The Boulders Scottsdale and Carefree, AZ – 2011 Home Sales Performance
Here is a snapshot of the year-to-date results for home sales in the luxury golf and resort community of The Boulders in Carefree and Scottsdale, Arizona. The Boulders is home to two golf courses, a variety of upscale housing options and an award-winning resort and spa. It is known for and easily recognizable due to the amazing and beautiful rock formations that surround it.
This report is broken into three sections. In the first section, you will see current homes on the market at The Boulders. The second section looks at any pending home sales in the community. The final section is an analysis of home sales activity for 2011 through June 24, 2011. It breaks the homes sales at The Boulders into first quarter activity and then activity year-to-date.
Current asking prices for homes in The Boulders range from $450,000 to $2,850,000, with the average coming in at just over $1 million. There is a single pending sales and not included in this report ate five short sales that are currently being negotiated. Homes sales activity has picked up slightly in Q2 over Q1, and average sales price per home as increased as well. Interestingly enough, average sales price per square foot has stayed even throughout the year at $227. The amount off of asking has also stayed steady at average discount of 9%. The number of days on market has increased though.

Estancia Golf Community in Scottsdale AZ- 2011 Home Sales Results
Estancia is one of North Scottsdale‘s top luxury golf communities. Spread over 640 acres, Estancia continues to be recognized for the community and its award-winning golf course. Estancia is guard-gated and enjoys spectacular Pinnacle Peak, mountain and city light views.
Below you will see the 2011 home sales results for Estancia. The first part of the report shows the current inventory of the homes on the market. The second part looks at pending home sales activity and the third section looks at actual Estancia home sales. I broke the information into first quarter 2011 as well year-to-date through June 20th.
As you can see, Estancia home sales started off quite slow in the first quarter. There was only one home sale and it was a short-sale of one of the La Scala homes. From April through June 20th, there were an additional four home sales. These sales were all for homes on the lower end of the price spectrum for Estancia. Currently, the lowest-priced home on the market is a short sale and is listed for $1,400,000.

Whisper Rock in Scottsdale AZ – 2011 Home Sales Results Through June 15th
Whisper Rock is a top-rated, luxury golf community in North Scottsdale, Arizona. Homes and lots in Whisper Rock are sprinkled throughout the two private golf courses, which were designed by Tom Fazio and Phil Mickelson. Whisper Rock’s higher elevation means that a large number of homes enjoy excellent city light and valley views. Homesites on the west and north of the community also enjoy Black Mountain views.
Here are the figures for Whisper Rock’s 2011 home sales through June 15, 2011. The first section of the chart is an overview of the homes currently on the market at Whisper Rock. The asking prices range from $1,200,000 to $3,300,000. As of this date, there were no pending home sales.
The last section of the chart shows home sales in Whisper Rock for 2011. The information covers the first quarter and then there is summary data through June 15, 2011. There have been four home sales this year. Average sales price was up, but price per square foot was down.

Silverleaf Scottsdale, Arizona – 2011 Home Sales Performance
Silverleaf is a top, luxury golf community located in Scottsdale, AZ. While it is part of the larger DC Ranch community, Silverleaf is a guard-gated sub-community and has its own golf club and clubhouse. Because many of the homes and lots are nestled into the foothills, a large number of them have amazing valley and mountain views.
Here are the results for 2011 home sales in Silverleaf through June 13, 2011. The first chart shows the number of homes currently on the market in Silverleaf as well as pending home sale activity. The second chart looks at actual homes sales in Silverleaf for 2011. The data is broken into first quarter of 2011 and then the aggregate data for 2011-to-date is shown.
As you can see, homes sales in Silverleaf have been picking up since the beginning of the year. In Q1, there was an average of three home sales per month. However, since then, an additional 17 homes have sold, almost double the pace. Additionally, it looks like the average sales price and average price per square foot are up in the second quarter. As of today, there are 8 pending sales which means Q2 should finish off well or at least be in a good starting place for Q3.

Silverleaf is one of the top luxury golf communities in Scottsdale. Lot sizes range from a single acre all the way up to 35 acres and a large number of the homesites feature excellent views of the valley or the golf course. The types of homes available varies. You will see everything from patio homes with very little land to maintain all the way up to expansive custom estates on large lots. As mentioned previously, Silverleaf is a guard-gated enclave within the larger community of DC Ranch. Where to Eat in Scottsdale AZ: The Herb Box
What started out as a catering company in the mid-1990’s, The Herb Box has blossomed into a mini-chain of restaurants serving Scottsdale residents delicious, fresh and healthy food. The Herb Box’s original location was on Shea and a few years ago, they expanded into North Scottsdale with a restaurant on DC Ranch’s Market Street. There is a second Herb Box location in the heart of Old Town Scottsdale on 5th Avenue as well.
The Herb Box is a big proponent of using locally-sourced items in their offerings and has been doing so long before it became the “in” thing to do. The menu is creative and diverse without being overwhelming. For lunch and dinner, patrons can choose from a large number of shared plates, fresh salads, side dishes, flatbreads, enchiladas and grilled items. For lunch, there are also quite a few sandwich and wrap choices. At dinner, a cheese and charcuterie course is offered as well as an expanded list of side dishes. For breakfast and brunch, there are a large number of sweet and savory items. For instance, they offer items like Red Velvet Pancakes as well as omelets, breakfast burritos and more.
The Herb Box is one of my favorite places to have lunch and both locations have ample indoor and outdoor seating available. For people with gluten allergies or who prefer to eat gluten-free, there are many menu items that are naturally gluten-free or can be prepared gluten-free if asked for. There are also some vegan choices as well.
Some of our favorite things to eat include the Chilled Cilantro-Lime Crab Dip. The cool, refreshing dip comes with crispy plantain chips. The Urban Market Steak Salad is another excellent choice. The sweet dried corn really gives it an interesting texture. If you are looking for something a little more hearty, the Grilled Chicken and Sage Pesto Sandwich is delicious. It comes with goat cheese, sliced apple and bacon. And, be sure not to miss the homemade Sweet Potato Chips. They are delicious and it is hard to stop eating them once you get started.
The Herb Box Market is another option if you do not have time for a sit-down meal or just want to grab something on the go. The market offers prepared meals, baked goods and other specialty items. And, not to forget its roots, The Herb Box still offers catering for everything from small gatherings to larger parties.

Desert Mountain in Scottsdale AZ – Golf Lifestyle or Golf Factory?
I recently had an out-of-state client remark that he wasn’t sure he wanted to look at Desert Mountain Golf Club in North Scottsdale because he felt it was a “golf factory.” Since I am a member of Desert Mountain and have been for almost 15 years, I admit to being somewhat surprised by the comment.
However, when I gave it some thought, I can see where that perception could come from as Desert Mountain is a very large community. Someone who is a member of a smaller country club might consider it to be impersonal due to the vastness of the 8,000 acre complex. However, when you are a part of that community, you find that you meet many wonderful people, have access to six fabulous Jack Nicklaus courses, and the Club management insures that everyone is offered a multitude of opportunities to meet other members and partake of activities that aren’t related to golf.
With that said, it’s probably a good time to talk about the new member “takeover” at Desert Mountain that has been in the works almost from day one of the opening over twenty years ago. At that time, Lyle Anderson and his group had a vision of what Desert Mountain could become. Built into the original documents, it was always planned that the members would one day buy out the developer and investors and own the entire entity. That became reality in December of 2010.
The numbers are astounding. The final real estate transaction was $73.5 million for assets valued at almost a quarter of a billion dollars. The members raised close to $80 million dollars to facilitate the buyout to purchase all of the assets including common property, six Jack Nicklaus-designed golf courses, six clubhouses and their associated amenities and restaurants. In addition, the buy-out included all of the remaining real estate except for 37 lots retained by the developer, water rights, trademarks and logos.
Even though the real estate transaction was completed in 76 days, the planning took many years. Bob Jones, now the COO of Desert Mountain, was a leading force in management of the Club under the previous owners. The members and the Homeowners’ Association worked actively together for many years and developed an Advisory Board consisting of elected members to work consistently over the last few years. The goal was to insure the takeover by the members went smoothly and that the interests of all the members were protected. In addition, consultants were called in almost two years ago to evaluate many aspects of the purchase from a third-party perspective.
Desert Mountain now has 1,682 homes built in a community designed for 2,400 homes. Although many of the homes are still considered second homes to the residents, the trend is moving more and more toward full-time residents.
Originally, golf memberships were only available to residents and owners of lots at Desert Mountain. During the time the developers owned the property, the value of the golf deferred equity membership was on a sliding scale that topped out at $325,000. Most of the memberships transferred with the sale of property and buyers incurred a transfer fee of $65,000. Over the last few years, however, the Club has started to offer memberships for sale to those without property.
With the members taking over ownership of Desert Mountain, the golf memberships are now considered equity memberships and are priced at $140,000 for the full golf membership. Social memberships are still available for those not interested in a full golf membership.
So, would I call Desert Mountain big? Yes. Would I call it a factory? Only if you consider a beautiful community that offers access to six outstanding golf courses a factory.

Scottsdale Zip Code 85266 Home Sales By Type Q1 2011 – Includes Foreclosures & Short Sales
Here is Scottsdale zip code’s 85266 home sales report for Q1 2011. This analysis looks at how home sales activity in 85266 was distributed between the three categories of home sales – “regular” sales, short sales and foreclosures.
85266 is a newer zip code end encompasses the western portion of North Scottsdale. 85266 enjoys lovely terrain highlighted by mountain views, hilly portions and wonderful valley views. 85266 is also home to several leading golf communities like Whisper Rock, The Boulders and Terravita.
Here is how the three categories of home sales can be defined:
– Non-Distressed Sales – These are “regular” or “traditional” sales of homes. The buyer and seller negotiate with each other throughout the transaction. There is no third-party approval required.
– Short Sales – Short sales occur when a homeowner is trying to sell the home for less than what is owed to the lienholder(s). Since the seller will be coming up “short” the approval of the lienholders (also referred to frequently as the “lender(s)”) is required.
– Foreclosures – Foreclosures are properties that have been auctioned off via a foreclosure sale. You may also see them called “Lender-Owned,” “REO'” homes or “Bank-Owned” homes.
Overall Findings for the Scottsdale Zip Code 85266 Home Sales Market for Q1 2011 – Data as of April 1, 2011
• Active Scottsdale 85266 Homes For Sale: Almost all of the homes on the market (89%) at the end of Q1 2011 were “regular” home sales. The small remainder was made up of short sales (8%) and lender-owned homes (3%).
• 85266 Pending Homes for Sale: Pending sales saw regular home sales take a much smaller share. The percentage of pending home sales in 85266 at the end of Q1 was 54%. Short sales, which were only 8% of the inventory comprised 31% of the pending sales and foreclosures, with only 3% of the inventory, comprised 15% of pending sales. These two examples illustrate the popularity of distressed home sales like short sales and foreclosures.
• 2010 Scottsdale 85266 Home Sales: Regular homes sold in Q1 were 69% of all sales. Short sales came in next with 18% and foreclosures had 13% of the market.
• 85266 Home Prices: Average prices for home sales in Q1 in the three categories were pretty even. We usually see the regular sales have a quite a bit average sales price. In this case it came in just ahead of short sales. Short sales came in next highest followed by foreclosures at around $100K on average lower than the other two categories. However, if you look at average price per square foot for the sales, you see the typical pattern we have been seeing – regular sales have the highest average price per square foot followed by short sales and then foreclosures.
•Discounts Off of List Price: Discounts off of asking in Q1 were pretty typical to what we have seen historically. Buyers of regular homes got an average of 9% off of asking. Short sale buyers got an average of 5% off of list price and lender-owned buyers got an average of 4% off of asking.
