Scottsdale AZ Single-Family Homes for Sale – May 2012

Here are the home sales figures for Scottsdale Arizona for the month of May 2012.

There are three categories of data we follow. They include the current homes for sale in Scottsdale, pending sales of homes and completed home sales. The information has been broken into monthly segments to show changes over the course of the last year.

The chart below shows active, pending and completed sales over the past year through May 2012.

The chart below shows the percentage change month over month as well as the average sales price to list price ratio for Scottsdale home sales.

May 2012 Highlights for Scottsdale AZ Homes for Sale:

  • Active Scottsdale Homes for Sale: Active homes on the market dropped for the fourth consecutive month to 1,359. This is now the lowest level we have seen in the last year. The continued shrinking of inventory will continue to cause competition among buyers, particularly in the lower-priced homes where the number of homes for sale is very low. The average number of homes on the market over the past year is 1,643.
  • Pending Homes Sales in Scottsdale: Pending home sales fell in May compared to April. However, April was an incredibly successful month for pending sales and the lack of inventory may have held this number down a bit. Over the last 12 months the average pending sales figure was 503.
  • Scottsdale Homes Sold: Home sales continued to stay strong, coming in just second to June of 2012. 564 homes sales is quite impressive when you consider the average of the last 12 months has been 430 home sales.
  • Sales Price to List Price: 94.3% – With the exception of March 2012, this is about where this figure has been coming in for the last year or so.

May 2012 kept the momentum going for the Scottsdale real estate market. We saw the second highest month of home sales that we have seen over the last 12 months and pending sales stayed strong. Inventory continues to shrink, which means we will continue to see multiple offers and competition for well-priced homes for the near future.

Grayhawk Scottsdale, Arizona – 2012 Home Sales Performance

Grayhawk Scottsdale AZ Golf Homes for Sale 85255Grayhawk is a top-notch golf community in North Scottsdale, Arizona.  It is an area that appeals to a wide variety of people and families. Within Grayhawk, there are two main sections that include a guard-gated area that wraps around the two signature golf courses as well as another great area to the west with a number of sub-developments.

This report covers single-family homes sales in the golf-oriented, gated section Grayhawk for 2012. The first chart looks at homes that are currently for sale in the gated section of Grayhawk as well as pending sales. Home prices on the market range from $430,000 to $2,595,000.

This second chart looks at home sales in Grayhawk through May 31, 2012 as well as first quarter 2012 home sales. Homes are selling at about an average of 6 homes per month. Q2 is looking to be on track with Q1 home sales.

About Grayhawk:
Grayhawk is a wonderful Scottsdale golf community. It is well-known for its two golf courses, the Talon and Raptor, at the Grayhawk Golf Club. Grayhawk is a great choice for people who want to live in a golf community, but do not want to necessarily be part of a private golf community.

Grayhawk is comprised of two neighborhoods, the guard-gated, golf-oriented Retreat and The Park. Grayhawk’s housing options vary widely. You can find anything from condos and townhomes all the way up to large golf estates. The Grayhawk Golf Club is public and is home to a full-service clubhouse with a pro shop, complete with a restaurant and bar.

Grayhawk enjoys a great location just north of the 101 and it is close to plenty of shopping, dining and entertainment options and so much more.

Where to Eat in Scottsdale AZ: The Village Coffee & Crepe Shop in Cave Creek

Village Coffee and Crepes Cave Creek AZThis last weekend, I was lucky enough to happen upon a great little place with my clients. It is called the Village Coffee Shop & Crêperie and not only does it serve great coffee and specialty beverages, but it also is an outstanding crêperie.

We were headed  to grab a quick cup of coffee and a snack and happened to see this sign on the side of Cave Creek Road. Feeling adventurous and always looking to support a local business owner, we turned into Stagecoach Village. (Stagecoach Village is a newer development right off the main drag in the town of Cave Cave Creek. It is super charming in that it is new, but designed to look like an old Western town.)

We pulled up and entered the shop. The owner greeted us warmly and walked us through their offerings. (As an aside, the small shop smelled delicious!) We ended up getting a specialty coffee and hot tea. For food, my client decided to take advantage of one of the delicious crêpes they had to offer. Since it was close to lunchtime, he picked the Dijon chicken savory crêpe which includes chicken, cheese, tomatoes, romaine lettuce and a dijon mustard sauce. He thought it was delicious and had just the right amount of food and fillings.

I was so excited that we had decided to stop in here, because the owner could not have been nicer and their products were great.

The crêpe menu is quite deep. For instance, on the sweet side, they have offerings like peaches and cream, bananas foster, zesty lemon,  strawberry apple, and the ever so traditional Nutella. On the savory side, they have a Caesar salad crêpe, raspberry chicken, vegetable crêpe and more.

If you are aStagecoach Village shopping in Cave Creek breakfast person, they also have a number of offerings. Some choices include egg and cheese,  or egg and cheese with a breakfast meat, vegetarian with spinach and cheese and more.  They also offer a seasonal fruit cup.

What’s interesting is that if you are not a crepe person, they are happy to make any of their offerings into a crêpe-free salad. They also offer gluten-free crêpes for those folks with gluten intolerance.

All said, there are about 21 sweet crêpe offerings, around 7 savory choices and about another 7 different choices for breakfast crêpes. Needless to say, there is definitely something to please everybody.

I’m so pleased I found The Village Coffee Shop in Cave Creek. It is such a great addition to the community and I look forward to going back many times and working my way through the many crêpes and coffees they have to offer.

DC Ranch is a fabulous golf community in North Scottsdale. Homeowners enjoy extensive amenities and a wonderful, desert lifestyle. It is home to the DC Ranch Country Club as well as several elegant neighborhoods.

There are two charts in this overview. The first looks at current single-family  homes for sale in DC Ranch as well as pending home sales. The second report looks at home sales year-to-date in 2012. (DC Ranch is also home to condominiums and townhomes, but for the purposes of this report, I am concentrating on single-family homes.)

DC RANCH HOME SALES – YEAR-TO-DATE 2012

Home sales activity has been strong with an average of about 10 homes per month. Because of the large variation in home prices, it is hard to really read into the detailed statistics, but at least you can get an idea of how things have been moving.

ABOUT DC RANCH IN SCOTTSDALE ARIZONA

DC Ranch is a luxury home community located in North Scottsdale, Arizona. DC Ranch is comprised of many different neighborhoods. They range from condo and townhome communities all the way to guard-gated , multi-million dollar estates.

Legend Trail Scottsdale AZ – 2012 Home Sales Report

Legend Trail Golf Homes Scottsdale AZLegend Trail is a wonderful golf community in the northeast part of Scottsdale. It features an 18-hole golf course designed by Rees Jones. Within Legend Trail, there are eight communities and 824 homesites, including single family homes and condos.

Here are the most current home sales statistics for Legend Trail. The first chart shows homes on the market currently and the second shows pending home sales as of May 24th, 2012.

There is a wide variation in asking prices at Legend Trail, which means you should be able to find the type of home that works best for. The least expensive unit on the market is a 2 bedroom, 2 bathroom condo in The Retreat.  The most expensive home for sale is an over 4,000 square foot home with incredible views.

There are currently five homes under contract. These homes are in the lower to mid-range for Legend Trail price points.

Here are home sales in Legend Trail for 2012 year-to-date. As you can see, sales have been brisk and have picked up as we have gone through the second quarter.  Sales in April and May are already to the levels we saw for the entire first quarter.

Legend Trail provides you with the resort-living, “away from it all” feel, but in actuality, you are minutes away from dining and shopping. Terravita Scottsdale AZ – 2012 Home Sales Performance

Terravita Golf Community North Scottsdale AZThe golf community of Terravita is found in North Scottsdale, nestled just south of the community of Carefree. Terravita is comprised of 23 sub-neighborhoods and encompasses 823 acres. Current asking prices range from $309,000 for a 1,670 square foot unit to $1,200,000 for a 5,000 square foot home.

Below is a snapshot for 2012 home sales figures for Terravita. The first chart is an overview of current homes on the market as well as pending sales as of May 21st. The second chart looks at actual home sales in Terravita for 2012, including Q1 and year-to-date sales.

As you can see there is a little over 2 months of inventory for sale in Terravita at this time. On average, the asking price is over a half a million dollars, but entry level units start in the low $300’s. The pending sales are more concentrated around the lower end of the price spectrum, which is pretty common for the area right now.

2012 Terravita Home Sales Year-to-Date

Terravita home sales are doing well and so far Q2 2012 is on track to be extremely strong. We are less than two months into the second quarter and we have almost matched all of Q1’s sales. Average price per square foot is up and cumulative days on market have dropped.

Terravita is a wonderful community in North Scottsdale that has a long list of amenities, including close-up views of Black Mountain, a staffed guard gate and a focus on outdoor living. Terravita is home to 23 micro-neighborhoods with homes that range in square footage from about 1,400 square feet to more than 3,800 square feet.

Terravita is a very social community and many of these events take place in or around the 34,000 square foot clubhouse. The clubhouse has options for casual and fine dining and there is room for private parties.

There is a fitness facility, pools and a tennis complex. Walking trails all over the community provide an alternative exercise option, allowing you to enjoy the scenery. Shopping, cultural activities and restaurants are all nearby and the Phoenix airport is less than an 45 minutes away.

The Boulders Scottsdale and Carefree, AZ – 2012 Home Sales Data

The Boulders Resort Scottsdale Carefree AZHere are the 2012 home sales results for the luxury golf resort community of The Boulders  located in Carefree and Scottsdale, Arizona. The Boulders is known to many as the high-end golf and spa resort tucked into the amazing rock formations. However, The Boulders also offers a large variety of residential options ranging from “lock and leave” casitas all the way up to multi-million dollar homes.

There are three sections to the home sales data. The first is an overview of the current inventory for sale in The Boulders. The second section is pending home sales as of May 18th. The final section is 2012 home sales. It looks at sales for Q1 2012 as well as sales year-to-date.

There is a very wide range in regard to asking prices for Boulders homes. It goes from $419,000 for an updated townhome up to $2,495,000 for a larger estate home with a separate large villa. The average list price comes in at just under $1 million.

There are currently four homes pending sale at The Boulders, ranging from $650,000 for a 3,061 square foot home to $1,190,000 for a 3,684 square foot home.

Here are the home sales for The Boulders in 2012. As you can see, sales activity has been accelerating as we move into Q2 20211.  Average sales price is up as well as average price per square foot. We  saw an increase in average days on market, but I would attribute that to the fact that higher-priced homes take longer to sell and therefore have a longer tenure on the market.

My Favorite Things to Eat in Scottsdale AZ – Part 5

It’s been a while since I have done one of my favorite things to eat in Scottsdale, Arizona blog posts, so I figured it was time again.

Scottsdale Burger RestaurantsToday, there are five things on my list that I love to eat in Scottsdale and the surrounding areas.

1) Jasper’s Peak Deviled Eggs with Crab  – NOW CLOSED –  Jasper’s Peak in Grayhawk prepares these deviled eggs with crab meat, capers, mayo and mustard and more. They are great  – very creamy and salty and delicious. You tend to see a lot of deviled eggs on the menu in the southern states, but not so often in Scottsdale, so these are a treat.

2) Lush Burger Ahi Burger – My next pick is the ahi tuna burger at Lush Burger at DC Ranch. The ahi is diced, seasoned and formed and cooked like a traditional hamburger. It served on a bun with a delicious slaw and sauce. I have tried tuna burgers elsewhere and they don’t even compare.

3) Blue Burger Grille Turkey Burger– Keeping on the burger track, the turkey burger at Blue Burger up at the Summit in North Scottsdale is my favorite turkey burger I’ve ever tried. The turkey itself is extremely moist and juicy and I have yet to be able to replicate it at home.  Since Blue Burger lets you “build your own,” I love mine with some Swiss cheese on whole wheat bun and lots of vegetables. It doesn’t hurt to have the sweet potato fries on the side. They too, are excellent and it’s hard to keep everybody’s hands off my plate when these are ordered.

My last two picks go to the sweeter side.

4) Oatmeal Cookie Frozen Yogurt at Yogurtology –  The Oatmeal Cookie yogurt  at Yogurtology in Grayhawk is delicious.  I don’t know how they do it,  but it somehow has a little bit of the texture of oatmeal cookies combined with the yogurt.  It’s one of my favorite flavors and if it’s on the menu, I definitely have some. (The Grayhawk location is now closed, but there are other locations in the Valley.)

5) Nothing Bundt Cakes – My final pick for today is actually from a small chain called Nothing Bundt Cakes and that is exactly what they do –  they make Bundt cakes. They have larger cakes that can be used for special events and parties with tons of decorative options to choose from. But they also have smaller “Bundtlets” that can be shared between one or two people. Then, they have the “Bundtinis.” These are the perfect bite sized ways to enjoy the cakes. One of my favorite flavors is the lemon Bundt cake with their cream cheese and butter cream frosting. They also have a chocolate chocolate chip that is delicious. The Scottsdale location is just north of Kierland on Scottsdale Road and the best part is that they always seem to have samples available. It is a great way to try before you buy and a nice little sweet treat.
