 square feet. Asking price was $1,556,951.
  • The Residences at 2211 Camelback
    • Three bedrooms, four bathrooms, 3,904 square feet. Asking price was $1,950,000.
    • Two bedrooms, three bathrooms, 2,985 square feet. Asking price was $1,475,000.
  • Esplanade Place – Two bedrooms and bathrooms, 2,417 square feet. Asking price was $1,150,000.
  • One Lexington – Two bedrooms, two and one-half bathrooms, 2,835 square feet. Asking price was $1,990,000.

PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

The number of pending contracts was up by ten at the end of October, closing out at 132. All of the pending contracts are for condominiums in Scottsdale. And almost all of these pendings were in communities that are being built out.

  • Optima Camelview – One bedroom, two bathrooms, 1,410 square feet. Asking price was $1,100,000 and it sold for $983,000.
  • Landmark Condominiums – Three bedrooms, two and three-quarters bathrooms, 2,591 square feet. Asking price was $1,750,000 and it sold for $1,625,000.
  • Optima Kierland – Three bedrooms and bathrooms, 1,686 square feet. Asking price was $1,465,000 and it sold for $1,450,000.

Phoenix Luxury Condo Sales

  • Fairway Lodge at the Biltmore – Two bedrooms, two and one-half bathrooms, 2,376 square feet. Asking price was $1,575,000 and it sold for $1,525,000.

Don’t Let These Two Concerns Hold You Back from Selling Your House

If you’re debating whether or not you want to sell right now, it might be because you’ve got some unanswered questions, like if moving really makes sense in today’s market. Maybe you’re wondering if it’s even a good idea to move right now. Or you’re stressed because you think you won’t find a house you like.

To put your mind at ease, here’s how to tackle these two concerns head-on.

Is It Even a Good Idea To Move Right Now?

If you own a home already, you may have been holding off because you don’t want to sell and take on a higher mortgage rate on your next house. But your move may be a lot more feasible than you think, and that’s because of your equity.

Equity is the current market value of your home minus what you still owe on your loan. And thanks to the rapid appreciation we saw over the past few years, your equity has gotten a big boost. Just how much are we talking about? See for yourself. As Dr. Selma Hepp, Chief Economist at CoreLogic, explains:

“Persistent home price growth has continued to fuel home equity gains for existing homeowners who now average about $315,000 in equity and almost $129,000 more than at the onset of the pandemic.”

Here’s why this can be such a game-changer when you sell. You can use that equity to put down a larger amount on your next home, which means financing less at today’s mortgage rates. And in some cases, you may even be able to buy your next home in cash, avoiding mortgage rates altogether.

The bottom line? Your equity could be the key to making your next move possible.

Will I Be Able To Find a Home I Like?

If this is on your mind, it’s probably because you remember just how low the supply of homes for sale got over the past few years. It felt nearly impossible to find a home to buy because so few were available.

But finding a home in today’s market isn’t as challenging. That’s because the number of homes for sale is growing, giving you more options to choose from. Data from Realtor.com shows just how much inventory has increased – it’s up almost 30% year-over-year (see graph below):

And even though inventory is still below pre-pandemic levels, this is the highest it’s been in quite a while. In fact, Scottsdale’s single-family home inventory is approaching “normal” levels at this point. That means you have more options for your move, but your house should still stand out to buyers at the same time. That’s a sweet spot for you.

It’s important to note, though, that this balance varies by local market. Some places may have more homes for sale than others, so working with a local real estate agent is the best way to see what inventory trends look like in your area.

Inventory continues to increase and we are now getting close to more “traditional” inventory levels.

The number of homes for sale was up 11.3% when compared to September and up 14.7% when compared to October 2023.

I used to use median listing price data, but I no longer have accurate access to that information. Instead, I will track average listing prices. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)

The average listing price continued increasing in October. It has been moving in that direction for a while. 

Average listing prices were up 4.4% when compared to the previous month and up 3.5% when compared to the same time period last year. 

Days on Market

Days on Market, (also referred to as DOM,) is a simple but effective way to gauge the health of a market. When homes are selling quickly, we will see a low DOM. And, if homes are lingering on the market, we will see a high DOM.

In October, it took an average of 78 days for homes to sell. 

This is a decrease of 5.7% from September’s 87 days. However, it was a 21.8% increase compared to October 2023’s 61 days.

Now we will look at the average sales price of Scottsdale homes in October. The average sales price was just over $1.45 million. 

This is a bit lower than the previous month and October 2023.  The average sales price was down 6.4% month-over-month and down 4.1% year-over-year.

Home sales were a bright spot in October. After heading back into the 300+ range, October 2024’s sales were 15.6% higher than September as well as October 2023.

Renting vs. Buying: The Net Worth Gap You Need To See

Trying to decide between renting or buying a home? One key factor that could help you choose is just how much homeownership can grow your net worth.

Every three years, the Federal Reserve Board shares a report called the Survey of Consumer Finances (SCF). It shows how much wealth homeowners and renters have – and the difference is significant.

On average, a homeowner’s net worth is nearly 40 times higher than a renter’s. Check out the graph below to see the difference for yourself:

Why Homeowner Wealth Is So High

In the previous version of that report, the average homeowner’s net worth was about $255,000, while the average renter’s was just $6,300. That’s still a big gap. But in the most recent update, the spread got even bigger as homeowner wealth grew even more (see graph below):

As the SCF report says:

“. . . the 2019-2022 growth in median net worth was the largest three-year increase over the history of the modern SCF, more than double the next-largest one on record.”

One big reason why homeowner wealth shot up is home equity.

Equity is the difference between your home’s value and what you owe on your mortgage. You gain equity by paying down your mortgage and when your home’s value goes up.

Over the past few years, home prices have gone up a lot. That’s because there weren’t enough available homes for all the people who wanted one. This supply-demand imbalance pushed home prices up – and that translated into faster equity gains and even more net worth for homeowners.

If you’re still torn between whether to rent or buy, here’s what you should know. While inventory has grown this year, in most places, there’s still not enough to go around. That’s why expert forecasts show prices are expected to go up again next year nationally. However, it will just be at a more moderate pace.

While that’s not the sky-high appreciation we saw during the pandemic, it still means potential equity gains for you if you buy now. As Ksenia Potapov, Economist at First American, explains:

“Despite the risk of volatility in the housing market, homeownership remains an important driver of wealth accumulation and the largest source of total wealth among most households.”

But prices and inventory are going to vary by area. So, lean on a local real estate agent. They’ll be able to give you the local trends and speak to the other financial and lifestyle benefits that come with owning a home. That crucial information will help you decide the best move for you right now.

As Bankrate explains:

“Deciding between renting and buying a home isn’t just about cost — the decision also involves long-term financial strategies and personal circumstances. If you’re on the fence about which is right for you, it may be helpful to speak with a local real estate agent who knows your market well. An experienced agent can help you weigh your options and make a more informed decision.”

– October 2024 Scottsdale Homes for Sale and Home Sales –

October ended with a mixed performance. Inventory continued to increase and is now back at high season levels. New contracts were down, but sales were up.

Here are the four sales metrics we track on a monthly basis: 

– Single-family homes for sale – Orange Line – The number of homes on the market at the end of the month. 
– Under contract, but accepting backup offers (UCB)* – Gray Line – How many UCBs there were at the end of the month.
– Pending home sales* – Yellow Line – The number of pending sales at the end of the month.
– Home Sales – Blue Line – The number of home sales during the month.

OCTOBER 2024 RESULTS

Scottsdale real estate market October 2024

  • Scottsdale Homes for Sale: We have seen inventory increase for the last couple of months. October was the highest it has been in the past 12 months.
  • UCB (Under contract, accepting backup offers): After a strong September, UCB contracts fell again in October. I would attribute some of this to interest rates heading back up.
  • Pending Homes Sales in Scottsdale: Pending sales also declined in October.
  • Scottsdale Home Sales: Home sales were up over 15% between September and October based on the higher activity in UCBs and pendings in September. Now that new contract activity fell again, November should post fewer sales.

This next section contains two more sales metrics that we track.


Percent Change Month Over Month – This looks at the amount of change on a month-over-month basis and can help us determine trends. For example, inventory at the end of October was up 11.3% over the end of September.

Sales Price to List Price – This is a basic and quick way to see what homes sold for in comparison to what they had been listed for. In October, it came in at 96.4% which means on average, buyers saw a 3.6% discount off of average list prices.

*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.

Multigenerational Home Buying: How to Find a Home That Fits Your Whole Family

For many homebuyers, multigenerational living used to be considered an option of last resort: it was a route families took only when they needed to ride out a financial storm or care for ailing family members. But that mindset is on the decline: A growing number of families now say that they are embracing multigenerational living and are moving in together by choice.

Research by the National Association of Realtors (NAR) found that the share of multigenerational home buyers rose to 14% in 2022––close to an all-time high.1

Buyers cite a multitude of reasons for choosing a multigenerational home, including saving money on living expenses, pooling resources, taking care of very young or aging relatives, and spending more time with family. “Multi-generational home buying is a way for families to care for one another, support one another, and often buy a home that may have been previously out of reach,” writes NAR Deputy Chief Economist Jessica Lautz in a blog post about the trend.1

Living with extended family has become especially popular in recent years as younger generations face higher home costs and seniors embrace aging in place. According to Pew Research, the number of Americans living in a home with at least two generations of adults has more than quadrupled since the 1970s.2

For many families, the benefits are substantial. Research shows that people who live in multigenerational homes are healthier and tend to live longer. They also enjoy more financial security. Plus, research by Pew found that people who live with relatives are more likely than not to say that it has been a positive experience.2,3

That’s not to say that multigenerational living is easy: It can also be stressful––especially if you choose a home that isn’t suited for a larger family. The key to making it work is to pick a home that can accommodate young and old alike without requiring you to sacrifice comfort or privacy.2,4

Here’s a closer look at multigenerational living, along with tips for finding a home that’s suitable for a diverse group.

WHAT TO CONSIDER BEFORE SHOPPING FOR A MULTIGENERATIONAL HOME

Before starting your house hunt, take the time to discuss your house plans as a family so that you’re all on the same page. Have you hashed out what you’re looking for in a new home? Can you agree on potential compromises? Are there any unaddressed concerns about the move?

You may also find it helpful to articulate your “why” for buying a multigenerational home and how each of you might benefit. For some families, multigenerational living is all about caring for relatives and sharing responsibilities. But for others, the goal is to pool resources so that you can purchase a more desirable property or cut down on expenses, like childcare or senior living.

Homeowner Jian Huang initially bought a multigenerational home to help her aging mother. But she says the purchase also helped her family save a lot of money on expenses––as much as $25,000 to $40,000 a year. “It makes so much sense financially and emotionally that we would not have it any other way,” commented Huang to Apartment Therapy.5

In addition to discussing your short-term wants and needs, you’ll also want to weigh long-term issues that could crop up in the future, like accessibility or money concerns. For example, if some family members are nearing retirement, accessibility issues (such as extra-steep stairs or a narrow hallway) could become problems over time. Similarly, a more luxurious home with extra amenities like a pool may appeal to buyers who have gathered a lot of cash upfront, but it may also require a bigger long-term budget for maintenance and supplies.

WHAT TO LOOK FOR IN A MULTIGENERATIONAL HOME

Once you’ve settled on what you want and need from a new home, your next step should be to jointly draft a budget so that you’ll know what you can afford. To ensure that no one in your family gets accidentally overextended, think holistically when planning your new housing budget and determine what you would need to buy the home––and maintain it.

In addition to budget, you’ll also want to consider a home’s size and what kind of layout you might need. In general, homes that offer ample space for solitude and privacy are thought to be more practical for multigenerational living––especially if there will also be young children.4

However, the ideal layout for your family and the amount of square footage you’ll need to be happy long-term will also depend, in part, on family members’ personalities. Some people don’t mind sharing a bathroom or having bedrooms situated close to one another. But others may find that they need something more separate to relax. Different housing options to consider include:

  • A large home with plenty of rooms and at least one or more ensuite bathrooms.
  • A home with an accessory dwelling unit (ADU), such as a basement apartment.
  • A multifamily unit, such as a duplex. 

For home buyers looking to age in place, a home that offers a separate ground-floor unit, such as a backyard ADU, could be the most comfortable (and the most practical) option, says author Sheri Koones.“It’s a way for many older people to avoid having to go into an expensive assisted living or other facility as they age,” said Koones in an interview with Realtor Magazine.6

Another possibility to consider would be a home you could add onto or retrofit into multiple units. However, building a brand-new accessory unit or renovating an existing space can be pricey. HOW TO BUY A MULTIGENERATIONAL HOME

Buying a home with family can be complicated––especially if you plan to jointly apply for a mortgage. However, depending on your financial resources, you may be surprised to find that it’s sometimes easier to qualify for certain mortgages as a group than if you tried to go it alone.7

Talk it over with a mortgage lender or broker and ask for advice on what’s best for your situation. We’d be happy to connect you with a professional who understands the nuances of co-buying.

Technically, there’s no limit to the number of co-borrowers you can have, but some lenders may be more lenient with their lending requirements than others. For example, most conventional lenders will only work with a maximum of four borrowers for a single loan. If you want to buy a home with a larger number of co-borrowers, you may have to look to an alternative lender.7

Your credit will also be an important factor in determining your mortgage qualifications and what you can buy, so have everyone check it as soon as possible. Pulling your credit reports and scores will not only tell you where you stand, but will also alert you to correctable issues with your credit, such as mistakes on your credit reports or too much debt on your cards.8

As you discuss your homebuying budget and strategy, jointly consider the following: 

  • Who will be on the mortgage?
  • How will you take title?
  • Would including everyone on the mortgage be beneficial for your mortgage rate?
  • For those who don’t qualify for the mortgage or have a lower credit score, can you make other arrangements so that they can still financially contribute?

Next, consider the potential tax and estate planning implications of your home purchase and what might happen if some family members later decide to drop out of the arrangement.9

September was a transitional month for Scottsdale’s luxury home market. Inventory was up across the board and we did see some new contract activity.

In this report, we look at homes that were on the market for over $1 million. We broke the information into four price segments to show additional sales details. 

– SEPTEMBER 2024 –

Scottsdale Homes Priced Between $1,000,000 – $1,499,999

Scottsdale home sales between 1 and 1.5 million September2024

– Active Scottsdale Homes on the Market: After several months of declines, the number of homes for sale headed back up to levels we have not seen since the beginning of the year.
– UCB Scottsdale Home Sales: After a very strong August, UCB contracts were down in September. However, this was well above the 12 month average.
– Pending Scottsdale Home Sales: The number of pending contracts was up 24.3% between August and September and came in at the 12 month average of 37.
– Scottsdale Homes Sold: The number of homes sold was up by one.
– Sales Price to Listed Price: 96.4% – On average, buyers saw a discount of 3.6% off of list price.

Scottsdale Homes Priced Between $1,500,000 – $1,999,999

Scottsdale home sales between 1.5 and 2 million September 2024

– Active Scottsdale Homes on the Market: Inventory in this price point moved back up after several months of decreases.
– UCB Scottsdale Home Sales: August turned in a poor performance, but September was excellent for UCBs contracts. We saw an increase of 48% and this figure is on par with the 12 month average.
– Pending Scottsdale Home Sales: Pending sales fell in September after a strong August.
– Scottsdale Homes Sold: The number of homes sold was up by one at the end of the month.
– Sales Price to Listed Price: 95.8% – On average, buyers saw a discount of 4.2% off of list price.

Scottsdale Homes Priced Between $2,000,000 – $2,999,999

– Active Scottsdale Homes on the Market: As we have seen in the other price points, the number of homes for sale increased in September.
– UCB Scottsdale Home Sales: UCBs have been decreasing since June. September ended with fifteen on the books.
– Pending Scottsdale Home Sales: Pendings were up again modestly at the end of the month.
– Scottsdale Homes Sold: Home sales fell slightly to close out the month at thirty-one.
– Sales Price to Listed Price: 95.6% – On average, buyers saw a discount of 4.4% off of list price.

Scottsdale Homes Priced $3,000,000+

Scottsdale home sales over 3 million September 2024

– Active Scottsdale Homes on the Market: Inventory rebounded 16.5% in September.
– UCB Scottsdale Home Sales: UCB contracts performed well but were slightly below the 12 month average.
– Pending Scottsdale Home Sales: Pending contracts fell again in September to the lowest level we have seen in the past year.
– Scottsdale Homes Sold: Home sales were level between August and September.
– Sales Price to Listed Price: 96.4% – On average, buyers saw a discount of 3.6% off of list price.

As you’re getting ready to sell your house, one of the first questions you’re probably asking is, “How long is this going to take?” And that makes sense—you want to know what to expect.

More Homes Are on the Market, and That’s Affecting How Long They Take To Sell

According to Realtor.com, the number of homes for sale has been going up this year. That means there are more options for buyers, which is great news for anyone looking to buy a home. But as a seller, it also means homes are staying on the market a bit longer now that buyers have more options to choose from (see graph below):

One of the big reasons homes sold so fast in recent years is because there were so few of them for sale. And now that there are more houses on the market, it makes sense that they aren’t selling at quite the same pace. According to Realtor.com, it now takes 55 days from the time a house is listed for it to be officially sold.

But keep this in mind. While homes might not be selling as quickly as they did last year at this time, they’re still selling faster than they did in more normal years in the housing market, before the pandemic.

If you look back at 2017-2019 in the graph above, you’ll see that it was typical for a house to take 60 days or more to sell. So, today’s process is still faster than the norm.

That’s because, even with more homes for sale, there are still more buyers than homes for sale. So, homes that show well and are priced right are selling fast. As NerdWallet explains:

“Overall, though, demand still outpaces supply. This is hardly a mellow market: Good homes sell quickly .. .”
