The Boulders is a luxury golf community located in North Scottsdale and Carefree. It is also home to the world-famous Boulders Resort & Spa.

Here is a look at 2019 sales activity within the community. This overview includes homes for sale in The Boulders, pending sales as well as sales activity for 2019 to-date.

The Boulders Homes for Sale As of August 23, 2019

The Boulders offers a range of options for homeowners. There are smaller casitas that are a great choice for lock and leave homes. On the other end of the spectrum, there are large, custom homes, many of which are located on one of the golf courses.

Prices for homes currently on the market range from $670,000 to $2,750,000. The lowest-priced offering is for a three bedroom and bathroom furnished casita with 2,024 square feet. The most expensive home for sale is yet to be built and will have about 4,700 square feet.

As of this date, there are no pending sales in The Boulders.

The Boulders Home Sales 2019

The first six months of the year were very strong for The Boulders. Typically, we see a sales spike in Q2, but Q1 held its own. Sales have tapered off in Q3, but this is what we expect with our local seasonality.

Sales price to list price was level for Q1 and Q2, but increased in Q3, meaning sellers got pretty close to their asking prices.

We saw the average sold price per square foot increase to over $300 in Q2 and it has remained there in Q3 so far.

About The Boulders Golf Community in Carefree and Scottsdale

The Boulders is a very desirable community for good reason. The boulder formations it is named for dot the landscape and the two golf courses come with beautiful views.

Residents who join The Boulders Club, either as Golf members or Social/Clubhouse members, will have access to the Boulders Resort & Spa amenities, including the Spa, multiple pools, tennis and pickleball, fitness classes and so much more.

Where to Eat in Scottsdale – Liberty Station

Early last month, we headed over to DC Ranch to try out Liberty Station for a quick dinner. Liberty Station, already up and running at its Terravita location, took over the space that Market Street Kitchen had occupied.

Liberty Station bills itself as an American Tavern and Smokehouse. It offers a large array of American comfort food and lighter dishes as well as some serious contenders from the smoker.

We are all fans of Deviled Eggs and typically get an order when we see them. Liberty Station’s were very tasty with the right amount of spice and the salty addition of prosciutto.

On this visit, we did not really venture into the menu items that came from the smoker. Instead, we opted for the Classic Caesar and the Iceberg Wedge salads. What we liked was the ability to order half or full-size portions. I ended up adding shrimp to mine and was treated to a skewer of perfectly cooked and seasoned shrimp. We also had the Grilled Salmon with an Orange BBQ Glaze. That too, fit the bill.

For smoked meat lovers, Liberty Station will make your day. Spare ribs, brisket, pork shoulder and all of the fixings are available and there is even a platter option so you can sample all three. You will also see smoked meats pop up in other parts of the menu, like Smoked Chicken Wings, a Smoked Prime Rib Dip and more.

Even though it was quite crowded, service was quick and our server, TJ, could not have been nicer or more accommodating. He added a little extra something to our experience.

Even though our first visit was a quick one, we plan to come back and explore some of the smoked meat offerings.

Terravita in Scottsdale AZ – 2018 Real Estate Market Update

– Terravita’s 2018 Real Estate Market Update –

Terravita is a wonderful gated golf community in North Scottsdale, located just south of the Town of Carefree. There are over twenty smaller neighborhoods that offer anything from smaller casitas to larger homes with to 4,000 square feet. Many of these homes overlook the golf course, which was designed by Billy Casper and Greg Nash.

Terravita has a large fitness center, tennis courts, multiple pools, lovely clubhouse with plenty of social events and miles of trails perfect for walking or jogging. And, folks who like to golf have the opportunity to join the Terravita Golf Club.

HOMES FOR SALE AND PENDING SALES IN TERRAVITA AS OF 11/29/2018

As of the end of November, there were 23 homes for sale within Terravita. They ranged in price from $425,000 for a 1,609 square foot home to $899,000 for a 3,120 square foot home.

There were three homes in UCB status as well. The least expensive one was $589,000 (2,521 square feet) and the most expensive home was listed for $690,000 (2,866 square feet.)

Seven homes were in pending status. These homes prices ranged from $369,000 (1,409 square feet) to $795,000 (3,087 square feet.)

2018 HOME SALES IN TERRAVITA TO-DATE

Sales saw a very strong first half in 2018, with almost 70% of all of the sales year-to-date. Sales tapered in Q3, which follows our seasonal patterns. Nine sales have posted in Q4 with another ten in pending or UCB status.

Sales price to list price has remained more or less level with buyers seeing an average of 2-3% off of asking prices.

Average sold price per square foot has also been pretty level with the exception of Q3, which came in lower.

The most expensive home sale in Terravita in 2018 so far was $885,000. This was for a 4,034 square foot home with three bedrooms and three and one-half bathrooms. It had been listed for $949,900.

The least expensive home sale to-date this year was $367,250 for a 1,385 square foot home with two bedrooms and two bathrooms. It had been on the market for $374,900.

The Boulders Scottsdale and Carefree, AZ – 2018 Real Estate Update

Here are the 2018 home sales results for the luxury golf resort community of The Boulders located in Carefree and Scottsdale, Arizona.

There are three sections to the home sales data. The first is an overview of the current inventory for sale in The Boulders. The second section is pending home sales as of May 18th. The final section is 2018 home sales to-date.

The Boulders Homes for Sale

Because The Boulders has homes for sale of all sizes, asking prices for Boulders homes can vary quite a bit. The least expensive home on the market was $514,900 for a two bedroom, two and one-half bathroom casita with 2,374 square feet. The most expensive home on the market was $3,200,000. This home was a contemporary home on the golf course that is waiting to be built. The average list price comes in at just under $1.4 million.

There are currently four homes in UCB status. Prices range from 495,000 for a 1,690 square foot casita to $925,000 for a 3,540 square foot home.

There are currently three pending sales at The Boulders. Prices range from $669,000 for a 2,341 square foot home to $1,699,000 for a 4,958 square foot home.

The Boulders Home Sales 2018

Sales activity in The Boulders started out strong and has slowed throughout the year. (However, if the UCB and Pending contracts close before the end of the year, Q4 will have posted an excellent quarter.)

For the past three quarters, sales price to list price has remained pretty level with buyers seeing an average discount off of asking prices of about 4.5%.

With the exception of a jump in Q2, averages sales prices per square foot have remained pretty level as well in the mid to high-$260’s range.

The Boulders Carefree and Scottsdale – 2018 Real Estate Activity

– About The Boulders –

The Boulders is known for its striking rock outcroppings that dot the landscape of this upscale golf community in North Scottsdale and Carefree. Homes dot the two golf courses and desert landscape and many homes have stunning views of Black Mountain.

A variety of home styles are represented from “lock and leave” casitas up to stunning custom territorial and contemporary homes.

The Boulders has two golf courses designed by Jay Morrish and is home to a world-famous resort with a top-of-the-line spa.

THE BOULDERS HOMES FOR SALE AND PENDING SALES AS OF 08/23/2018

There are only 22 homes for sale in The Boulders. Asking prices range from $595,000 for a 1,631 square foot casita up to $2,175,000 for a 7,303 square foot custom home.

Four homes were in UCB (Under Contract Backups) status as of the date of this report. UCB means a contract is in place, but that the seller is still actively looking for backup offers. The prices for these homes range from $689,000 (2,169 square feet) to $1,279,000 (4,115 square feet).

Ad of August 23rd, there were no pending sales in The Boulders.

THE BOULDERS 2018 HOME SALES

This next section covers 2018 home sales activity by quarter. As we are partially through Q3, the results at year-to-date.

Typically, the sales pattern in Scottsdale and Carefree starts with strong Q1 and an even stronger Q2, before quieting down in Q3. However, in The Boulders, sales in Q1 slightly outpaced Q2. We are seeing the dropoff in Q3, but with four homes in UCB status, Q3 may turn in similar results.

Buyers on average saw the highest discounts off of asking price in Q1. The sales price to list price was 90.4%, which means the average percentage off of asking price was almost 10%.

The average sold price per square foot was up about $30 per foot in Q2. Otherwise, it has been hovering in the $263 per square foot range.

The highest priced home sale in 2018 so far was $2,185,000. This was for a three bedroom, three and one-half bathroom home with 4,613 square feet. It had been on the market for $2,395,000.

The lowest priced home sale was for a three bedroom, two bathroom home with 2,536 square feet. It had been listed for $490,000 and sold for $450,000.

Desert Mountain Real Estate Update – 2018 Year-To-Date

Desert Mountain is a top luxury golf community located in Scottsdale, Arizona. It is home to six Jack Nicklaus courses, six clubhouses, a vibrant social scene and a new fitness center and spa. There is a seventh golf course with adjacent homes currently underway. This course will be called Seven, in honor of being the 7th golf course.

Desert Mountain offers many different home types, styles and sizes. For folks looking for a smaller footprint or a convenient “lock and leave” vacation home, there are many two and three bedroom casita floorplans. From there, Desert Mountain offers everything up to 10,000+ estates on acreage that have sweeping views of the Valley.

Here is a quick recap of home sales activity in Desert Mountain for 2018 to-date.

ACTIVE AND PENDING SALES IN DESERT MOUNTAIN – AS OF AUGUST 22, 2018

This first part covers homes currently for sale and those that are under contract.

The most expensive home on the market is an estate with 11,250 square feet. It is listed for $12,500,000.

The least expensive home on the market is a casita with 1,836 square feet. It is listed for $555,000.

There are eighteen homes under contract. Ten of them are UCB (under contract, but accepting backup offers) and the remaining eight are in pending status.

DESERT MOUNTAIN HOME SALES FOR 2018 – THROUGH 8/22/18

This next section looks at actual home sales this year through August 22, 2018.

The sales trend at Desert Mountain we are seeing is pretty common in the Scottsdale market. Q1 starts off solid and then Q2 is the best performer of the year. Q3 is when we see things start to pull back due to seasonality.

Q1 2018 started off the year with a solid 45 sales. (In comparison, there were 31 home sales in Q1 of 2017.)

Q2 kept the strong sales going, closing out with 54 sales. (There were 44 sales in Q2 2017.)

Sales in Q3 are down quite a bit, but we still have over a month to go. So far this quarter, there have been sixteen home sales.

Average sold price per square foot for homes ranged between a little over $329 to just under $348. The average sales price to list price for 2018 so far is coming in at 92.1%. If you look at this from a buyer’s perspective, buyers on average saw a 7.9% discount off of list prices.

The most expensive sale of 2018 to-date closed at $5,250,000. This was for an 11,625 square foot estate on two acres. It had seven bedrooms and eight and one-half bathrooms.

The least expensive sale to-date was $475,000. It was a two bedroom Sonoran cottage with 1,836 square feet, two bedrooms and two and one-half bathrooms.

The Country Club at DC Ranch Has Expanded

– The Country Club at DC Ranch’s Newest Expansion Is Open – Spring 2019 –

The Country Club at DC Ranch launched a new $8.5 million addition as of Spring 2019 and the members love it.

The Country Club is already well-known for offering wonderful amenities to its members and these newest additions are no exception.

The expansion consists of many new and exciting elements, including:

The biggest and most exciting part of this project is the Fitness Building. A new multi-level 12,000 square foot health and wellness center is underway. This amazing new addition will include an expanded fitness center with group workout facilities and a golf performance area, kids clubs, locker rooms and more.
Casual Living – This new dining option will offer up a more casual feel and fare and will overlook the pool, (which is also being remodeled as part of the update.) The poolside kitchen is undergoing an expansion and there will be a poolside bar as well.
- For members with children or grandchildren, The Country Club is are also expanding the Kids’ Corral and adding a Tween Room.
Golf members will enjoy the upcoming updates to the course, offerings and facilities. As mentioned above, the new fitness center will house a golf performance area. In addition, they are going to be making updates to the golf practice facility as well as making some small improvements to the golf course.
Clubhouse Kitchen Expansion – The kitchen space for the main clubhouse will be expanded by about 600 square feet, allowing more room for additional equipment and capacity, including a pastry shop.

Addition Of The Horseshoe – A Nine-Hole Short Course

In October 2019, a nine-hole short course called The Horsehoe will open. The holes range in yardage from 54 to 104 and the course is suitable for all types of golfers, including beginners as well as people who do not have a lot of time but want to get a round of golf in. The Horsehoe is another great addition to the DC Ranch Country Club!

The Country Club at DC Ranch has always been a fantastic asset to North Scottsdale and these new facilities and changes will make it even better.

Ever wonder what kinds of homes make up the most expensive homes for sale in Scottsdale?

Below are the top 10 highest priced listings in Scottsdale as of today.

All of these homes are located in North Scottsdale in private, golf communities. Most of these homes can be found within Silverleaf, with the rest located in Desert Mountain and Estancia.
