A surprise blanket of snow greeted residents of Desert Mountain in Scottsdale, Arizona this morning.
Whisper Rock is an elegant golf community in North Scottsdale, Arizona. Homes and homesites in Whisper Rock wind between the two private golf courses designed by Tom Fazio and Phil Mickelson. Since Whisper Rock is nestled into the foothills, many homes enjoy wonderful valley views, city light views and Black Mountain views.
Here are the results for 2010 home sales in Scottsdale’s Whisper Rock. This first chart breaks home sales activity down by each quarter and then has a 2010 summary.
As you can see, with the exception of Q3, Whisper Rock home sales were pretty even throughout the year at about 4 per quarter. Average sales price dipped over the course of the year, but rebounded somewhat in Q4, but that could also correspond to the average square footage of the homes being sold. As the year progressed, buyers were able to negotiate larger average discounts off of asking price, with an overall average discount of 13% .
This second chart looks at current homes for sale in Whisper Rock. As of the date the information was pulled, there were no pending home sales.

Estancia is an exclusive golf community spread over 640 acres in North Scottsdale. It is guard-gated, is home to an award-winning private golf course and enjoys spectacular mountain and city light views.
Below are the results for Estancia Scottsdale home sales in 2010. The information is broken into each quarter and then summarized in full-year data.
As you can see, Estancia home sales were very brisk at the beginning of the year with half of the sales coming in in the first quarter of 2010. They tapered off mid-year and then picked up again in the last quarter. Interestingly enough, the highest average sales price was in Q4. Throughout the year, many of the homes in Estancia sold for a significant discount off of asking price, with buyers averaging a 23% discount.
This next chart shows the current number of homes for sale at Estancia as well as pending home sales in Estancia as of February 2011.

The lead headline today on the homepage of my web browser was all about how far your real estate dollar will go in today’s market. It inspired me to pull together a post about what kind of home a million dollars would buy in Scottsdale, Arizona.
Million dollar homes can be found all over Scottsdale. Whether it is a luxury condo in the heart of Downtown Scottsdale, an elegant townhome in Silverleaf or a lovely custom golf home in one of many private golf communities of North Scottsdale, there are lots of options to choose from when considering million dollar Scottsdale homes.

In many Scottsdale AZ Arizona home listings, you will see a reference to “NAOS“, leaving many people to wonder just what NAOS is.
NAOS stands for “Natural Area Open Space” and it is one of the reasons residents of Scottsdale get to enjoy the proximity to the Sonoran Desert. NAOS was developed to protect the natural desert with its accompanying flora and fauna.
In areas that have been deemed environmentally sensitive, developers and homeowners are required to leave certain portions of the land in a natural state. Or, if they do disturb the NAOS area, they need to return it to its natural state before completing the project. NAOS can be part of an individual parcel or a designated area or areas within a subdivision or development.
NAOS is key in allowing the Sonoran Desert plants and animals a place to thrive and grow. The most common area to see NAOS land is near and around the natural washes that occur in the desert landscape. During rainstorms, these washes fill with water and become rivers of sorts, so they are a natural draw for the local animals.
Scottsdale homes that border NAOS land tend to benefit greatly from lovely, natural desert landscape views. Quite often, you will see desert animals in their natural element as well.

Here are the 2010 home sales results for the luxury golf community of Desert Mountain in Scottsdale, Arizona.
DESERT MOUNTAIN HOMES SALES 2010
This first chart breaks out home sales activity by each quarter. The final column is the total of all 2010 homes sales in Desert Mountain.The first half of the year was the strongest with over 62% of the entire year’s sales. However, average sales price in Q1 and Q2 was lower than what we saw in the final half of the year. This is due to the fact that two homes sold for over $4 million each in these quarters and that helped raise the average.
The sales price to list price ratio was pretty consistent throughout the year in the 80%’s. Therefore an average home sale would be expected to sell at a 15% discount off of the asking price.
The average square feet of the homes sold increased over the year. Average cost per square foot was mixed, with the highest average price happening in Q2.
Overall, Desert Mountain Scottsdale home sales started 2010 with strong sales activity. It tapered off in the last half, although we did see a rebound in Q4 over Q3’s results.
DESERT MOUNTAIN HOMES FOR SALE AND DESERT MOUNTAIN PENDING SALES
Here is a look at Desert Mountain homes for sale and the pending sales at the beginning of the year. There are a large number of homes to choose from in all price points, which is to be expected in a community the size of Desert Mountain.
Pending sales activity was decent as we started the new year as pending sales typically taper off in December. The pending sales average asking price and average price per square foot figures are quite a bit lower than what we saw in 2010. It will be interesting to see where these figures come in when the sales have actually closed.

Here is an overview of the top luxury Scottsdale AZ Golf Communities and Scottsdale Golf Homes for Sale.
While the majority of these golf communities are located in North Scottsdale, like Desert Mountain, Silverleaf, Whisper Rock and Estancia, there are also other excellent golf communities in other towns like The Boulders in Carefree and Rancho Manana in Cave Creek to name a few.
This first chart shows each of the Scottsdale area luxury golf communities. It breaks out the number of homes for sale as of January 1, 2011 and the average asking price at that time. It also provides detail on the lowest and highest priced homes on the market so that you can see the range in home prices within the community.
As you can see, the highest priced listing is found at Desert Mountain at almost $11 million dollars. Silverleaf and Estancia come in behind that with an almost $9 million listing and an almost $7 million listing respectively.
The least expensive home could be found in the Cave Creek community of Dove Valley Ranch at just under $185K.
This second chart details the sales activity for Scottsdale area luxury golf homes sales for 2010. Again, each community’s sales statistics are outlined as well as average sales price and average cost per square foot for sold homes.
There is also a section called “Sales Price to List Price” where you can see how large the average discount off of asking price was on a community by community basis. On average, homes in Dove Valley Ranch sold the closest to asking price at 96.8%, or just over 3% off. The largest average discount off of asking price was found at Estancia at 76.5% or almost 24% off of list price. The range in discounts is not surprising as there tends to be more price flexibility at the luxury end of the market. Additionally, the volume of sales was lower so any homes that sold at a large discount had a heavier weight in the calculation.

When Desert Mountain was developed over 20 years ago in Scottsdale, Arizona, it was always scheduled to be taken over by the membership at a future determined date. That time has now arrived and the buyout was enthusiastically accepted throughout the community of current members of the Club.
To assist in the transition, the Desert Mountain membership elected an Advisory Board that has been in place for a number of years and has worked continuously with the Developer and subsequent owners to insure the membership would be treated fairly during the scheduled turnover. The Advisory Board is now the Board of Directors.
Desert Mountain Deferred Equity Golf Memberships (DEGM’s) have been converted into Desert Mountain Equity Golf Memberships. And, the Deferred Equity Club Memberships have also been converted into Equity Club Memberships. (Club Memberships are social membership with limited golf privileges).
Equity Golf memberships have now been valued at $140,000 and are available for purchase to current Desert Mountain property owners without memberships or to new Desert Mountain property owners who buy homes or lots without the membership attached. The Equity Club Memberships have been valued at $40,000.00 and are also available for purchase to the same folks.
Desert Mountain offers six Jack Nicklaus golf courses as well as six clubhouses, four club dining rooms, and a full health facility and tennis complex located at the Sonoran Clubhouse. An informal breakfast and lunch is offered at The Hideout at the Renegade Golf Course.
