Desert Highlands is a well-known luxury golf and tennis community in North Scottsdale developed by Lyle Anderson. Long popular with residents, it has over 500 homesites that dot the rolling hills. You will find a large variety of housing styles including Tuscan, contemporary and southwestern.

Here is an overview of the real estate market in Desert Highlands for  2019, plus where sales activity stands in 2020.

ACTIVE AND PENDING SALES IN DESERT HIGHLANDS – AS OF FEBRUARY 28, 2020

This first part covers homes currently for sale and those that are under contract.

Desert Highlands homes for sale 2020

As of February 28th, there were thirty-four homes on the market in Desert Highlands.

The most expensive home for sale was listed for $5 million. It was a five bedroom, six and one-half bathroom estate with 7,592 square feet.

The least expensive home for sale was listed for $695,000. This three bedroom and bathroom on almost an acre had 3,477 square feet.

There were seven homes under contract at the end of the month. Four of them were UCB and the other three were pending. These under contracts indicate that there could be some strong sales activity in March.

 

DESERT HIGHLANDS HOME SALES FOR 2020 – THROUGH FEBRUARY 28, 2020

In the first two months of the year, four homes sold in Desert Highlands.

The most expensive home sale was a 5,600+ square foot home with five bedrooms and bathrooms. Its sale price was $2,455,000.

The least expensive home sale to date in 2020 was for $675,000. This home had four bedrooms, three bathrooms and 4,049 square feet.

Desert Mountain is a world-famous luxury golf community. It is located in North Scottsdale, Arizona and is home to seven golf courses, seven clubhouses, a fantastic tennis complex and a newly remodeled fitness center and spa. Desert Mountain has a vibrant social scene and there is always something to do.

Desert Mountain offers several housing options and styles depending on what you are looking for.  For folks looking for a smaller home or a “lock and leave” vacation home, there are many two and three bedroom casitas. For someone looking for something larger or for a full-time residence, you will find everything up to 10,000+ square foot estates on larger lots that have sweeping views of the Valley.

Here is a quick look back at sales activity in Desert Mountain in 2019 as well as sales activity to-date in 2020.

2019 DESERT MOUNTAIN HOME SALES

There were 165 home sales in Desert Mountain in 2019. The lowest-priced sale was $585,000 and that was for a 2,234 square foot Sonoran casita with two bedrooms and two and one-half bathrooms. The highest-priced sale of 2019 was a stunning contemporary estate on 5+ acres in the highest elevations of Desert Mountain. It had 7,548 square feet, five bedrooms and seven and one-half bathrooms. Its sales price was $9,300,000.

Desert Mountain Scottsdale homes for sale

The most expensive home on the market is an estate designed by Master of the Southwest Architectural Designer Bob Bacon with 11,250 square feet. It is to-be-built and is listed for $13,000,000.

The least expensive home on the market is a Sonoran cottage two bedrooms, two and one-half bathrooms and 1,836 square feet. It is listed for $585,000.

There are twenty-one homes under contract and all of them are UCB (under contract, but accepting backup offers.) There are no pending sales as of this date.

 

DESERT MOUNTAIN HOME SALES FOR 2020 – THROUGH FEBRUARY 27, 2020

This next section looks at home sales so far in 2020.

Desert Mountain Scottsdale Home Sales 2020

The most expensive sale of this year was $3,850,000. This was for a 5,447 square foot,  four bedroom, four and one-half bathroom home on the Chiricahua course.

The least expensive sale to-date was $650,000. It was a three bedroom and bathroom Apache cottage with 2,296 square feet.

New Interactive Scottsdale Golf Community Map

– Interactive Scottsdale Golf Community Map Relaunch –

North Scottsdale, Cave Creek and Carefree are home to a large number of world-famous private and public golf courses and communities. Names like Troon, Desert Mountain and The Boulders are just some of them.

Each of these communities offers a distinct lifestyle, a variety of home types and various membership options.

Years ago, we created an interactive golf community map so that people could explore the different communities and get a sense of what they were like. We have just relaunched this map with new artwork and wanted to introduce it to you. If you hover over the image, you will be able to click through for detailed information on each of the communities.

Golf Community Information

Once you get to an individual community page, you will find several tabs with information.

It starts with a brief overview of the community.

Then you can search for homes for sale in that community.

From there, you can read a more detailed description of the community including home options and what the lifestyle is like.

Next, is information about the golf course(s) and clubs.

Following that is real estate information including homes on the market, prices and historical home sales.

Then there is a quick overview of which school districts service the community.

And finally, there is a map of the community.

While the examples I used in this post were for Desert Mountain, each of the listed golf communities in Scottsdale, Cave Creek and Carefree have this same information.

Terravita in Scottsdale AZ – 2018 Real Estate Market Update

– Terravita’s 2018 Real Estate Market Update –

Terravita is a wonderful gated golf community in North Scottsdale, located just south of the Town of Carefree. There are over twenty smaller neighborhoods that offer anything from smaller casitas to larger homes with to 4,000 square feet. Many of these homes overlook the golf course, which was designed by Billy Casper and Greg Nash.

Terravita has a large fitness center, tennis courts, multiple pools, lovely clubhouse with plenty of social events and miles of trails perfect for walking or jogging. And, folks who like to golf have the opportunity to join the Terravita Golf Club.

HOMES FOR SALE AND PENDING SALES IN TERRAVITA AS OF 11/29/2018

Terravita Homes for Sale 2018

As of the end of November, there were 23 homes for sale within Terravita. They ranged in price from $425,000 for a 1,609 square foot home to $899,000 for a 3,120 square foot home.

There were three homes in UCB status as well. The least expensive one was $589,000 (2,521 square feet) and the most expensive home was listed for $690,000 (2,866 square feet.)

Seven homes were in pending status. These homes prices ranged from $369,000 (1,409 square feet) to $795,000 (3,087 square feet.)

2018 HOME SALES IN TERRAVITA TO-DATE

Sales saw a very strong first half in 2018, with almost 70% of all of the sales year-to-date. Sales tapered in Q3, which follows our seasonal patterns. Nine sales have posted in Q4 with another ten in pending or UCB status.

Sales price to list price has remained more or less level with buyers seeing an average of 2-3% off of asking prices.

Average sold price per square foot has also been pretty level with the exception of Q3, which came in lower.

The most expensive home sale in Terravita in 2018 so far was $885,000. This was for a 4,034 square foot home with three bedrooms and three and one-half bathrooms. It had been listed for $949,900.

The least expensive home sale to-date this year was $367,250 for a 1,385 square foot home with two bedrooms and two bathrooms. It had been on the market for $374,900.

– About The Boulders –

The Boulders is known for its striking rock outcroppings that dot the landscape of this upscale golf community in North Scottsdale and Carefree. Homes dot the two golf courses and desert landscape and many homes have stunning views of Black Mountain.

A variety of home styles are represented from “lock and leave” casitas up to stunning custom territorial and contemporary homes.

The Boulders has two golf courses designed by Jay Morrish and is home to a world-famous resort with a top-of-the-line spa.

THE BOULDERS HOMES FOR SALE AND PENDING SALES AS OF 08/23/2018

There are only 22 homes for sale in The Boulders. Asking prices range from $595,000 for a 1,631 square foot casita up to $2,175,000 for a 7,303 square foot custom home.

Four homes were in UCB (Under Contract Backups) status as of the date of this report. UCB means a contract is in place, but that the seller is still actively looking for backup offers. The prices for these homes range from $689,000 (2,169 square feet) to $1,279,000 (4,115 square feet).

Ad of August 23rd, there were no pending sales in The Boulders.

THE BOULDERS 2018 HOME SALES

This next section covers 2018 home sales activity by quarter. As we are partially through Q3, the results at year-to-date.

Typically, the sales pattern in Scottsdale and Carefree starts with strong Q1 and an even stronger Q2, before quieting down in Q3. However, in The Boulders, sales in Q1 slightly outpaced Q2. We are seeing the dropoff in Q3, but with four homes in UCB status, Q3 may turn in similar results.

Buyers on average saw the highest discounts off of asking price in Q1. The sales price to list price was 90.4%, which means the average percentage off of asking price was almost 10%.

The average sold price per square foot was up about $30 per foot in Q2. Otherwise, it has been hovering in the $263 per square foot range.

The highest priced home sale in 2018 so far was $2,185,000. This was for a three bedroom, three and one-half bathroom home with 4,613 square feet. It had been on the market for $2,395,000.

The lowest priced home sale was for a three bedroom, two bathroom home with 2,536 square feet. It had been listed for $490,000 and sold for $450,000.

– About The Boulders –

The Boulders is an upscale golf community with an elegant well-known resort and spa on-site. Its landscape is very distinctive due to large boulder outcroppings throughout the community. The Boulders is home to two 18-hole golf courses that were designed by Jay Morrish as well as a tennis complex.

The Boulders offers a number of housing options. There are smaller casitas that many people use as second homes or rent out privately. (Some of these casitas are in the rental pool for the resort as well.) If you are looking for a larger home, there are lovely custom-built homes on and around the golf courses.

Below is a recap of The Boulders’ home sales activity in 2017.

THE BOULDERS HOMES FOR SALE AND PENDING SALES AS OF 11/28/2017

There are currently 46 homes for sale in The Boulders. The asking prices for these homes range from $589,000 for a 1,631 square foot casita up to $3,000,000 for a stunning custom home with 6,738 square feet.

There are four homes in UCB (Under Contract Backups) status. This status indicates that a contract has been accepted, but that the seller is still actively looking for backup offers. The prices for these UCB homes range from $789,000 (2,832 square feet) to $965,000 (3,230 square feet).

Three homes were pending sale at the end of November. The lowest priced pending was $837,000 (2,800 square feet) and the highest priced pending sale was $1,100,000 (3,683 square feet.)

THE BOULDERS 2017 HOME SALES

Below you will find all of the sales that have happened in the Boulders so far this year, broken down by quarterly performance.

As we typically see in Scottsdale, sales activity in Q2 was the highest. In fact, it was double the volume of Q1 and Q3. Q4 has only three sales to-date, but there are seven homes in UCB or pending status, so this could change a lot by the end of December.

Average sales price moved around quite a bit over the year, as did price per square foot on sold homes.

I am not seeing any real patterns emerge, with the exception of the square footage decreasing over the course of the year.

Here is an overview of the real estate market in Desert Highlands for the first three quarters of 2017, plus some of October’s activity.

Desert Highlands Homes for Sale as of 10/27/17

As of October 27th, there were thirty-seven homes for sale in Desert Highlands.

The most expensive home for sale was on the market for $4,399,300. This 11,786 square foot contemporary estate had five bedrooms and five bathrooms.

The least expensive home was listed for $649,900. This 3,100 square foot home with views had two bedrooms and three bathrooms.

Desert Highlands Home Sales – First Three Quarters of 2017 & October To-Date

This next section covers home sales activity in Desert Highlands over the first three quarters of the year and part of October.

In 2016, sales were strongest in the first two quarters. However, in 2017, sales were more concentrated in Q2 and Q3, which is what we tend to see in this area.

There are no distinct patterns in activity to note. However, the price per square foot for sold homes has dropped a bit compared to the first half of the year.

Legend Trail ScottsdaleLegend Trail is a North Scottsdale golf community where residents experience the feeling of ‘being away from it all’ and get to enjoy lovely desert and golf vistas, while still being conveniently located close to shopping and dining.

Legend Trail offers a variety of housing options. Within the seven neighborhoods, you will find condos and cottages as well as larger single-family homes.

The 18-hole golf course at Legend Trail is public and was designed by Rees Jones. The club offers has some wonderful amenities and there are golf pass options for the frequent golfer.

HOMES FOR SALE AND PENDING SALES IN LEGEND TRAIL AS OF 8/31/2017

At the end of August, there were 20 residences for sale in Legend Trail. The most expensive home for sale was listed for $1,150,000. This was a four bedroom, three and one-half bathroom home with 4,293 square feet. The least expensive home for sale was a two bedroom, two bathroom townhouse with 1,253 square feet. It was listed for $270,000.

There were four homes in UCB status, which means they were under contract, but accepting backup offers. These homes ranged in price from $445,000 to $739,900.

There was a single pending sale for a home listed for $520,000.

2017 HOME SALES IN LEGEND TRAIL THROUGH AUGUST 31ST

Typically, we see an increase in sales in Q2, but for Terravita, sales activity was level between Q1 and Q2. Sales have fallen off quite a bit in Q3, some of which can be attributed to seasonality. If the five homes that are under contract close in September, this number will be more in line with what we would expect to see.

The highest priced sale to-date in 2017 was for $1,190,000. This home had four bedrooms, four and one-half bathrooms and 4,040 square feet. The lowest priced sale this year was for $270,000. This condo had two bedrooms, two bathrooms and 1,253 square feet.

Over each quarter, the average sales price fell, but the average price per square foot stayed pretty level. The average days on market also fell over the course of each quarter.
