Luxury Condo Sales in Scottsdale and Phoenix – December 2024

December sales activity for luxury condos was much more muted as people took a break from the market to enjoy the holidays.  

In this report, we examine the sales activity of luxury condos in Scottsdale and Phoenix that had been listed for at least $1 million.  

ACTIVE LISTINGS AT THE END OF DECEMBER

Inventory for these luxury homes was up again in December, moving to ninety-two condos for sale. Seventy-three of them were in Scottsdale and the remaining nineteen were in Phoenix. . 

The most expensive unit for sale has held this spot for a while. Located in ICON at Silverleaf, this final penthouse unit is listed for $12,900,000. It has four bedrooms, four and one-half bathrooms and covers 6,288 square feet and is the highest-priced condo the Scottsdale market has seen. 

The lowest-priced luxury condo was located in Toscana at Desert Ridge. This two bedroom, two and one-half bathroom unit is 1,777 square feet and has an asking price of $1,404,250.

UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

A total of four luxury condos were in UCB status at the end of the month.

UCB Condos in Scottsdale

  • Optima Camelview – Two bedrooms and bathrooms. 1,416 square feet. Asking price was $1,145,000.
  • Atavia – Three bedrooms, three and one-half bathrooms, 2,957 square feet. Asking price was $1,804,000.

UCB Condos in Phoenix

  • Optima Biltmore – Three bedrooms and bathrooms, 2,312 square feet. Asking price was $1,150,000.
  • Toscana at Desert Ridge – Three bedrooms, two and one-half bathrooms, 2,177 square feet. Asking price was $1,395,745.

PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

The number of pending sales was up by one at the end of December. When the month ended, there were 139 pendings. As noted previously, the vast majority of pending contracts are for communities that are being built out.

Expert Forecasts for the 2025 Housing Market

Wondering what’s in store for the housing market this year? And more specifically, what it all means for you if you plan to buy or sell a home? The best way to get that information is to lean on the pros.

Experts are constantly updating and revising their forecasts, so here’s the latest on two of the biggest factors expected to shape the year ahead: mortgage rates and home prices.

Will Mortgage Rates Come Down?

Everyone’s keeping an eye on mortgage rates and waiting for them to come down. So, the question is really: how far and how fast? The good news is they’re projected to ease a bit in 2025. But that doesn’t mean you should expect to see a return of 3-4% mortgage rates. As Lawrence Yun, Chief Economist at the National Association of Realtors (NAR), says:

“Are we going to go back to 4%? Per my forecast, unfortunately, we will not. It’s more likely that we’ll go back to 6%.”

And the other experts agree. They’re forecasting rates could settle in the mid-to-low 6% range by the end of the year (see chart below):

But you should remember, this will continue to change as new information becomes available. Expert forecasts are based on what they know right now. And since everything from inflation to economic drivers have an impact on where rates go from here, some ups and downs are still very likely. So, don’t get caught up in the exact numbers here and try to time the market. Instead, focus on the overall trend and on what you can actually control.

Will Home Prices Fall?

The short answer? Not likely. While mortgage rates are expected to ease, home prices are projected to keep climbing in most areas – just at a slower, more normal pace. If you average the expert forecasts together, you’ll see prices are expected to go up roughly 3% next year, with most of them hitting somewhere in the 3 to 4% range. And that’s a much more typical and sustainable rise in prices (see graph below):

So don’t expect a sudden drop that’ll score you a big deal if you’re thinking of buying this year. While that may sound disappointing if you’re hoping prices will come down, refocus on this. It means you won’t have to deal with the steep increases we saw in recent years, and you’ll also likely see any home you do buy go up in value after you get the keys in hand. And that’s actually a good thing. 

And if you’re wondering how it’s even possible prices are still rising, here’s your answer. It all comes down to supply and demand. Even though there are more homes for sale now than there were a year ago, it’s still not enough to keep up with all the buyers out there. As Redfin explains:

“Prices will rise at a pace similar to that of the second half of 2024 because we don’t expect there to be enough new inventory to meet demand.”

Keep in mind, though, the housing market is hyper-local. So, this will vary by area. Some markets will see even higher prices. And some may see prices level off or even dip a little if inventory is up in that area. In most places though, prices will continue to rise (as they usually do).

Scottsdale Active Listings

Active listings fell at the end of December. We see this happen seasonally since some sellers take their homes off of the market for the holidays and many listing contracts expire at the end of the year.

We saw a drop of 17.9% in listings between November and December. However, inventory was up 10.5% when compared with December 2023.

I used to use median listing price data, but I no longer have accurate access to that information. Instead, I will track average listing prices. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)

Scottsdale’s average list price came in just above $2.5 million. Average list price has been more or less increasing each month for a while. 

Compared to November, the average list price was up 4.4% and if you look back to the same month last year, the average list price increased 3.3%.

It was up 7.3% when compared to the end of October and up 4.6% when compared to November 2023.

Days on Market, (also referred to as DOM,) is a simple and easy way to track the health of a market by measuring how long it is taking homes to sell on average. High DOMs indicate homes are taking longer to sell and a low DOM means homes are selling at a rapid pace.

Scottdale’s DOM in December was 85. This higher number can be attributed to a $12 million dollar home that sold after being on the market for almost two years.

The DOM for December was 85. This is 16.9% higher than November and 11.8% higher than December 2023.

This next section takes a look at what homes actually sold for. The average sales price was just under $1.6 million in December. 

This is quite a bit (10.4%) higher than the average sales price in November. And when comparing year-over-year, December 2024’s average sales price was up 5.3%.

We saw a slight increase in end-of-year sales.

Home sales were up 4.3% when compared to November and up a healthy 12.5% when compared to December 2023.

– December 2024 Scottsdale Homes for Sale and Home Sales –

With the end of the year, we tend to see a little flurry of activity as people are trying to get things done before the new year. We also see inventory decrease as people take their homes off of the market for the holidays and many listing contracts expire on December 31st.

For this report, we track four sales metrics related to Scottsdale’s housing market: 

– Single-family homes for sale – Orange Line – The number of homes for sale at the end of the month. 
– Under contract, but accepting backup offers (UCB)* – Gray Line – How many UCBs there were at the end of the month.
– Pending home sales* – Yellow Line – The number of pendings at the end of the month.
– Home Sales – Blue Line – The number of home sales over the course of the month.

DECEMBER 2024 RESULTS

  • Scottsdale Homes for Sale: Inventory dipped as we closed out the year. This is something we see annually due to the holidays and expiration dates on listing agreements.
  • UCB (Under contract, accepting backup offers): After a strong November, we saw new contracts fall off in December. We tend to see this every year due to the holidays.
  • Pending Homes Sales in Scottsdale: Similarly to UCBs, pendings also fell, but at a slower pace.
  • Scottsdale Home Sales: November’s strong activity around new contracts led to a 4.3% increase in sales in December.

Below are two more sales metrics we track to monitor Scottsdale’s market.

Percent Change Month Over Month – Percent change compares the month’s activity with the previous month’s. With the exception of home sales, which increased, all of the other items saw a decrease in December.

Sales Price to List Price – This measurement gives you a sense of what homes are selling for in relation to their asking prices. In December, it was 97%, meaning homes sold on average for 3% less than what they were listed for.

*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.

Things to Do in Scottsdale – January 2025

– Scottsdale Events – January 2025 –

I am a little late on getting this one out, but there are plenty of fun things to do coming up this month. Welcome to 2025!

Here are some hand-picked ideas for things going on this January in and around Scottsdale:

  • ZooLights at the Phoenix Zoo – Ends January 12th – This is the last week to enjoy the Phoenix Zoo’s Zoolights. Be dazzled by millions of lights and creative displays all around the zoo.

  • Arizona Fine Art Expo – January 10th – March 31st – This award-winning art show is back for the 2025 season. Located in Scottsdale, you can watch talented artists create as you stroll around. Season passes are available so you can return as often as you wish. An onsite cafe serves drinks, snacks and food.
  • Maricopa County Home Shows – January 10th – 12th – Over 1,000 home-related vendors will be on hand for this home show at the Arizona State Fairgrounds. Besides meeting the vendors, there are many planned workshops and seminars to attend. A large food court will be onsite to keep you fueled up.
  • Arizona Wedding Show – January 11th – 12th – Getting married? Come to this all-things-wedding event to meet with vendors, get ideas, sample sweet and savory treats and take in the fashion shows highlighting the newest trends.
  • Carefree Art & Wine Festival – January 17th – 19th – The 32nd annual Art & Wine Festival will return to downtown Carefree. Over 155 juried artists will display their incredible art including watercolors, sculptures, photography and more. And if you would like some wine as you stroll, a tasting ticket and glass can be purchased onsite.
  • Rock ‘n’ Roll Marathon – January 18th- 19th – It is back! The Rock ‘n’ Roll Marathon will take place the weekend of the 18th and participants will get to enjoy live music all along the course. The 5K will take place on Saturday and Sunday will feature the 10K and Half Marathon. This is a super fun high-energy event.
  • Barrett-Jackson Collector Car Auction – January 18th – 26th – One of the most exciting annual events returns at the end of the month – Barrett Jackson! This world-class auction will feature some of the most exclusive collector cars in existence. This is another not-to-miss event! The kickoff concert on the 17th will be headlined by Sammy Hagar and friends.
  • Celebration of Fine Art – January 18th – March 30th – Along with the Arizona Fine Art Expo, the Celebration of Fine Art features one hundred highly talented artists creating and selling their works.
  • Arizona Concours d’Elegance – January 19th – The Concours d’Elegance collector car exhibition returns to the Scottsdale Civic Center on the 19th and stunning cars will be on display in hopes of winning the top prize.
  • MLK Little League Tune-Up Clinic – January 20th – Read to get ready for Little League season? This three-hour clinic for players aged 5-12 is the answer! They will get to practice on Salt River Fields baseball facilities while being coached by former MLB/Minor League coaches and players!
  • Scottsdale Western Week – January 25th – February 2nd – This annual event is definitely one to attend. It is packed with tons of activities that range from a Golden Palette ArtWalk to a Native Art Market to car show,  live performances and more. The Hashknife Pony Express will ride into town on the 31st with over 20,000 pieces of mail to be delivered. And not to be outdone, the Parada del Sol parade and the Arizona Indian Festival will also take place. Add to all of this live music performances, food trucks and so much more makes it a great way to celebrate Scottsdale’s Western heritage.
  • A Taste of AZ Food & Drink Festival – January 25th –  Are you ready for an afternoon of delicious food and tasty drinks? Then look no further. Head to Salt River Fields to sample food and drink from popular local restaurants and purveyors. It is likely to sell out, so be sure to buy your tickets in advance. (21+)

Scottsdale AZ Luxury Home Market – November 2024

– Scottsdale Luxury Home Market Performance for November 2024 –

This report covers Scottsdale’s luxury home market. To be included in this report, the homes had to have a list price of one million dollars or more. Because different price points behave differently, we divided the information into four price bands.

November was a mixed bag in terms of performance. Some price points had a solid month and not so much in others.

– NOVEMBER 2024 –

Scottsdale Homes Priced Between $1,000,000 – $1,499,999

Scottsdale home sales between 1 and 1.5 million November 2024

– Active Scottsdale Homes on the Market: The number of homes for sale was down slightly when compared to October, but this was still the second-highest month of inventory in the past year.
– UCB Scottsdale Home Sales: UCB contracts were up slightly in November, coming in one higher than the 12 month average of 39.
– Pending Scottsdale Home Sales: Pendings sales fell in November after a strong October, but they were were still on par with the 12 month average.
– Scottsdale Homes Sold: October was a fantastic sales month, so it is not surprising to see sales fall in November. However, 74 sales is closer to what we would expect in a high-season month, so this was a solid performance.
– Sales Price to Listed Price: 96.9% – On average, buyers saw a discount of 3.1% off of list price.

Scottsdale Homes Priced Between $1,500,000 – $1,999,999

Scottsdale home sales between 1.5 and 2 million November 2024

– Active Scottsdale Homes on the Market: After a big jump in October, the inventory of homes for sale fell slightly by the end of November.
– UCB Scottsdale Home Sales: UCBs fell to their third lowest level in the past twelve months.
– Pending Scottsdale Home Sales: Pendings were down slightly at the end of November, but still turned in a decent performance.
– Scottsdale Homes Sold: After a great performance in October, we saw an even better one in November. There were 48 sales, coming in above the 12 month average of 45.
– Sales Price to Listed Price: 96.9% – On average, buyers saw a discount of 3.1% off of list price.

Scottsdale Homes Priced Between $2,000,000 – $2,999,999

Scottsdale home sales between 2 and 3 million November 2024

– Active Scottsdale Homes on the Market: The number of homes for sale in this price point almost crossed the 200 mark at the end of the month.
– UCB Scottsdale Home Sales: UCB contracts fell by one when compared to October, but this was still a solid performance for this time of year.
– Pending Scottsdale Home Sales: We saw an uptick in the number of pending contracts in November. We closed out with 27, but this is still quite lower than the 12 month average of 35.
– Scottsdale Homes Sold: The number of homes sold fell in November, but they were similar to what we have been seeing over the last several months.
– Sales Price to Listed Price: 95.6% – On average, buyers saw a discount of 4.4% off of list price.

Scottsdale Homes Priced $3,000,000+

Scottsdale home sales over 3 million November 2024

– Active Scottsdale Homes on the Market: Inventory was up slightly at the end of November.
– UCB Scottsdale Home Sales: UCB contracts were up a very impressive 38.5% over November and came out much higher than the 12 month average.
– Pending Scottsdale Home Sales: Pendings contracts also had a super month, coming in 43.3% above October.
– Scottsdale Homes Sold: Although November sales were the lowest we have seen in the past year, the huge jumps in UCB and pending contracts point to a very strong sales month in December.
– Sales Price to Listed Price: 97.5% – On average, buyers saw a discount of 2.5% off of list price.

Phoenix and Scottsdale AZ Luxury Condo Sales – November 2024

Luxury Condo Sales in Scottsdale and Phoenix – November 2024

November was a busy month for luxury condo sales activity in Scottsdale. Inventory, pending sales and sales were all up. 

To be included in this report, all of the units had asking prices of one million dollars or more. 

ACTIVE LISTINGS AT THE END OF NOVEMBER

The number of luxury condos for sale increased from eighty-two to eighty-eight by the end of November. The majority (75) of these listings were located in Scottsdale. 

The most expensive unit for sale has held this spot for a while now as it is the highest-priced condo in Scottsdale’s history. Located in ICON at Silverleaf, this final penthouse unit is listed for $12,900,000. It has four bedrooms, four and one-half bathrooms and covers 6,288 square feet.

The least expensive luxury condo for sale was located in Optima Camelview in Scottsdale. It had two bedrooms and bathrooms and had 1,243 square feet. It is on the market for $1,020,000.

UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

UCB contracts were down at the end of the month. There was a total of five UCBs, two in Scottsdale and three in Phoenix

  • Atavia – Three bedrooms, three and one-half bathrooms, 2,957 square feet. Asking price was $1,804,000.
  • ICON at Silverleaf – Three bedrooms, four bathrooms, 3,239 square feet. Asking price was $3,900,000.

PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

Pending contracts were up again at the end of November, coming in at 138. Virtually all of these pending sales are located in communities that are under construction.

  • The Mark Condominiums – Two bedrooms, two and one-half bathrooms, 1,497 square feet. Asking price was $2,000,000.
  • Optima Camelview
    • Three bedrooms, two bathrooms, 2,357 square feet. Asking price was $1,190,000.
    • Three bedrooms, two bathrooms, 1,916 square feet. Asking price was $2,100,000.
  • Portico Scottsdale Condominiums – This is a new development in North Scottsdale.
    • Two bedrooms, two and one-half bathrooms, 1,939 square feet. Asking price was $1,025,000.
    • Two bedrooms, two and one-half bathrooms, 1,939 square feet. Asking price was $1,060,000.
    • Two bedrooms, two and one-half bathrooms, 1,939 square feet. Asking price was $1,064,650.

November was an excellent sales month for luxury condos, more than doubling October’s sales figure.

  • Optima Camelview
    • Two bedrooms and bathrooms, 1,448 square feet. Asking price was $1,000,000 and it sold for $960,000.
