Mirabel is a lovely golf community located in far North Scottsdale, close to the national forest land. Its elevation allows for some of the most phenomenal valley views around. The community is centered around the elegant Mirabel Club.
Here are the homes sales figures for Mirabel for 2010 through August. This analysis looks at Q1 and Q2 performance as well as July and August sales. There is also information on current Mirabel homes for sale and pending sales at Mirabel.
Homes sales in Mirabel doubled in Q2 over Q1. However, the average sales price slipped a little along with the average price per square foot.
Interestingly enough, six of the seventeen home sales at Mirabel were incomplete homes that will require the new owners to complete the construction and make the homes habitable. All of these homes sold for $715,000 or less, including a framed home for $300,000. A majority of these homes were foreclosure properties. For a buyer with the capital to take on a project like this, this is a wonderful opportunity to buy at Mirabel.
Homes have been selling at an average of a little over two homes per month in 2010. With July and August, we saw the average sales price rebound to an average of over $1 million and price per square foot was up a bit over Q2’s $170.06, but still not as high as Q1’s $202.78. With three pending sales, it looks like September will be on track with 2010 monthly sales.

Mirabel is a private, guard-gated, luxury golf community in Scottsdale. It spreads over 713 acres in North Scottsdale and has an elevation of around 3,000 feet. Mirabel’s lot sizes are large, but the community still feels welcoming and intimate. There are a total of 300 homesites and a majority of the homes are custom homes. There are also a few production homes located close to the clubhouse. Although you are not required be a member to live in Mirabel, the private Mirabel Club is home to an 18-hole Tom Fazio golf course, a gorgeous clubhouse, spa and pool. Golf and social memberships are available.
