– Scottsdale Luxury Home Market Performance for April 2024 –
Home sales saw some nice increases in April, but new contract activity was a mixed bag.
In this report, we examine the luxury home market in Scottsdale. All of these homes were priced at one million dollars or more. Since different price points can see different results, we have split the data into four price ranges.
– APRIL 2024 –
Scottsdale Homes Priced Between $1,000,000 – $1,499,999
– Active Scottsdale Homes on the Market: The number of homes for sale fell slightly in April to 236.
– UCB Scottsdale Home Sales: After an impressive March, the number of UCBs fell sharply in April.
– Pending Scottsdale Home Sales: Pending sales did see a slight increase.
– Scottsdale Homes Sold: Home sales were excellent in April, coming in in the triple digits. This is the second highest we have seen this figure since May of 2023.
– Sales Price to Listed Price: 97.5% – On average, buyers saw a discount of 2.5% off of list price.
Scottsdale Homes Priced Between $1,500,000 – $1,999,999
– Active Scottsdale Homes on the Market: Inventory was up again in March was the highest we have seen this figure in the past year.
– UCB Scottsdale Home Sales: The number of UCBs fell 21.9% compared to February. This is still a strong showing since February saw a spike in activity.
– Pending Scottsdale Home Sales: Pending contracts increased in March, but we are still trailing where we were at this time in 2023.
– Scottsdale Homes Sold: After an impressive February, sales cooled off a bit in March. However, it still came in above the 12 month average.
– Sales Price to Listed Price: 96.5% – On average, buyers saw a discount of 3.5% off of list price.
Scottsdale Homes Priced Between $2,000,000 – $2,999,999
– Active Scottsdale Homes on the Market: Inventory crept back up slightly in April to 212. This is the second highest we have seen it in the past 12 months.
– UCB Scottsdale Home Sales: UCB contracts fell to 32, however this is the second highest we have seen them in the past year.
– Pending Scottsdale Home Sales: Pending contracts were level with March and ended the month at 50. These last two months for pendings in this price point have been very solid.
– Scottsdale Homes Sold: The number of homes sold jumped in April and this is the highest number of monthly sales were have seen in the past 12 months by a large margin.
– Sales Price to Listed Price: 95.7% – On average, buyers saw a discount of 4.3% off of list price.
Scottsdale Homes Priced $3,000,000+
– Active Scottsdale Homes on the Market: The number of homes for sale in this price point continues to climb to record levels. (I remember when we broke the 100 barrier!)
– UCB Scottsdale Home Sales: UCB contracts fell off very sharply in April and ended the month at 19. However, this is on par with the 12 month average.
– Pending Scottsdale Home Sales: Pending sales also fell after a very strong performance in March.
– Scottsdale Homes Sold: The number of homes sold jumped to the highest level we have seen in the past year. There were 51 sales and the next closest sales month saw 44 sales.
– Sales Price to Listed Price: 95.90% – On average, buyers saw a discount of 4.1% off of list price.
