Troon North Scottsdale Real Estate Troon North is a well-known community in North Scottsdale. It is widely recognized for its two Troon North golf courses, Monument and Pinnacle, that were designed by Tom Wieskopf.

Housing options in Troon North are varied, from “lock and leave” condos and townhomes, all the way to estates with majestic golf, city light and/or mountain views.

Below are two real estate charts for Troon North for 2012-to-date. The top chart shows the number of single-family homes on the market as of September 24, 2012 as well as homes in Troon North that are pending sales. The bottom chart looks at 2012 quarterly sales activity for Troon North homes.

Thirty single-family homes are on the market at Troon North currently. They have an average asking price of just under $900K.

The least expensive home for sale is a three bedroom, two bathroom home with 2,448 square feet. The asking price is $369,000.

The most expensive home currently on the market in Troon North is listed for $1,785,000. It comes with five bedrooms, five and one-half bathrooms an d5,891 square feet. It was built in 2009 and has a pool.

Troon North has nine homes currently pending sale. Their asking prices range from $359,900 to $2,295,000.

TROON NORTH HOME SALES THROUGH SEPTEMBER 24, 2012

Here is a snapshot of quarterly sales activity for Troon North in 2012. Sales started to pick up in the first and second quarters, but have slowed as we move through the third quarter as we have been seeing throughout Scottsdale. Average sales price has been increasing as the year progresses as well as average price per square foot. Days on market have been dropping as well.

The least expensive home sale in Troon North  so far this year was $305,000. This home had four bedrooms, two and one-half bathrooms and was 2,826 square feet. It also had a pool.

The most expensive 2012 home sale in Troon North was for $3,000,000. This custom home was on 1.8 acres and had been featured in the media. It had four bedrooms, five and one-half bathrooms and 7,427 square feet. It also had a detached guesthouse and 360 degree views.

Troon Village Scottsdale AZ – 2012 Home Sales Report

Troon Village Real Estate Scottsdale AZ 85255Troon Village is a collection of neighborhoods on and around Troon Mountain in North Scottsdale. The community is just east of Pinnacle Peak and features the private Troon Country Club.

Housing options range from townhomes nestled in next to the country club to single family subdivisions to elegant estates on the mountain. Many of these various communities are gated or guard-gated.

Residents of Troon Village enjoy the beautiful desert scenery and views while being just a few minutes from shopping, dining and entertainment.

There are 26 homes currently for sale Troon Village with an average asking price of just over under $1.1 million.

The least expensive home on the market is a two bedroom, two and one-half bathroom home with 1,743 square feet and a pool. It is listed for $390,000.

The most expensive home currently for sale is listed at $2,700,000. This newly completed 8,159 square foot custom home has five bedrooms and five and one-half bathrooms and comes with a four car garage.

There are currently eight homes pending sale in Troon Village. They range in price from $344,400 to $2,795,000.

TROON VILLAGE HOME SALES THROUGH SEPTEMBER 19, 2012

Now that we have reviewed what is on the market and what is under contract, here are the actual home sales that have taken place in 2012 so far.

The year started off strong and we saw a lot of momentum in Q2. However, things have slowed a but in Q3, where we typically see a decline in home sales. Also, inventory is pretty limited, so that could be holding the sales figures back as well.

The least expensive home sale in Troon Village for 2012 was $265,000. This was a two bedroom, two bathroom townhome with 1,345 square feet. This home was a short sale.

The most expensive home sale for 2012  in Troon Village so far was a foreclosure. This estate had been listed for $2,995,000 and was on the market a mere 29 days. Multiple offers were received and the home sold for $3,300,000, over $300,000 above asking. This home had seven bedrooms, ten bathrooms and was over 8,700 square feet.

Scottsdale AZ Golf Clubs: The Country Club at DC Ranch

DC Ranch Community Scottsdale AZ 85255DC Ranch is a wonderful master planned community located in North Scottsdale just above the Loop 101. It appeals to all kinds of folks and there are a large variety of housing options to suit your needs.

There are condos and townhomes in and around the DC Ranch Market Street area as well and single-family home communities and custom estates. There are several neighborhoods within DC Ranch and some are gated while others are not. The homes in The Country Club of DC Ranch section are guard-gated and many of them have been designed to enjoy lovely golf course vistas and city light views.

The Country Club at DC Ranch is a vibrant country club that caters to people of all ages and families. It is home to an 18 hole golf course designed by Tom Lehman and John Fought. There is a wonderful large clubhouse that has been beautifully decorated. It is quite elegant without feeling stuffy.

There is a very active social events calendar for DC Ranch Country Club members. Events are planned throughout the year and Covered Bridge in DC Ranch Scottsdalevary by season.In the high season, you will see a very active golf and tennis calendar that continues through the off season. There are many family-based events and in the summer, the club has a wonderful summer camp program. Holiday events are well represented as well as more casual events like “Taco Tuesdays” and a burger night. And, they also offer non-sport options like a Film Club and art events.

A nice feature is that you do not have to live in the community of DC Ranch to become a member of the DC Ranch Country Club.

THE COUNTRY CLUB AT DC RANCH – MEMBERSHIP OPTIONS AND PRICING AS OF SEPTEMBER 2012

There are four different membership opportunities within the DC Ranch Country Club:

  • Currently Full Golf Memberships are based on market-based pricing and as of September 2012, they are starting at $43,000 plus monthly dues. This is an equity membership and gives unlimited golf and access to the amenities to the member, spouse and children under 24.
  •  There are a limited number of Non-Equity Junior Golf Memberships available to prospective members aged 21-39. The cost is $25,000 and this amount is broken down into smaller payment amounts over a number of years. There are dues associated with this membership and special terms surround it.
  • The third option is a Sport Social Membership. This is a great non-equity option that allows the member to have a modified golf membership where you can play golf unlimited times during the low-season and then have a set number of rounds you can play during the high season for a reduced rate. This membership level is currently $17,500 plus dues and grants you access to all of the amenities of the club.
  • The Clubhouse Membership is a nice option available for non-golfers. Here, members have access to the amenities and facilities of the club. It is a non-equity membership and is currently $5,000 plus dues.

The Country Club at DC Ranch is a wonderful option for people and families looking for a warm, activity-filled club in North Scottsdale.

The least expensive home for sale is a four bedroom, three and one-half bathroom home that is being sold as a short sale. It has 4,026 square feet and is listed for $649,000.

The most expensive home currently on the market is listed for $9,995,000. This is a Bing Hu home and construction costs when it was built in 1999 exceeded $20 million. It has four bedrooms, eight bathrooms and 8,500 square feet.

There is a single pending home sale right now at Desert Highlands.

DESERT HIGHLANDS HOME SALES THROUGH AUGUST 31, 2012

Here are the home sales statistics for 2012 to-date. The first half of the year was quite strong, particularly Q2, which saw double the sales of Q1.

However, as we are two months into Q3, things have slowed down considerably. I would imagine we will see an uptick again later in the year when the high season gets started.

The least expensive home sale in Desert Highlands so far in 2012was $625,000. It was a four bedroom, four and one-half bathroom home built in 1983 with 4,582 square feet and a pool. It had originally been listed for $665,000.

The most expensive home to sell so far in Desert Highlands for 2012 was a 2008 home with four bedrooms, four and one-half bathrooms and 5,899 square feet. It had been listed for $3,000,000 and sold for $2,600,000.

Mirabel Club Scottsdale AZ – 2012 Home Sales Report

Mirabel Scottsdale AZ Golf HomesThe Mirabel Club in North Scottsdale, Arizona is truly a special place to live. It is home to an 18 hole Tom Fazio golf course, as well as a lovely swimming complex, tennis garden and fitness center and spa.

The Desert Lodge Clubhouse is elegant and pays tribute to Frank Lloyd Wright design. Members of the private club also have access to an on-site concierge who also manages the many social events and activities taking place. You do not have to join the Mirabel Club in order to live in Mirabel, but many residents do as they want to take advantage of the wonderful lifestyle and amenities it provides.

Currently, there is not a lot of inventory for sale in Mirabel Club. There are only twelve homes on the market. The average asking price is just over $1.8 million.

The lowest priced home on the market is listed for $1,075,000. It is a Corazon home centrally-located close to the clubhouse and club amenities. It has three bedrooms, three and one-half bathrooms and is 3,325 square feet.

The highest priced home on the market right now is listed for $3,395,000. It is a stunning desert contemporary home with five bedrooms, six bathrooms and 6,993 square feet.

MIRABEL CLUB HOME SALES THROUGH AUGUST 27, 2012
Home sales have been rather steady throughout 2012 at Mirabel.

Over the course of the year, we have been seeing average sales price move up  as well a healthy jump in average sales price per square foot. Days on market have been trending down and average discounts off of asking price for buyers has been shrinking.

What is interesting is that we are just over the halfway point for Q3 and so far, it has been the best performing quarter yet. Typically, we have been seeing a sales drop in Q3 for other communities.

The lowest priced home sale in 2012 was a Corazon home that sold for $850,000. This three bedroom, three and one-half bathroom home with 3,129 square feet was located steps away from the tennis complex and clubhouse.

The highest priced home sale in 2012 to date was a custom home. It had a contemporary desert design, four bedrooms, four and one-half bathrooms and 5,663 square feet. The sales price was $2,550,000 and was sold to a cash buyer.

In addition to golf, there is a tennis complex with multiple surfaces to choose from, a fitness center, pools, trails and more.

Below is a real estate report for Desert Mountain for 2012-to-date. The first part looks at homes currently on the market and pending sales. The second part is a breakdown of sales activity by quarter.

DESERT MOUNTAIN HOMES FOR SALE AND PENDING SALES AS OF AUGUST 25, 2012

Currently, there are 137 homes for sale in Desert Mountain and the average asking price is just under $2 million. The lowest priced home is listed for $419,000 and the highest priced home is listed for $9,788,000.

There are eight pending home sales as of August 25th and they range in price from $675,000 to $2,395,000.

Below are the sales figures for 2012 to date. As you can see, sales really picked up in Q2, which is something we saw all over Scottsdale and the Phoenix Valley.

Discounts off of asking price are holding relatively at the same place, but average price per square foot has been increasing as the year has progressed.

If Q3 stays on the current pace, it should come in ahead of Q1, but slightly behind Q2.

The lowest priced home sold this year in Desert Mountain was a Sonoran Cottage that was a short sale. It had two bedrooms, two bathrooms and was 1,836 square feet. It sold for $380,000 without a membership.

The most expensive home sold in 2012 was a four bedroom, eight bathroom home in Saguaro Forest. It had 6,470 square feet and sold for $4,800,000.

Six Scottsdale Courses Make Golf Magazine’s “Top 100 You Can Play” 2012 List

Golf Magazine’s “Top 100 You Courses Can Play“ public golf course list is out for 2012, and Scottsdale was well represented amongst the finalists.

Of the top 100, six of the courses are found in Scottsdale. And, as the list suggests, anyone can come and play them.Scottsdale AZ Golf Communities and Homes

Here are the ones that made the list:

– The highest-ranking Scottsdale golf course was the Pinnacle Course at Troon North. It came in at number 20.

– The next two courses are actually located on the Fort McDowell Yavapai Nation, just off of Shea Boulevard, so this is a little stretch for Scottsdale, but they are certainly worth mentioning. They are the Cholla Course, at number 37, and the Saguaro Course, at number 40, at the We-Ko-Pa Golf Club.

– Next on the list is the other golf course at Troon North. The Monument Course was ranked number 52.

– From there, The Boulders makes an appearance at number 93, with the South Course making the list.

– The final Scottsdale course to make the top 100 was the Talon Course located in Grayhawk, coming in at number 99.

As residents and visitors already know, Scottsdale is a great place for golf. This list just reaffirms what a great community Scottsdale is and how hard it is to match the lifestyle Scottsdale residents enjoy.

Homes for Sale Scottsdale AZ Zip Code 85266Home sales in Scottsdale’s zip code 85266 saw a nice lift in the second quarter of 2012. 

85266 is a newer zip code for Scottsdale and it can be found in the northwest part of Scottsdale. It borders the 85255 and 85262 zip codes.

The well-known golf communities of Whisper Rock, The Boulders and Terravita are all located in 85266 and they offer a wide variety of options for homeowners.

Below you will find information on home sales activity in 85266 for the second quarter of Q2 2012. This information has been divided into three categories based upon what kind of home sale it was. Each of the categories is defined below:
– Non-Distressed Sales – This is what I call “regular” or “traditional” home sales. Here, a buyer and seller forge a contract and the home ownership is transferred from the seller to the buyer.
– Short Sales – This is the first of the two “distressed” categories. When a short sale occurs, the homeowner needs to sell the home for less than what is owed on it. Therefore any lienholders need to approve the terms of the sale since the price will be “short” of what is owed.
– Foreclosures – These are the homes that have been through the foreclosure process and are now back with the lienholder. These are also referred to as “lender owned”, “bank owned” or “REO’s”. This is the second “distressed” category of home sales.

Overall Findings for the Scottsdale Zip Code 85266 Home Sales Market for Q2 2012 – Data as of  June 30, 2012

  • Active Scottsdale 85266 Homes For Sale: Almost all of the homes for sale at the end of Q2 were regular home sales. Short sales and foreclosure inventory was almost evenly split. Historically, we have seen a larger number of short sales on the market than foreclosures.
  • 85266 Pending Homes for Sale: Short sales were much more highly represented in the pending sales at the end of the quarter, with 21% off all pending sales. Regular sales still held the majority though.
  • Q2 2012 Scottsdale 85266 Home Sales: This is the first time I have seen regular home sales percentage share of sales match the percentage of homes on the market. Typically, the percentage of sales is lower as distressed inventory has more of a representation in sales.
  • 85266 Home Prices: Pricing on homes sales in 85266 is aligned with what we have been seeing over the last several quarters. Normal home sales had the highest average sales price as well as average price per square foot. Short sales came in next, followed by foreclosures.
  • Cumulative Days on Market: This is an interesting one this quarter. Short sales almost always have the longest cumulative days on market. However in 85266 in Q2, they came in under regular sales. (My guess is that they were pre-approved short sales.) Foreclosures had the shortest average time on market with 59 days.
  • Discounts Off of List Price: Short sales on average sold for asking price, which lends credence to the pre-approved status guess. Regular home buyers saw an average of 5% off of asking price and foreclosure home buyers saw an average of 4% off of list price.

Here is a chart showing the first two quarters of sales activity for 85266. As you can see, sales activity of regular home sales had a nice increase in Q2. Short sales stayed about the same and foreclosures really dropped off. The drop in foreclosures can most likely be attributed to a fewer number of foreclosure homes on the market.

SUMMARY – 2011 Scottsdale Home Sales in Zip Code 85266
Looking at these sales figures and comparing them with the charts above, you can see that non-distressed homes are making a comeback in 2012 when compared to 2011. And due to this, you are seeing a smaller percentage of short sales and foreclosures making up the sales figures.
