Luxury Condo Sales in Scottsdale and Phoenix – January 2025

Sales activity rebounded as Scottsdale entered its high season. We also saw a large increase in closed sales as units that had been under construction were finally completed. 

This report covers the luxury condo market in Scottsdale and Phoenix. All of these homes had asking prices of $1 million or more. 

ACTIVE LISTINGS AT THE END OF JANUARY

The number of units for sale continued to increase. At the end of January, there were one hundred and four luxury condos for sale. Scottsdale had seventy-eight and Phoenix had twenty-six. 

The most expensive unit for sale has held this spot for over a year. Located in ICON at Silverleaf, this final penthouse unit is listed for $12,900,000. It has four bedrooms, four and one-half bathrooms and covers 6,288 square feet and is the highest-priced condo the Scottsdale market has seen. 

The lowest-priced luxury condo was located in Toscana at Desert Ridge. This two bedroom, three bathroom unit has 1,627 square feet and was on the market for $1,000,000.

UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

Six units were in UCB status at the end of January.

  • Optima Camelview
    • Two bedrooms and bathrooms. 1,433 square feet. Asking price was $1,199,000.
    • Three bedrooms and bathrooms. 1,773 square feet. Asking price was $1,249,999.
  • Atavia – Three bedrooms, three and one-half bathrooms, 2,957 square feet. Asking price was $1,804,000.
  • Optima Kierland – Three bedrooms and bathrooms. 2,018 square feet. Asking price was $3,495,000.

UCB Condos in Phoenix

    • Two bedrooms and bathrooms. 1,645 square feet. Asking price was $1,302,000.

PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

Pending sales fell by ten between the end of December and January. A large part of this drop is due to units at the Ascent at the Phoenician being cleared to close.

January’s sales were huge. After closing December with seven sales, January concluded with twenty-three sales. The driving force behind this jump is that fifteen units at the Ascent and the Phoenician were finally completed, allowing the sales to close.     

Note: Many of the units sold for above list price. This is due to upgrades the buyers selected during the construction process.

Things to Do in Scottsdale: Merchantile Market

Last weekend, we had the chance to experience the Merchantile Market held at the Scottsdale Civic Center and it was such a great time!

The Merchantile Market features the work of many local creators and artists and the offerings were so creative and unique. As we entered, there was live music and hundreds of people relaxing on the lawn and enjoying the sunny day. There were multiple food trucks and snack and drink vendors along the outside and the crowd was definitely enjoying all of the offerings!

We grabbed some drinks and started to explore the vendor booths. There were a lot of jewelry vendors, including a few permanent jewelry companies. We also saw some great candles and personal care items, kids’ gear, pet toys and gear, journals and stickers, kitchen decor and so much more. 

The market is low-key so unless they are busy, you are able to chat with the creators or their employees to learn more. We enjoyed the Our Family Designs booth where they had tons of creative 3-D printed fidget toys, jewelry, bags and more. The Beach on 32nd featured a creative selection of mixed-media jewelry and apparel. I wish I had grabbed more cards along the way as there were so many vendors I enjoyed…

Scottsdale Merchantile Market

There are two more markets left until the summer pause. The “Spring Swing” market takes place on March 8th and the final market of the season, “Spring Soiree” is on April 5th. If you have not had a chance to experience the market in person, I highly encourage you to spend an afternoon exploring it. 

And, if you cannot make it to the next two events, The Merchantile has three storefront locations that feature various makers year-round. There are two locations in Scottsdale and one in Phoenix.

It’s Not a Housing Crisis—It’s an Affordability Crisis

Ryan Serhant, CEO of SERHANT. dismisses the idea that the U.S. is in a full-fledged housing crisis. In a recent interview with Fox Business, he pointed to affordability as the real issue.

What does that mean? Simply put: home prices aren’t crashing. But for many buyers, affording a home has never been tougher.

At the same time, renters are also feeling the strain, with rental prices consuming a significant portion of household incomes.

The number of homes for sale jumped in January. We typically see this rebound at the beginning of the year as people come onto or back into the market in January.

Active listings were 21.0% higher at the end of January than at the end of December. And they were 13.7% higher than the same period last year.

Average List Price for Scottsdale Homes

I used to use median listing price data, but I no longer have accurate access to that information. Instead, I will track average listing prices. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)

The average list price of homes in Scottsdale was just under $2.6 million and has been climbing slowly for a while.

It was up 2.2% compared with last month and 3.6% compared with January 2024.

Days on Market

Days on Market, (also called DOM,) gives you a quick insight into how a given market is performing by measuring how long it is taking homes to sell.

January came in at 90 days. This figure has been climbing for a while now as homes are sitting on the market for longer periods. January’s DOM was 5.6% higher than December and 18.9% higher than January 2024.

We looked at Average Listing Price above and now we are going to explore sales prices. 

The average sales price in Scottdale in January was just under $1.8 million. This is 11.5% higher than last month and 22.0% higher than the previous January. It should be noted that a home sold for $21 million during the month and is skewing the numbers upward.

January can be a slower month because new contract activity tends to slow over the holidays. However, January 2025 turned in a decent performance. 

Sales were down 4.8% when compared to December, but up 16.2% when compared with January 2024.

The Scottsdale single-family home market had a solid start to the year in January.  

In this monthly report, we track several sales metrics to keep an eye on our local market. 

– Single-family homes for sale – Orange Line – How many homes were for sale at the end of the month. 
– Under contract, but accepting backup offers (UCB)* – Gray Line – The number of UCB contracts at the end of the month.
– Pending home sales* – Yellow Line – How many pending sales there were at the end of the month.
– Home Sales – Blue Line – How many homes sold that month.

JANUARY 2025 RESULTS

  • Scottsdale Homes for Sale: Just as we see inventory dip at the end of the year, the number of homes for sale tends to rebound in January. This January was no different. In fact, this is the highest we have seen it in a very long time. The last time we were above 1,300 homes for sale was April 2020!
  • UCB (Under contract, accepting backup offers): After a seasonally slow December, new contract activity was up 36.4% in January
  • Pending Homes Sales in Scottsdale: Pending sales also saw a nice increase in January as well. This is promising news for home sales in February.
  • Scottsdale Home Sales: Sales in January were down slightly, but turned in a decent performance coming off of the lower number of contracts that had been in the pipeline.

This next section contains two additional monthly sales metrics that we track:

Percent Change Month Over Month – On the top, we are comparing monthly performance to the previous month’s performance. For instance, pendings were up 20.3% in January when compared to December.

Sales Price to List Price – Here we compare the average list price of homes for sale with the average sale price the homes went for. In January, it was 95.8%, which means on average, buyers saw discount of 4.2% off of asking prices.

*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.

Waste Management Phoenix Open

The high season is here and with it comes lots of events and things to do in Scottsdale and the surrounding areas.

  • Waste Management Phoenix Open– Now through February 9th – It is back! The “Greatest Show on Grass” has returned for another year! Go watch some of the top golfers in the world play the TPC Scottsdale. Looking for some entertainment? Head over to the Birds Nest and catch some live music from the 5th to the 8th. This year’s headliners are Jelly Roll, Luke Brian, Nickelback and Tiesto. 
  • Scottsdale Arabian Horse Show – February 13th – February 23rd – Since 1955, the Scottsdale Arabian Horse Show has been a showcase and has now grown to over 2,000 horses. There will be daily competitions and shopping. Funds will be raised for many excellent charities as well.
  • Galentine’s Sip-N-Shop at Scottsdale Quarter – February 13th – Grab your favorite gals and head to Scottsdale Quarter for this special event. Tickets are required and in turn you will be able to enjoy light bites, live music and a glass of wine at Zinburger, then head out to shop using special discounts. Plus, everyone gets a swag bag! No tickets will be sold onsite, so plan ahead!
  • Arizona Strong Beer Festival – February 15th – If you are a fan of craft beer, head over to Salt River Fields for an afternoon of samples and fun. There will be food trucks and vendors to round things out.
  • Love Blooms Mercantile Market – February 15th – The Scottsdale Civic Center will host this monthly outdoor market featuring over 100 vendors. Do a little shopping, partake in hands-on activities, grab a bite to eat and enjoy the live music.
  • The Righteous Brothers – February 15th – The Righteous Brothers will be belting out their hits at the Talking Stick Resort.
  • Spring Training – Cactus League – Kicks off February 20th – The Boys of Summer are headed back to Arizona to kick off Spring Training 2025. Fifteen MLB teams will be competing in and around Scottsdale.
  • Arizona Wine Dinner at the Musical Instrument Museum – February 22nd – Cafe Allegro will be serving up wines from Arizona that are paired with passed appetizers and a lovely four course menu.
