DC Rnach Market Street ScottsdaleDC Ranch is a well-known, upscale community in North Scottsdale. It encompasses over 8,200 acres at the base of the Mc Dowell Mountains.

There are many diverse neighborhoods within DC Ranch. This includes a large number of condos and townhomes as well as gated and non-gated communities.  Many custom homes can be found in the guard-gated DC Ranch Country Club portion and Silverleaf, one of the top luxury communities in Scottsdale, is also located in DC Ranch.

This real estate update will take a look at single-family homes in DC Ranch, not including homes in Silverleaf.

DC RANCH HOMES FOR SALE AND PENDING SALES AS OF NOVEMBER 24, 2014

There were forty-nine homes for sale in DC Ranch at the end of November.

The most expensive listing was found in the DC Ranch Country Club community. It had seven bedrooms, eight bathrooms, incredible views and 8,552 square feet.

The least expensive home was listed for $549,000 and had two bedrooms, an office, two bathrooms and 1,740 square feet.

DC RANCH 2014 HOME SALES – THROUGH 11/24/14

Homes sales saw a surge in Q2. (We saw this same pattern throughout much of Scottsdale as well.)

What is interesting to note is that we are only partially through Q4 and there have already been 12 sales. So, with that pace, Q4 should turn out to be a decent sales quarter.

The most expensive home sale in DC Ranch in 2014 was $4,575,000. This golf community estate was sold in a pre-construction state, and when complete will have six bedrooms, six and one-half bathrooms and 7,633 square feet.

The least expensive sale in 2014 was $450,000. This home had 1,935 square feet, three bedrooms, two bathrooms and was in a gated neighborhood.

Troon Village Scottsdale – November 2014 Real Estate Update

Troon Village Scottsdale home Troon Village is a group of smaller communities on and around Troon Mountain in North Scottsdale. Its great location, coupled with its beautiful terrain make it a popular place to live.

Housing choices range from two bedroom smaller homes that are great for seasonal residents all of the way to elegant custom estates perched on the mountainside.

Troon Golf and Country Club is also located in Troon Village.

 

TROON VILLAGE HOMES FOR SALE AND PENDING SALES AS OF NOVEMBER 21, 2014

As of late November, there were 57 homes for sale in Troon.

The lowest priced home had two bedrooms, two and one-half bathrooms  and 1,743 square feet. It was listed for $400,000.

The most expensive home on the market was a six bedroom, six bathroom, 7,946 square foot estate in Artesano. It was listed for $3,995,000.

TROON VILLAGE  QUARTERLY 2014 HOME SALES – THROUGH NOVEMBER 21,  2014

As we saw in many other Scottsdale golf communities, Troon Village had a very strong second quarter. Almost half of the year’s sales took place in Q2.

Although there are no clear sales trends, we did see a downward dip in days on market from Q1 and we the average discount off of asking stayed in the 3-5% range from Q2 on.

Desert Highlands – Premier Tennis in North Scottsdale

North Scottsdale Tennis at Desert Highlands

Desert Highlands is known for being one of Scottsdale’s best golf communities, but it is also home to what many consider to be the top tennis facility in North Scottsdale.

TDesert Highlands Racquet Club Grass Courthe Desert Highlands Racquet Club has tennis facilities located throughout the community. The main hub is the Racquet Club located in the southwest section of Desert Highlands. Here you will find the full-service pro shop, two championship grass courts and four clay courts. Adjacent to the Racquet Club is a lovely grassy area and lake as well as a basketball court.

As you leave the Racquet Club and head northeast, you will find two more facilities, one with two grass courts and one with two clay courts (Uphill). And on the eastern side of the property, you will find a single hard court as well as double hard courts. As of late 2014, there were plans in the works for the double hard courts to be resurfaced with a new overlay.

Desert Highlands North Scottsdale TennisThere have been many recent improvements made to the facilities in anticipation of the high season that has just kicked off. Two pillars were removed from the Racquet Club structure to allow for better viewing of the action taking place on the clay courts. The clay courts also underwent a significant grooming and the hard courts were patched to prepare them for optimal play.

The Desert Highlands tennis program is overseen by the Eric Anderson, the Director of Tennis. Eric has established a very active and social play and event calendar for the members.

As a member, you can enjoy the seasonal Saturday BBQ at the Racquet Club, register for various clinics, play in one of the frequent Tennis Exchange opportunities with nearby clubs, enroll in a number of tournaments, help with fundraising for local college teams or simply relax and socialize at one of the many parties that are slated for the upcoming months.

Desert Highlands has also hosted and continues to host several USTA Championships, including the USTA Senior Southwest Grass Court Championships.

The Schwab Cup at Desert Mountain is Almost Here

– 2014 Charles Schwab Cup Championship at Desert Mountain Scottsdale –

Cochise Geronimo Desert Mountain golfThe highly anticipated Schwab Cup is returning to the Desert Mountain Golf Community in North Scottsdale in less than a month.

In this final event of the year for the Champions Tour, the tournament will feature the top performing professional senior golfers. The purse this year is $2,500,000 with $440,000 going to the winner.

The event will take place from October 30th through November 2nd. Players will be taking on Desert Mountain’s Cochise golf course, an impressive and beautiful 7,019 yard course that winds through the Sonoran Desert landscape.

They are estimating that 35,000 spectators will attend over the course of the event and it will also be televised.

Tickets are still available for sale and there are many options to choose from:

  • General Grounds tickets are $20 for single day access or $50 for all days between Wednesday October 30th- November 2nd
  • Sunset Terrace tickets give access to hospitality areas with covered seating, TV’s and more. Prices range from $99 for single day access to $299 for all days.
  • Military Tickets are complimentary, but there is a small fee per order for verification.
  • Fairways Club tickets are available to members of local participating golf clubs. You will need to get the discount code from your club and will get one free weekly pass with the purchase of a weekly pass.

Desert Highlands 2014 Home Sales

Home sales in Desert Highlands really took off in Q2, which corresponds with the end of Scottsdale’s high season. Almost 74% of the year’s sales took place between April and June.

Over the course of the year, the average price per square foot increased from $277.18 in Q1 to $306.44 at the end of Q3. And, on average, home buyers have been seeing a discount of 6% off of asking prices.

The highest priced home sale in 2014 was for $2,820,000. This home had four bedrooms, six bathrooms and 7,674 square feet and was on almost an acre with incredible Pinnacle Peak views. It had been listed for $2,995,000 and sold for cash.

The lowest priced home sale of the year to-date was a three bedroom, three bathroom, 3,148 square foot home built in 1994. It had been on the market for just under $600,000 and ended up selling for $557,500 in a cash transaction.

Reciprocal Golf Program for Top Scottsdale Area Courses

– Ten Scottsdale Area Golf Courses Offering Summer Reciprocal Golf Program –

Scottsdale AZ Golf CoursesMany of Scottsdale and the surrounding area’s top private golf clubs collaborated to put together a reciprocal golf program for the summer month.

We are entering the final few weeks of the program as the courses are being prepared for overseeding, but there is still plenty of time to participate and play a few new courses.

The participating clubs are:

  • Desert Highlands – Scottsdale – Last day of play is September 21st
  • The Boulders – Scottsdale/Carefree – Last day of play is September 7th
  • DC Ranch – Scottsdale – Last day of play is September 28th
  • Troon Country Club – Scottsdale – Last day of play is September 21st
  • Pinnacle Peak Country Club – Scottsdale – Last day of play is September 21st
  • Ancala – Scottsdale – Last day of play is September 28th
  • Firerock Country Club – Fountain Hills – Last day of play is September 28th
  • Phoenix Country Club – Last day of play is October 5th
  • Blackstone Country Club – Peoria – Last day of play is September 28th
  • Tonto Verde – Rio Verde – Last day of play is September 21st

 

How to Participate:
Members will need to contact the golf shop at their respective clubs to make reservations. Reservations will need to be made several days in advance and the names of all of the players will be needed at that time. Costs are $30 plus tax for members and $70 plus tax for guests.  Some clubs will allow you to bill back to your account and others require payment up front. Proper dress required.

There are some great courses on this list and it is a wonderful way to get out and explore some new terrain and areas of the valley.

Desert MountainDesert Mountain Renegade Golf Course Scottsdale is one of the most well-known luxury golf communities in Scottsdale. Located high in the hills in North Scottsdale, Desert Mountain is a golfer’s paradise with six Jack Nicklaus courses and many practice and training areas. There are also six clubhouses, a large tennis complex, a fitness center with pools, miles of trails and so much more.

For people looking for smaller vacation homes, Desert Mountain offers cottages and smaller single family homes. However, many of the homes in Desert Mountain are elegant custom homes representing a larger number of styles.

 HOMES FOR SALE AND PENDING SALES IN DESERT MOUNTAIN AS OF 7/17/2014

As of mid-July, 119 homes were for sale in Desert Mountain. Prices ranged from $590,000 for an 1,836 square foot home to $7,999,999 for a 12,500 square foot custom estate.

There we eight homes pending sale as of July 17th, with prices ranging from $699,900 to $2,995,000.

2014 HOME SALES IN DESERT MOUNTAIN THROUGH THE FIRST HALF

Sales saw a healthy jump in Q2 as the high season picked up. We did see the average sales price and average price per square foot drop in Q2, however, these figures are being somewhat impacted by the $5.5M sale that took place in the first quarter.

The highest priced home sale in Desert Mountain so far this year is the $5,525,000 sale I just alluded to. This estate had 8,155 square feet and had been listed for $5,975,000.

The lowest priced home sale in 2014 to-date was for and 1,836 square foot home. It had been on the market for $559,000 and ultimately sold for $535,000.

Terravita in Scottsdale AZ – 2014 Real Estate Market Update

Terravita Golf Community Scottsdale AZTerravita is a guard-gated community in North Scottsdale that is well-loved by its residents. Terravita is comprised of almost two dozen smaller neighborhoods and home sizes range from smaller “lock and leaves” to larger, single family homes.

Many homes are on or have views of the golf course, which was designed by Billy Casper and Greg Nash. There is a lovely clubhouse at Terravita as well as a large fitness center, tennis complex and multiple pools. Miles of trails throughout are perfect for outdoor enthusiasts.

HOMES FOR SALE AND PENDING SALES IN TERRAVITA AS OF 7/17/2014

As of mid-July, there were 19 homes on the market in Terravita. They ranged in price from $415,000 for a 1,670 square foot home to $998,000 for a 3,931 square foot home.

Four homes were pending sale at that time with prices ranging from $395,000 to $$619,000.

2014 HOME SALES IN TERRAVITA THROUGH THE FIRST HALF

Sales have been pretty level from quarter to quarter. Typically, you would see a larger jump in Q2, but that is not the case in this community. And, unlike what we have been seeing elsewhere, the average price per square foot fell between Q1 and Q2. On a positive note, the cumulative days on market seems to be staying low, even  though it did jump in Q2.

The most expensive home sale in Terravita in 2014 so far was $925,000. This was for a 3,703 square foot home. It had been listed for $950,000.

The least expensive home sale to-date this year was $332,000 for a 1,409 square foot home. It had been on the market for $352,000.

Overall, Terravita home sales have been respectful, but we did not see an uptick in Q2 as we have seen in many other local communities. It will be interesting to see if Q3 slows down or stays level.
