Summer is moving along in Scottsdale and now the monsoon season, with its marginally cooler days,  is just starting.

Here is a list of some upcoming events over the rest of July into August:

JULY 2013

  •  Arizona History Dinners – Want to learn more about Arizona’s storied past and enjoy a gourmet meal at the same time? Wednesday nights through July, Cartwright’s in Cave Creek is offering a three course meal accompanied with stories and tales from Arizona’s past as well as live musical performances. 
  • Joseph and the Amazing Technicolor Dreamcoat – This favorite musical is being performed through August 8th at the Arizona Broadway Theater over in Peoria.
  • Concerts at Kierland Commons – This free summer concert series is wrapping up on July 27, so there are still a few performances left. The concerts take place in the center of Kierland Commons in Scottsdale on Saturday evenings from 7-9PM.
  • Winter in July at the Phoenix Zoo – Take place in one of the most fun family events all year. On Saturday, July 20th from 7-11AM, the Phoenix Zoo is holding its Winter in July event. Animals get special frozen treats and zoo visitors can make snowballs, play games, enjoy live entertainment and more.
  • Mixology Class at The Hermosa Inn – Unique and custom cocktails are quite popular these days. If you are a fan of rum, the Last Drop at The Hermosa Inn in Paradise Valley is having a mixology class on July 21st from 2-4PM. In the class you will learn more about this spirit, will get to enjoy some cocktails and will leave with some recipes. It sounds like a fun afternoon at one of the Valley’s nicest resorts.
  • Visit Prescott – At the end of July, there are two events in Prescott that may be worth the trip. The first is the Jazzy Summer Daze jazz event at the Antelope Hills Golf Course. It is on July 28th from 4-7PM Enjoy wine, nibbles and great music while raising money for the Mountain Artists’ Guild. The other event takes place over the same weekend and is The Shootout at Whiskey Row. Gunfights and historic events will be reenacted  and there will be costume contests and other events as well.

AUGUST 2013

  • The Monkees – Three of the original Monkees members will be in town to perform on August 9th at 8PM. Take a trip back in time and enjoy the music. 
  • Oliver – This classic musical is coming to Scottsdale from August 8th through September 28th. It will be playing at the Don Bluth Front Row Theater in Scottsdale.
  • Phoenix Cooks! – On August 31st Phoenix Cooks! is back for the 9th time. Over 50 of the best local chefs and restaurants will be at the Westin Kierland in Scottsdale with tasty samples. In addition to the food, there will be over 30 beverage sampling booths as well. This fun event benefits the Phoenix Children’s Hospital.

These are just a few of the events coming up over the next several weeks in and around Scottsdale. Feel free to add any others to the comment section.

 

Scottsdale AZ Luxury Home Market – June 2013

North Scottsdale Luxury Home– Scottsdale AZ Luxury Home Market Performance for June 2013 –

The Scottsdale luxury home market had another strong month of sales in June, even as inventory continued to drop in all price ranges.

In this analysis, I am calling the luxury home market homes with an asking price in excess of $1 million. Since there is a bit of variation in sales activity as the price points increase, I have split the information into four price bands to show more detail.

Each price band will contain the following information:
Active – The number of  homes on the market at the end of the month.
Pending – The number of pending home sales at the end of the month.
Sold – Actual home sales for each month.

– June 2013 –

Scottsdale Homes Priced Between $1,000,000 – $1,499,999
– Active Scottsdale Homes on the Market:  Inventory was down to 167 homes in this price range, a 16.9% decrease over the previous month. We have not seen it this low since Fall 2012.
– Pending Scottsdale Home Sales: Pending home sales increased yet again, to 37. This segment has been showing great momentum for pending sales in the last several months. The 37 pending sales is well ahead of the twelve month average of 24.
– Scottsdale Homes Sold: Twenty-six homes sold over the course of June. This is lower than it has been over the past few months, but is still slightly ahead of the 12 month average of 24.
–  Sales Price to Listed Price: 93.7% – This is about where this figure has been most of 2013

Scottsdale Homes Priced Between $1,500,000 – $1,999,999
– Active Scottsdale Homes on the Market: There was a 10.1% drop in inventory in this price segment between May and June. At the end of June, 107 homes were for sale, which is about where inventory was last September.
– Pending Scottsdale Home Sales: Nineteen homes were pending, a 32.1% decrease over May. However, this is still above the 12 month average of 15.
– Scottsdale Homes Sold: Nineteen homes sold in June, the highest we have seen in the past year. This strong sales performance was anticipated due to the high pending figure at the end of May.
– Sales Price to Listed Price: 94.1% – This is pretty on target with what we have been seeing for this figure. Scottsdale Homes for Sale between 1.5 and 2 Million June 2013

 

Scottsdale Homes Priced Between $2,000,000 – $2,999,999
– Active Scottsdale Homes on the Market: Inventory dropped below 100 in this price range for the first time since September of  2012. At the end of June, 89 homes were for sale.
– Pending Scottsdale Home Sales: Pending sales dropped 40% over May to 6. This is the lowest it has been since January of 2013, but is right on track with the 12 month average of 6.
– Scottsdale Homes Sold: There were eight home sales in June, the second highest we have seen in the last 12 months.
– Sales Price to Listed Price: 95.0% – This is the highest we have seen this figure in the past year. The next closest was 93.8% in February of 2013. Scottsdale Homes for Sale between 2 and 3 Million June 2013

 

Scottsdale Homes Priced $3,000,000+
– Active Scottsdale Homes on the Market:  Homes for sale dropped below 100 in this price point as well. The month ended with 89 homes for sale with list prices in excess of $3 million.
– Pending Scottsdale Home Sales: Pending sales were the highest we have seen in the last year at 4. This is double the 12 month average.
– Scottsdale Homes Sold: No homes over $3 million sold in June. However, I expect this number to recover in July based on the pending figures.
– Sales Price to Listed Price: N/A 

Scottsdale Homes for Sale Over 3 Million June 2013

 

Overall, June was a decent month for home sale activity in Scottsdale, Arizona. Sales remained solid and we are seeing some promising pending figures in some of the price bands, which should translate into good sales for July.

Inventory is down across the board. I would attribute this to both sales activity as well as many sellers letting their listings expire and stay off the market for the slower summer months.

Desert Mountain Scottsdale Offering New Membership Options

Desert Mountain Scottsdale Apache Golf Course– New Golf and Social Membership Options at Desert Mountain in Scottsdale, Arizona – 

As of July 2013, Desert Mountain has launched a few new membership options* for people looking to become part of this wonderful and vibrant community.

  • The first is a formalization of a Market-Based Pricing Program for Equity Golf Memberships. Prospective members can make bids for and negotiate with existing members who have placed their memberships on a Equity Golf Membership Reissuance list. The minimum price for these memberships is $65,000 and will not exceed $140,000, (which is the current price for an equity golf membership). Current monthly dues are $1,260.
  • A new offering is the Equity Club Membership – Lifestyle. This is a great way for non-golfers to experience all that Desert Mountain has to offer without having to become a golf member. This membership grants access to all of the six clubhouses and nine restaurants, the Sonoran Clubhouse fitness, tennis, spa and pool facilities and the miles of fitness trails. In addition, Lifestyle Club members are encouraged to join one of the many social clubs and programs. The cost of this membership is $10,000 plus monthly dues of $420.
  • Another exciting new offering is the Equity Golf Membership – Junior. Qualified applicants who are under 50 years of age can now become members with a yearly contribution of $5,000. Once the member or eldest member of the couple turns 50, a balloon payment for the remainder of the Equity Golf Membership cost will be due. Monthly dues are also graduated for this membership. They start at $420 per month for members under 30 years old, move to $840 per month for members who are between 30-39 years old and then, once the eldest member turns 40, increase to the full amount of $1,260 per year. During the high season, Junior Golf members will need to book tee times prior to 9AM or after 10AM. (This restriction is removed during the off-season.)

These new membership offerings at Desert Mountain now provide a lot more flexibility to potential members and should be quite successful.

Scottsdale Waterfront Residences Luxury CondosJune 2013 was an excellent month for luxury condo sales in Scottsdale and Phoenix, with five sales. 

In this analysis, we are looking luxury at condos for sale with list prices over $1 million.


ACTIVE LISTINGS & PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

Inventory was down slightly at the end of June to 25 luxury condos on the market. The most expensive condo currently listed is $3,695,000 and is is a penthouse at the prestigious Scottsdale Waterfront Residences. The least expensive luxury condo is listed for $1,050,000 and is located at The Landmark in the Kierland area of Scottsdale.

The two pending sales at the end of June were carryovers from May. Both were located in the Two Biltmore Estates community in Phoenix. The asking  prices at time of contract were $1,798,000 for a three bedroom, four bath unit  and $1,878,000 for a four bedroom, four and one-half bathroom unit.

JUNE  2013 LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

Based on pending sales at the end of May, I had anticipated a strong sales month for June, and the figures did not disappoint. Five luxury condos sold in June and all five were in Scottsdale.

  • Two sales were completed at the Kierland Plaza Lofts. The first was a 2,047 square foot unit with two bedrooms and two and one-half bathrooms. It had been listed for $1,245,000 and sold for asking price. The second condo had the same square footage and layout, but was one floor lower. Asking price was $1,195,000 and it sold for $1,135,000.
  • The home that comprises the top floor of the Camelback Tower commercial building finally sold after many months. This unique property has incredible potential but will need significant work to make it habitable. It had been listed for $2,499,000 and sold for $1,850,000.
  • Scottsdale Waterfront Residences had a sale in June as well. It was a two bedroom, two and one-half bathroom condo with 1,919 square feet. Asking price was $1,099,000 and it sold for that amount.
  • The final sale in June was at Optima Camelview. The unit had been listed for $1,429,700 and sold for $1,380,000. It had three bedrooms, two bathrooms and 2,152 square feet.

Overall, June was an excellent month for luxury condo sales in Scottsdale and Phoenix. Usually, we see a couple of sales per month, so seeing five was a nice performance. There are still two ongoing pending sales in Phoenix, so ideally they will close out some time in July.

Scottsdale AZ Single-Family Home Sales – June 2013

Home sales activity stayed strong for the month of June in Scottsdale, Arizona. The momentum that picked up earlier in the year continued, although things are slowing down a little bit as we head further into the summer months.

The chart below shows home sales activity for the previous twelve months, broken down by sales status.

– Homes for sale are shown in red.* 
– Pending home sales are shown in green.*
– June Home Sales are shown in purple.

JUNE 2013 RESULTS

  • Active Scottsdale Homes for Sale: The inventory of home for sale is dropping down to levels we have not seen since late last summer. Only 1,349 homes were on the market at the end of June.
  • Pending Homes Sales in Scottsdale: Pending  sales were down for the second month in a row to 453. This is about on par with the 12 month average of 449 sales.
  • Scottsdale Homes Sold: Sales of homes in June were down 3.3% over May to 525. Monthly home sales in Scottsdale have exceeded 500 for the past four months, well ahead of the 12 month average of 435 sales per month.

The next series of statistics look at how sales activity has been changing on a month-over-month basis. Below that is a look at sales prices when compared to the asking prices of the homes. For instance, in June, buyers on average saw a discount of 3.5% off of asking price when purchasing a home.

Home sales activity in Scottsdale had another decent month in June. However, inventory is getting tighter, which could be holding back sales volume. And, we are seeing pending sales trail lower, meaning July home sales figures will be impacted.

Scottsdale AZ Animals: Javelinas at Work

Arizona Javelina Peccary– Javelinas versus a Prickly Pear Cactus near Scottsdale AZ –

Have you ever been out walking or driving around and you see a neighborhood prickly pear cactus that looks like it went a few rounds with a shark? What was one a proud cactus now has big chunks missing, or even better, has been taken down to a nub?

I was up in Carefree earlier this year and happened upon this prickly pear. It was quite a large one and had apparently served as a nice meal to a pack of javelinas. The photos I took do not even show all of the work they did, but it was impressive. If I had to guess, they were going for the tender little buds that were sprouting everywhere.

Seeing that cactus led me to remember a funny story from years past. One Spring, our Homeowner’s Association went ahead and planted some lovely little flowers to add some color to a road divider planter. They looked so nice and cheery and added a pop of color in the typically more brown and green setting…

Cactus post javelina mealThe next morning on my way out, I noticed, no more flowers and no more pop of color. They were gone- decimated…  Clearly a herd of javelina had come through overnight and had had a wonderful meal of them and went on their way. Needless to say, that was the last flower experiment in that area. I still get a chuckle when I think of that and wonder if the herd came back again looking for more.

Prickly Pear Cactus Trivia: Did you know the prickly pear is not only a favorite for javelinas, but also a food source for many humans? The sweet fruit of the prickly pear has been eaten for centuries and is used to make jellies and sweet treats. Also, when the leaves are in their most tender state, they are harvested and are called nopalitos. You will commonly see nopalitos added to Mexican and Southwestern egg dishes as well as tacos and more.

Tatum Ranch is a master planned community in Cave Creek, Arizona. It is home to over 3,000 homes as well as a few select apartment complexes and commercial developments.

The natural desert landscape has been preserved around the homes and community and many of the homes have wash or desert views. Others enjoy a location overlooking the golf course.

Tatum Ranch is home to two large parks and it is a quick drive to Desert Ridge, North Scottsdale, Downtown Cave Creek and/or area highways.

The Tatum Ranch Golf Club features an 18-hole, par 73 course designed by Robert Cupp. In addition to golf, members can enjoy dining at the club as well as the fitness center and pool. A variety of membership options are available.

TATUM RANCH HOMES FOR SALE AND PENDING SALES AS OF JUNE 24th

As of today’s date, there are twenty-seven homes for sale in Tatum Ranch.

They range in price from $247,000 for a three bedroom, two bathroom home with 1,389 square feet to $695,000 for a 4,581 square foot estate home with five bedrooms and four bathrooms in the Tatum Enclave community.

Pending sales are strong with thirty-one homes under contract. Prices range from $249,000 to $450,000. As you can see, cumulative days on market is low at 38, showing the demand for homes in Tatum Ranch.

TATUM RANCH HOME SALES YEAR-TO-DATE

This next chart looks at 2013 home sales in Tatum Ranch to-date.

Home sales have been brisk and have picked up pace over the course of Q2. On average, about 22 homes per month have been selling. When you compare this to the number of homes on the market, at 27, there is a little more than one month’s supply of homes for sale.

Below, you can see that average sales price is up as is the average price per square foot on sold homes. Additionally, homes have been selling at a small discount off of asking price on average, and many have sold in excess of the asking price.

The Tatum Ranch housing market is very strong right now and has been seeing improvements in price and value. The low number of homes on the market could be holding sales back however.

The Boulders is a resort community on the Scottsdale and Carefree border. It is home to the world-renowned Boulders resort and spa. There are two golf courses and a large tennis complex on property.

What makes The Boulders so unique is the breathtaking boulder formations that dot the property. The terrain is gently rolling and many homes enjoy golf course, Black Mountain or boulder and desert views.

Homes range in size from casitas, many of which are in the rental program, all the way to larger custom homes.

THE BOULDERS HOMES FOR SALE AND PENDING SALES AS OF JUNE 24th

As of today, there were twelve homes for sale in The Boulders. They range in asking price from $535,000 for a three bedroom, two bathroom patio home with 2,898 square feet up to $2,295,000 for a stunning four bedroom. six bathroom custom estate with 5,754 square feet and private casita.

Four homes are pending sale and they range in asking price from $559,000 to $725,000.

THE BOULDERS HOME SALES YEAR-TO-DATE

The chart below shows home sales over the course of 2013 for The Boulders.

Sales were up sharply in Q2 over Q1 for this community, which shows the impact of the high season on home sales. We also saw average sales price and average list price per square foot increase over the course of the year, which is a positive sign.

Days on market increased, but I would attribute that to the $1,825,000 home sale where the home had been on them market for over 1,300 days.

Overall, home sales in the The Boulders are off to a good start as we come to the end of the second quarter of 2013.
