October ended with 1,106 homes on the market. This is a 15% increase in inventory when compared to the end of September. Inventory has been increasing slowly each month after hitting a low in June.

And we look at October 2023 in comparison to October 2022, inventory was down by 8.8%.

I used to use median list price data, but I no longer have access to that. Instead, I will use average list price. Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely cheap or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.

October’s average list price of homes in Scottsdale was more than $2.25 million. This represents an increase of 4.2% month-over-month. It is also 10.9% higher than October 2022’s average list price.  

Days on Market

The Days on Market (also shown as DOM) is an indicator of how long it is taking homes to sell in a given market. If you see a high DOM, that indicates that homes are sitting on the market for longer periods. Low DOMs mean homes are selling at a brisker pace.

The Days on Market for Scottsdale in October was 61 days. This is level with what we saw in the previous month and up a single day when compared to last October.

Now we will take a look at what homes sold for in October.

The sales price in October was over $1.5 million. This is up 11.9% month-over-month. And if you look at it from a year-over-year standpoint, the average sales price was up 13.3%.

And finally, we get to homes sold in Scottsdale in October.

Home sales in October were down 2.6% when compared to the previous month. And if we look at October 2022 and 2023, home sales activity was down 4.1%.

Scottsdazzle 2023: The Holiday Extravaganza is Coming Back!

At the end of the month, Scottsdazzle is kicking off for another year. So if you are looking for a festive and fun way to celebrate the holiday season, don’t miss the Scottsdazzle Holiday Extravaganza in Scottsdale, Arizona.

This annual event features stunning lights and decorations, the best in dining and shopping, and will feature more than 45 incredible events for the whole family.

Scottsdazzle has been a Valley tradition since 2015, and this year, it is going to be bigger and better than ever. The city of Scottsdale has announced that it will introduce new decorations and entertainment to level up this popular event.

Here are some of the highlights of Scottsdazzle 2023 that you can look forward to:

  • Sing-Along & Tree Lighting Ceremony – November 25th – This is the kick-off event of Scottsdazzle, where you will enjoy holiday music, live entertainment, drinks, and a lighting ceremony at the Scottsdale Waterfront.
  • Meet Santa at the Market – November 25th, December 2nd, 9th and 16th – Children can visit with St. Nick at the Old Town Scottsdale Farmers Market near 1st Street and Brown Avenue. This is a great opportunity to take photos with Santa while you shop for fresh produce and local goods.
  • Small Business Saturday – November 25th – This is a day when you can support local retailers and businesses in Old Town Scottsdale, many of whom will offer seasonal goodies and festive discounts. You can find unique gifts and souvenirs for your loved ones and yourself.
  • Scottsdazzle Stroll – December 2nd, 9th and 16th – This is a chance to admire the holiday lights and décor along the banks of the Scottsdale Waterfront. You can also take a photo at the Scottsdazzle tree, drink hot cocoa or coffee, and support local vendors selling treats. There will also be live musical entertainment to add to the festive atmosphere. Don’t worry if you cannot make it one of those evenings, you can experience the lights and decorations from November 25th through December 31st.
  • Gold Palette ArtWalk – December 7th – Old Town Scottsdale is known for its weekly ArtWalks and once a month, they have a special and themed walk called the Gold Palette. During the ArtWalk, you can explore the Scottsdale Arts District and its many galleries. There will be strolling carolers, hot cocoa, and holiday decorations. Admire the artworks of local and national artists and buy some for your collection.

These are just some of the free festive events that you can enjoy at Scottsdazzle 2023. Other activities include a Sugar Plum Tea Party, the Live Nativity at the Old Adobe Mission, whiskey tasting, magic shows, hands-on classes and workshops and so much more! Scottsdale AZ Single Family Home Sales – October 2023

October continued the seasonal trend of lower sales activity. Sales and pendings were down, but we did see some new inventory added to the market and an increase in new contracts.

SCOTTSDALE HOME SALES ACTIVITY – OCTOBER 2023

We look at the following four metrics on a monthly basis:

– Single-family homes for sale – Orange Line – The number of homes were for sale at the end of the month.
– Under contract, but accepting backup offers (UCB) – Gray Line – How many homes were in UCB status at the end of the month.
– Pending home sales – Yellow Line – The number of pending sales there were at the end of the month.*
– Home Sales – Blue Line – The number of homes that sold.

OCTOBER 2023 RESULTS

  • Scottsdale Homes for Sale: Inventory was up another 15% compared to September. This figure is similar to where the market was in November 2022.
  • UCB (Under contract, accepting backup offers): The number of homes in UCB status at the end of the month was up over the previous month and came in at 132.
  • Pending Homes Sales in Scottsdale: Pending contracts decreased to the lowest level we have seen in the past year.
  • Scottsdale Home Sales: Home sales were down again, but did not experience a dramatic drop like we saw between August and September.

This next section includes two more items that we track on a monthly basis:

Percent Change Month Over Month – On the top is Percent Change Month Over Month. Here we compare the monthly performance to the prior month. This allows us to easily track trends. For example, in September, the number of UCB contracts was up 11.4% following five months of declines.

Sales Price to List Price – On the bottom, we compare the average list price with the average sales price to see what buyers are paying relative to what the home was listed for. In October, the sales price to list price was 97.0%, which means buyers saw an average discount of 3% off of list price.

*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.

PRICING A HOME
You may have heard that there is not much housing inventory right now, which means that prices are high across the board. This is great news for you as a home seller! The timing is perfect for you to realize a return on your investment in your home.
 
But even in today’s market, there are still many homes that sit, waiting for an offer, for months and months. Any additional time spent as an active listing on the Multiple Listing Service (MLS) means that you are still making payments on your mortgage and that you are still not getting potential equity out of your home.
 
Perhaps even worse is what buyers and their agents may think about homes that have been on the market for too long. A buyer’s first impression about a property that has been listed for a long time is “Is there something wrong with the home?”
 
That thought may scare away some buyers, and it might prompt the ones who remain interested to try to lowball you when they submit an offer on your home.

The good news is that most repairs are merely cosmetic and fairly inexpensive. Think of the things on your to-do list: that leaky faucet and the painting touch-ups that were bothering you when you lived in the house, and they’re going to bother the new owners too.
  • CLEANLINESS

Each dish left in the sink or dust bunny in the corner is going to detract from the perceived value of your home, which means a lower offer amount and more time on the market for you.
  • STAGING
According to a recent study by the National Association of REALTORs®, 96% of buyer agents reported that staging had some effect on their clients’ view of homes. They said that staging made it easier for their clients to visualize the property as a future home and that they were more likely to overlook some of the property’s faults.
 
And staging can turn into extra cash for sellers like you! A survey reveals that 52% of buyer clients were willing to offer more on a staged home than a similar home that was not staged — as much as 20% more than asking price!

Things to Do in Scottsdale – November 2023

– Scottsdale Events – November 2023 –

It is hard to believe that November is here already! Now that we are headed into the end of the year and the weather is cooler, we start to see a lot more events taking place in Scottdale and around the Valley.

  • Carefree Art & Wine Festival – November 3rd- 5th – The Carefree Art & Wine Festival will be back in downtown Carefree.  Over 165 talented artists displaying over 5,000 works of art will be in attendance. There is also an option to do wine tasting and learn more about the wines being served. The event runs from 10AM to 5PM daily.
  • Canal Convergence –  November 3rd -12th – Canal Convergence returns on the 3rd and this year’s theme is The Power of Play.  The Scottsdale Waterfront will feature large-scale, light-based art installations, many of which have an interactive component. In addition to the art installations, there will be workshops, educational sessions, art tours, a beer and wine garden, live performances and more.
  • Bentley Scottsdale Polo Championships – November 4th – This over-the-top Polo Party is coming back. Watch four exciting polo matches, take in the newest fashions, explore luxury cars and so much more. This year, they have added a Sunset Afterparty with a DJ. Come dressed in your polo best!

  • PGA’s Charles Schwab Cup Championship – November 9th – 12th – The Phoenix Country Club will again host the Schwab Cup. The pro-am takes place on November 8th and match play starts on the 9th. On Saturday the 11th, there will be a military ceremony in the morning in honor of Veterans Day.
  • American Cup Championship Arabian Horse Show – November 10th – 12th – This equestrian event that caters to talented younger riders is back at WestWorld. There will also be a vendor area to shop.
  • AZ Barrels, Bottles & Brews – November 18th – Salt River Fields will be hosting over 25 Arizona companies that create craft beers, wine and spirits. Tickets include drink samples and there will be food for purchase as well. Ticket options include VIP, General Admission and Designated Driver.
  • Phoenix Home & Garden Home Tour – November 18th – Love touring beautifully designed homes? The Phoenix Home & Garden Tour is a self-guided tour that will feature some of the Valley’s most beautiful homes.
  • Pet-A-Palooza – November 18th – 19th – This “Day of the Dog” pet-friendly event is coming back to Scottsdale. Over the course of the two days, take in wiener dog and chihuahua races, and their play on the Running of the Bulls with bulldog and French bulldog races. For the pups, there will be a pool party, a foam party, pet cabanas, photo booth opportunities and more. Here are the various attractions.
  • Ain’t Too Proud – The Life and Times of the Temptations – November 14th – 19th – This Tony award-winning musical will be at ASU Gammage Theater for a  short run. Follow the lives and rise of The Temptations while hearing their top hits and taking in the amazing choreography.
  • 26th Speedway Motors Southwest Nationals – November 17th – 19th – Over 3,000 hot rods, custom cars, muscle cars, trucks and more will be on display all weekend competing for awards. There will also be a dragster exposition and an autocross. The event will feature a Kids’ Zone plus food and beverage options.
  • Arizona Boardwalk’s Harvest Festival – November 18th – This free event will run from 10AM to 2PM and will feature pumpkin picking and decoration, arts and crafts, face painting, bounce houses, games and more.
  • Phoenix Zoo’s ZooLights – November 22nd – January 14th – Everyone’s favorite, ZooLights, will be back starting at the end of the month. With almost 4 million lights, you are sure to be amazed. This year, they have new wildlife lanterns and an enhanced s’mores station. Want to get in sooner? There is a Wildlights for Wildlife charity event on November 5th and a Cruise ZooLights event on November 6th.

September was another quieter month, as we had expected. For the most part, listings were up and sales were down. However, a few segments saw an uptick in pending inventory.

Each month, we examine the luxury home market in Scottsdale. We look at the number of homes for sale, new contract activity as well as home sales. To show more detail, we have split this information into four price ranges.

– SEPTEMBER 2023 –

Scottsdale Homes Priced Between $1,000,000 – $1,499,999

Scottsdale Homes for Sale between $1 and $1.5 million September 2023

– Active Scottsdale Homes on the Market: Inventory has continued to climb for the second straight month and was up 12.2% over the end of August.
– UCB Scottsdale Home Sales: UCB contracts were down by one and closed out the month at 31.
– Pending Scottsdale Home Sales: The number of pending contracts had a nice rebound and were up 23.1% over the end of September.
– Scottsdale Homes Sold: Home sales dropped significantly in September due to fewer homes being in the pipeline in August.
– Sales Price to Listed Price: 97.2%- On average, buyers saw a discount of 2.8% off of list price.

Scottsdale Homes Priced Between $1,500,000 – $1,999,999

– Active Scottsdale Homes on the Market: The number of homes for sale increased 17.3% between the end of August and the end of September. This is above the 12 month average of 121.
– UCB Scottsdale Home Sales: UCB contracts posted the worst performance we have seen in the last year. The month closed out with 9 UCBs.
– Pending Scottsdale Home Sales: The number of pending contracts was also down for the second month in a row.
– Scottsdale Homes Sold: After a very strong August, home sales were down again in September.
– Sales Price to Listed Price: 97.0% – On average, buyers saw a discount of 3% off of list price.

Scottsdale Homes Priced Between $2,000,000 – $2,999,999

Scottsdale Homes for Sale between $2 and $3 million September 2023

– Active Scottsdale Homes on the Market: Active inventory was up over August, but is still coming in just shy of the 12 month average.
– UCB Scottsdale Home Sales: The number of UCBs remained level with August.
– Pending Scottsdale Home Sales: Like we have seen in other price points, pending sales rebounded in September. They were up 24.2% over the previous month.
– Scottsdale Homes Sold: The number of homes sold fell 50% from the previous month. Since we have a little more activity in the pipeline, this should go back up in October.
– Sales Price to Listed Price: 97.7% – On average, buyers saw a discount of 2.3% off of list price.

Scottsdale Homes Priced $3,000,000+

Scottsdale Homes for Sale over $3 million September 2023.

– Active Scottsdale Homes on the Market: Inventory was back up to levels we saw earlier in the year.
– UCB Scottsdale Home Sales: After a very low-performing August, UCB contracts almost doubled in September.
– Pending Scottsdale Home Sales: Pending sales were up for the second month in a row. There were 33 at the end of September, ahead of the 12 month average of 29.
– Scottsdale Homes Sold: Sales were level with August, with 19 homes that closed.
– Sales Price to Listed Price: 94.8% – On average, buyers saw a discount of 5.2% off of list price.

Scottsdale’s Canal Convergence is Back for 2023

Canal Convergence returns to the Scottsdale Waterfront starting on November 3rd and wraps up on November 12th. It will run from 6PM to 10PM on Fridays and Saturdays and from 6PM to 9PM on Sunday through Thursday as well as the final Sunday evening.

One of my favorite annual events is about to return and I highly recommend heading over to experience it for yourself if you have not already. 

Canal Convergence is a 10-night public art event that transforms the Scottsdale Waterfront into a dazzling showcase of light, art, and water. The event features large-scale, immersive artworks created by artists from all over the world. In addition to the fantastic art, there will be art-related tours, educational sessions, live music, food and beverage for sale, family activities and much more.

The Power of Play is this year’s theme. Artists were challenged to integrate acts of play into their work and the public’s interaction with the artwork and I cannot wait to see how this theme is interpreted by the artist.

Here are just some of the creations you can explore at Canal Convergence 2023:

  • DICE: Jump, spin, and dance in the interactive zone and watch your movements mimicked by silhouettes on five giant dice floating above the Arizona Canal. 
  • Ripple: This interactive light and sound installation takes inspiration from the water below the Marshall Way Bridge. By stepping onto a touch-sensitive pad, participants can create ripples above.
  • Light Forest: Sixteen pillars with over 27,000 LED lights form a walkway through which you can experience music and an accompanying light show. Light Forest will remain in place through December 31st.
  • Aquatics: Design, create and then release your mystical creature into a virtual ecosystem. Then watch all of the creations interact with each other.

In addition to the artworks, Canal Convergence will also feature a variety of related events and activities, including:

  • Opening Celebration: The VIP Opening Celebration will take place from 6PM to 9Pn on Saturday, November 4th. Enjoy light bites, a drink, VIP lounge access and more.
  • Art Tours & Workshops: Select from one of the of the tours and get a in-depth look at the art. t There are also a number of tickets workshops to experience.
  • Drop In Activities: There are also a quite a few entertaining activities you and drop-in for and have fun creating and doing.
  • Food Trucks and Beer Garden: Enjoy a variety of food and drinks from local vendors while you explore the artworks and enjoy the festivities.

The number of single-family homes for sale in Scottsdale was up by 9.7% at the end of September when compared to August. Inventory has been increasing slowly each month after hitting a low in June.

When you compare September 2023 to where we were at the same time last year, inventory was down 22.5%.

Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely cheap or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.

The average list price of homes in Scottsdale in September was over $2.15 million. This is down slightly over August’s $2.18 million, but up over September 2022’s $1.98 million.

The Days on Market gives you an idea of how quickly (or not) homes are selling. Many people simply refer to it as DOM. The higher the number, the longer it takes homes to sell. And the lower the number, home sales are taking place at a faster pace.

In September, Scottsdale’s DOM was 61 days. This is up 16.4% compared to September 2022, but was down 21.3% when compared to August’s 74 days.

As I explained in the average list price section, we have moved from median sale price to average sale price.

September’s average sales price was $1.34 million. This is down 1.5% compared to August’s $1.39 million. However, it was up 9.8% compared to the same month last year.

September sales were down 22.3% compared to August. They were also down year-over-year by 5.5%.
