Here are August 2010’s real estate sales figures for Scottsdale AZ. This analysis looks at Scottsdale single-family homes for sale, home sales that are pending and actual home sales in the city of Scottsdale.
August 2010 Highlights for Scottsdale AZ Homes for Sale:
- Active Scottsdale Homes for Sale: At the end of August, there were 2,588 homes for sale. This was up very slightly (0.5%) over July. However, this is the second time this number has increased slightly since February this year. The 12 month average for this figure is 2,776.
- Pending Homes Sales in Scottsdale: Pending home sales dipped for the fourth month in a row to 441. This figure is well below the 12 month average of 529 pending sales.
- Scottsdale Homes Sold: There were only 332 home sales in August. This is the lowest this figure has been this year since January when the monthly home sales were 267. This figure also trails the 12 month average which is 369 home sales.
Scottsdale AZ real estate had another lackluster month in August 2010 . Home inventory went up slightly, although it is still tracking behind the 12 month average, which is good news. Pending home sales and actual home sales in Scottsdale fell again. The decreases were not as large as what we saw between June and July though. And, since pending sales were down, home sales in September should continue to be depressed. On a positive note, the ‘Sales Price to Asking Price’ ratio was up to 93.4%, meaning homes were selling at less of a discount off of list price last month.
