The lead headline today on the homepage of my web browser was all about how far your real estate dollar will go in today’s market. It inspired me to pull together a post about what kind of home a million dollars would buy in Scottsdale, Arizona.
Million dollar homes can be found all over Scottsdale. Whether it is a luxury condo in the heart of Downtown Scottsdale, an elegant townhome in Silverleaf or a lovely custom golf home in one of many private golf communities of North Scottsdale, there are lots of options to choose from when considering million dollar Scottsdale homes.
If you are curious, here is a link to search Million Dollar Homes in Scottsdale. This link will take you to a list of homes with asking prices of $950,000 to $1,050,000 in Scottsdale, Arizona.
Many homeowners- to-be are curious as to what CC&R’s are and how they affect their Scottsdale Arizona home purchases.
CC&R’s stands for Covenants, Conditions and Restrictions. In very broad terms, the CC&R’s spell out in detail all of the rules and restrictions of the community and how the community will be run.
More specifically, when reviewing the documentation that makes up the CC&R’s you will see things like:
So, what does this mean in the scope of a Scottsdale home purchase? It means that potential homeowners really need to read through and review these documents prior to moving forward with the purchase of the home or lot. What if a boating enthusiasts plan to store their speedboat on the side of their home and that is not permitted in the CC&R’s? They can either plan for offsite storage or move on to another home. Knowing things like this is critical for potential newcomers to a community.
Again, this was a general overview of Scottsdale CC&R’s, but I hope that it helps shed some light on the importance of these documents and how potential buyers need to read through them before proceeding with the purchase of any property.
Disclaimer: This is a basic overview of what CC&R’s are as they refer to the governance of neighborhoods and subdivisions in Scottsdale, Arizona. It is not meant to be a definitive guide and information can change at any time. For more detailed information and specifics, please contact the Homeowners’ Association or municipality that governs the property or home directly.
People are often curious as to what Scottsdale Arizona homeowners’ association fees cover. On one home they could be minimal, less than $100 per year, yet in another community, a resident could be looking at annual payments in the thousands. Coverage can include anything from maintenance for common areas all the way up to almost all of your utilities including basic cable.
What the fees boil down to is what levels of service and amenities are being offered by the homeowners’ association (HOA.) The following examples are not comprehensive and every community is different, but they should give you an idea of what to expect as you are assessing and comparing monthly fees between different Scottsdale homes for sale.
On the lower end of the cost spectrum, many HOA’s simply offer what is considered “Common Area Maintenance.” This means that things like street medians and common community areas are maintained by the HOA. In Scottsdale, this generally means that a gardening service has been hired to maintain and manage the landscaping.
As you move up the cost scale, you start to see other things like street maintenance, (repairs for streets within the community are covered). Gated communities and neighborhoods with community pools and spas, parks, fitness centers and/or other amenities also are more expensive as the cost of maintaining these perks is higher.
On the highest end of the HOA fee scale, you see amenities like full-time guard gated entries and security patrols and/or golf courses and clubhouses. In many of the higher end condo communities in Scottsdale and Phoenix, virtually all of your costs are covered by the HOA, with the exception of electricity and telecom services. In these cases, your higher monthly HOA fee will be offset by not having to pay for these other services on an a la carte basis.
In multi-family settings or in communities where homes are partially attached, you will often see exterior maintenance of the units and a blanket insurance policy for the community included in the fees as well.
The good news is that you can look at Scottsdale MLS listings and see how much the fees are and what they cover. An entire section of the MLS listing information sheet is dedicated to HOA information, including contact information, costs, how frequent the payments are, what those payments cover and more.
Here are the 2010 home sales results for the luxury golf community of Desert Mountain in Scottsdale, Arizona.
DESERT MOUNTAIN HOMES SALES 2010
This first chart breaks out home sales activity by each quarter. The final column is the total of all 2010 homes sales in Desert Mountain. The first half of the year was the strongest with over 62% of the entire year’s sales. However, average sales price in Q1 and Q2 was lower than what we saw in the final half of the year. This is due to the fact that two homes sold for over $4 million each in these quarters and that helped raise the average.
The sales price to list price ratio was pretty consistent throughout the year in the 80%’s. Therefore an average home sale would be expected to sell at a 15% discount off of the asking price.
The average square feet of the homes sold increased over the year. Average cost per square foot was mixed, with the highest average price happening in Q2.
Overall, Desert Mountain Scottsdale home sales started 2010 with strong sales activity. It tapered off in the last half, although we did see a rebound in Q4 over Q3’s results.
DESERT MOUNTAIN HOMES FOR SALE AND DESERT MOUNTAIN PENDING SALES
Here is a look at Desert Mountain homes for sale and the pending sales at the beginning of the year. There are a large number of homes to choose from in all price points, which is to be expected in a community the size of Desert Mountain.
Pending sales activity was decent as we started the new year as pending sales typically taper off in December. The pending sales average asking price and average price per square foot figures are quite a bit lower than what we saw in 2010. It will be interesting to see where these figures come in when the sales have actually closed.

Here is an overview of the top luxury Scottsdale AZ Golf Communities and Scottsdale Golf Homes for Sale.
While the majority of these golf communities are located in North Scottsdale, like Desert Mountain, Silverleaf, Whisper Rock and Estancia, there are also other excellent golf communities in other towns like The Boulders in Carefree and Rancho Manana in Cave Creek to name a few.
This first chart shows each of the Scottsdale area luxury golf communities. It breaks out the number of homes for sale as of January 1, 2011 and the average asking price at that time. It also provides detail on the lowest and highest priced homes on the market so that you can see the range in home prices within the community.
As you can see, the highest priced listing is found at Desert Mountain at almost $11 million dollars. Silverleaf and Estancia come in behind that with an almost $9 million listing and an almost $7 million listing respectively.
The least expensive home could be found in the Cave Creek community of Dove Valley Ranch at just under $185K.
This second chart details the sales activity for Scottsdale area luxury golf homes sales for 2010. Again, each community’s sales statistics are outlined as well as average sales price and average cost per square foot for sold homes.
There is also a section called “Sales Price to List Price” where you can see how large the average discount off of asking price was on a community by community basis. On average, homes in Dove Valley Ranch sold the closest to asking price at 96.8%, or just over 3% off. The largest average discount off of asking price was found at Estancia at 76.5% or almost 24% off of list price. The range in discounts is not surprising as there tends to be more price flexibility at the luxury end of the market. Additionally, the volume of sales was lower so any homes that sold at a large discount had a heavier weight in the calculation.
Disclaimer: Data and information was pulled from the Arizona Regional MLS (ARMLS) as of 1/1/2011 and can change at any time. The analysis looks at resale golf community homes for sale and home sales in Scottsdale AZ , Carefree AZ and Cave Creek AZ over the last 12 months. There may be new home inventory in these figures if the developer is using the MLS to market its homes.
