Here is a one-minute video overview of the Scottsdale, Arizona real estate market for the month of April.
Scottsdale Active Listings
This first image shows Scottsdale’s housing inventory in April 2018 compared to the same time in 2017.
There was a 17% decrease in the number of homes for sale from the previous year.
This next image looks at the number of homes for sale in March 2018 compared with April.
There was a 5% decrease in home inventory between the two months.
Median List Price for Scottsdale Homes
The median price is the exact center of prices, where half of the homes are priced higher and half of the homes are priced lower.
April’s median list price was $924,000. This is up quite a bit from April 2017’s median list price of $849,700.
Days on Market
Days on Market (also referred to as DOM) is a measurement that is used to get a quick sense of how the housing market is performing. A high DOM indicates a more sluggish market and a low DOM indicates things are selling quickly.
April 2018’s DOM was 105. This is a 15% decrease in DOM from April 2017.
Median Sales Price for Scottsdale Homes
Here is a median price again, but this time it is for homes that have sold.
Scottsdale’s median home sales price in April was over $576,000. This is up over April 2017’s $535,000 and down very slightly from March 2018’s $580,000.
Number of Homes Sold
Now we will take a look at home sales activity in Scottsdale.
Sales were up a healthy 11% between April 2017 and April 2018.
Looking at it from a month-to-month perspective, sales were down 1% in April compared to March.
