Although the 2012 summer season has recently wrapped up for the Forest Highlands Golf Community in Flagstaff, there is still plenty to do as we head into the autumn and winter months.
If you are not familiar with Forest Highlands, it is a luxury golf community just south of Downtown Flagstaff off of Route 89A. It is home to two golf courses (Canyon and Meadow), two clubhouses with pools and full-service pro shops, a tennis complex, miles of fitness paths and so much more.
It is a very vibrant, social community that appeals to all ages. The summer months are packed with events and activities and in the off season, homeowners can experience the snow and enjoy cross country skiing, Arizona Snowbowl and more. Many residents choose to live in Forest Highlands full-time whereas others use it as a place to escape the summer heat and enjoy the summer months.
Here is a look at real estate activity and sales in Forest Highlands for the first three quarters of 2012. I am also including a snapshot of current inventory and pending sales as of today.
HOMES FOR SALE AND PENDING SALES AT FOREST HIGHLANDS
There are a variety of home choices in Forest Highlands. For people looking for smaller homes, there are cottages in the 1,600-1,900 foot ranges. And for people looking for a larger custom home, there are homes available with square footage in excess of 6,500 square feet.
Currently, the least expensive home on market is a 1,678 square foot cottage listed for $425,000. The most expensive home is listed for $3,800,000 and it has 6,844 square feet.
The pending home sales range in price from $425,000 to $1,395,000.
2012 HOMES SALES IN FOREST HIGHLANDS – Through Q3 2012
Here are the home sales year to date in Forest Highlands. Home sales picked up over the course of the year with the summer season being the busiest. However, with five pending sales in the pipeline, we may see a decent Q4 2012 as well.
The average cost per square foot bounced around a bit, but since sales volume is so low, each individual sale can really impact this figure. Average days on market did see a decrease over the course of the year, but is still high due to this being more of a seasonal home market.
Home buyers, on average, are still seeing a strong discount of off asking prices, at about 16%.
