Just north of the Ice Den on Bell Road, you will find Tom’s Thumb. We went the other morning for breakfast and to take a look around the place we had been hearing so much about.

As you enter, it looks like a very large, clean gas station and car wash. However, when you enter into the market itself, it all changes. There are multiple seating areas with comfortable couches as well as tables and chairs.

Once you pass the convenience items up front, you will see the order counter for the Campfire Bistro to your right and a large selection of wine and decorative items for the home to the left. Past these areas are more home items, more seating and a large refrigerated beverage section.

For breakfast, we had an omelet and a breakfast sandwich. The omelet was large and tasty. It came with toast and potatoes. The sandwich was a fried egg on a whole grain English muffin with basil and Canadian bacon. It was light and tasty. In addition to standard breakfast fare, they also offer breakfast tacos and enchiladas as well as more southern options like grits and pulled pork.

One of the big draws at the Campfire Bistro is their BBQ. They slow smoke the meats and you can enjoy them on sandwiches, in tacos or as part of a platter. To make it even better, there is a counter in the dining area where they offer about six different types of barbeque sauces to add to your food. In addition to their BBQ meats and all of the traditional sides, they offer a large variety of sandwiches, burgers salads and entrees.

DC Ranch Scottsdale Shopping Market StreetDC Ranch is one of Scottsdale’s most popular communities, and for good reason.

Nestled into the foothills of the Mc Dowell mountains, DC Ranch is home to several sub-communities, a top tier country club, two community centers and several upscale shopping and dining districts. In addition to all of the wonderful amenities just mentioned, DC Ranch also has a K-8 school for its residents.

Housing options vary from condos and townhomes located close to the Market Street retail area all of the way up to golf estates overlooking the valley and the Sonoran desert.

DC RANCH HOMES FOR SALE AND PENDING SALES AS OF JULY 30, 2013
As of July 30th, there were only 35 single-family homes for sale in DC Ranch.

The least expensive home on the market was a four bedroom,  two and one-half bath home with 2,501 square feet and a pool. It was listed for $549,999 and was being sold as-is.

The most expensive home for sale as listed for $7,295,950. This 12,562 square foot estate is located in a guard-gated area of DC Ranch and features six bedrooms and ten bathrooms. It is set on over an acre and enjoys wonderful desert views.

Ten home are currently under contract in DC Ranch. These homes range in price from  $534,000 to $1,395,000.

FIRST HALF  2013 DC RANCH HOME SALES
The next section looks at single-family home sales over the first half of 2013.

Home sales picked up slightly in Q2 in DC Ranch.

Over the two quarters, we saw the average sales price increase as well as the average price per square foot. Cumulative days on market was also down slightly. These figures illustrate the homebuyer demand in DC Ranch.

The least expensive sale in 2013 to-date was a three bedroom, two bathroom home with pool built in 1998. It had 2,265 square feet and sold for $494,700 in less than a month.

The most expensive home sale so far in 2013 was for $2,700,000. This home was located in the DC Ranch Country Club community and came with five bedrooms, five and one-half bathrooms and 7,464 square feet. It had been listed for $3,195,000 and sold for cash.

Overall, DC Ranch home sales are staying level. Prices are up and buyers are seeing smaller discounts off of asking price as the year progresses.

The Desert Mountain golf community is a haven for golf enthusiasts and people who enjoy outdoor pursuits. Featuring six Jack Nicklaus courses, six clubhouses, miles of walking and hiking trails, a tennis complex, a fitness center and several pool areas, Desert Mountain offers something for every taste.

The location of Desert Mountain is in the northernmost part of Scottsdale. Housing options range from centrally-located casitas ideal for “lock and leave” residences all of the way up to majestic estates on acreage.

DESERT MOUNTAIN HOMES FOR SALE AND PENDING SALES AS OF JULY 30, 2013

As of July 30th, there were 113 homes for sale in Desert Mountain.

The lowest priced home was $550,000 for a Sonoran Cottage with two bedrooms, two and one-half bathrooms and 2,234 square feet. This particular home is an end unit that is walking distance to the Sonoran Clubhouse and fitness center.

The most expensive home for sale was a six bedroom, ten bathroom estate with 11,800 square feet and a guest house. It was built upon five acres in the Saguaro Forest community and enjoys spectacular views. The asking price was $8,888,000.

There are currently ten pending sales in Desert Mountain. Prices for these homes range between $685,000 and $2,800,000.

FIRST HALF  2013 DESERT MOUNTAIN HOME SALES

Here is a snapshot of first half of  2013 sales in Desert Mountain.
Home sales picked up quite a bit in the second quarter of 2013, almost doubling the pace of Q1.

While average sales price and cost per square foot dipped in Q2, much of that can be attributed to the over $6.6 million sale in Q1, which inflated those figures. The average discount off of asking price stayed steady at 8% and days on market also stayed level.

The lowest priced sale of 2013 so far was a Sonoran Cottage that was a short sale. It had two bedrooms, two and one-half bathrooms and 2,234 square feet. The sales price was $490,000.

The most expensive home sold in 2013 to-date was for $6,665,000. Located in the Saguaro Forest section of Desert Mountain, this home had five bedrooms, seven bathrooms and 11,589 square feet. The sale was a cash sale and the asking price had been $6,995,000.

Overall, Desert Mountain home sales have been strong during this first half of 2013. I anticipate some slowing down as we get into the seasonally quieter months, but things should pick up again toward the end of the year.

Scottsdale and Phoenix Luxury Condo Sales – 2013 Performance

The Mark Old Town Scottsdale AZHere is a review of the first half of 2013’s luxury condo market in Scottsdale and Phoenix.

For the purposes of this report, I am defining luxury condos as those with list prices of $1 million and above. The information will be shown in summary form as well as broken down by each of the cities.

LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX – Through Q2 2013

2013 has been an excellent year so far for the Scottsdale and Phoenix luxury condo market. By the end of the second quarter, there had been 18 sales of these units, just slightly behind the 19 sales we saw at this point in 2012.

Sales activity jumped in the second quarter as we saw elsewhere in the Valley. We did see average price and price per square foot decrease in Q2, but the average time on market decreased by almost a month.

The highest priced sale this year was for a penthouse unit at the Scottsdale Waterfront Residences in downtown Scottsdale. This 4,437 square foot unit came with four bedrooms, four and one-half bathrooms, expansive outdoor areas and a separate guest unit with kitchen and laundry. It was on the market for 13 days and sold for $3,600,000. The asking price had been $3,800,000.

The lowest priced sale of 2013 so far was a unit at The Mark, in Old Town Scottsdale. This was also a penthouse and came with three bedrooms, three and one-half bathrooms and 2,122 square feet. It had been listed for $1,060,000 and sold for cash for $950,000.

SCOTTSDALE LUXURY CONDO SALES – Through Q2 2013

This is the same information, but it only looks at condo sales in Scottsdale. The vast majority of 2013 sales took place in Scottsdale.

Sales at this point in 2012 were 16, so we are a single sale behind last year’s pace and holding strong. As we saw above, average sales price and cost per square foot decreased between Q1 and Q2, but average time on market decreased.

The highest and lowest priced sales of the year both took place in Scottsdale and are described above.

PHOENIX LUXURY CONDO SALES – Through Q2 2013

Here is the identical information for Phoenix.

Year-to-date, the most expensive condo sale was at the Two Biltmore Estates community. This penthouse unit had 4,877 square feet and three bedrooms and three and one-half bathrooms. It had been listed for $2,200,000 and sold for $2,000,000 cash.

Phoenix’s least expensive luxury condo sale was at The Fairway Lodge at the Biltmore community, next door to Two Biltmore Estates. The unit was an end unit located on the top floor. It had two bedrooms, two and one-half bathrooms and 2,992 square feet. The asking price had been $1,150,000 and it ultimately sold for $1,000,000 cash.

The Scottsdale and Phoenix luxury condo market is having another solid year in 2013. Q2 saw the bulk of the activity and my hope is that the momentum continues into the last half of the year, although I do expect to see a seasonal slowdown for the next few months.

Scottsdale Zip Code 85266 Home Sales By Type Q2 2013 – Includes Foreclosures & Short Sales

Scottsdale Golf ViewHere is an overview of real estate activity in the Scottsdale zip code of 85266 for the second quarter of 2013.

Scottsdale’s 85266 zip code is one of the most northern zip codes in the city. In this area, housing tends to lean more to single-family homes versus multi-family developments. A large part of 85266 is open desert and the rolling hills and washes are almost everywhere you look.

Although many homes are on standalone lots, there are quite a few communities as well, both big and small. If you are looking for horse property, many lots in 85266 qualify. If you are a golfer, 85266 is home to three excellent golf communities including Terravita, Whisper Rock and The Boulders.

Below are the 2013 home sales statistics for 85266. The information has been divided into three sales types that are defined below:

– Non-Distressed Sales – These home sales are “normal” or “regular” home sales. This traditional sale is between a buyer and seller with no third party approval necessary.
– Short Sales – Short sales require a third party approval as the home is worth less than its sale price and the seller is asking the lender to forgive and approve the difference in price. Short sales are considered distress sales.
– Foreclosures – These homes have been through the foreclosure process and have reverted back to the lender. Foreclosures are also considered distress sales.

Overall Findings for the Scottsdale Zip Code 85266 Home Sales Market for Q2 2013 – Data as of  July 1, 2013

  • Active Scottsdale 85266 Homes For Sale: Virtually every home on the market in 85266 at the end of the second quarter was a regular sale. Only 5 homes in total fell into the distressed category.
  • 85266 Pending Homes for Sale: Looking at pending sales at the end of the quarter, distress sales made up a larger portion of the mix at 18%.
  • Q2 2013 Scottsdale 85266 Home Sales: As we examine the homes sold in Q2, again the bulk of the activity, 95%, was for regular homes.
  • 85266 Home Prices: Average home prices and average cost per square foot came out as we would expect to see it. Regular sales had the highest in both categories, followed by short sales and then foreclosures.
  • Cumulative Days on Market: Typically, short sales have the longest time on the market as they take longer to close, but in Q2 in 85266, foreclosures were the highest and all three sales types had similar days on market averages.
  • Discounts Off of List Price: Short sales on average ended up selling for over asking price. Buyers of regular homes saw an average of 3.5% off of asking price and foreclosure purchasers saw a 4.7% discount.

Sales activity picked up as we moved from Q1 to Q2 with Q2 sales being almost double that of Q1.

We also saw the mix of sale type shift as the year progressed. Non-distressed sales went from 87% of sales in Q1 to 95% of sales in Q2.

SUMMARY – 2012 Scottsdale Home Sales in Zip Code 85266
Here is a snapshot of the same information quarterly for 2012. At the end of 2012, only 79% of sales were non-distressed. By the end of Q2 2013, that number moved up to 92%.

Scottsdale Zip Code 85262 Home Sales By Type Q2 2013 – Includes Foreclosures & Short Sales

Luxury Living Scottsdale 85262Here is an overview of home sales activity for Scottsdale’s 85262 zip code for the first half of 2013.

You will find the 85262 zip code at the farthest north point of Scottsdale. A large portion of 85262 has not been developed so residents can really enjoy and appreciate the natural landscape. As you go further north into Scottsdale, the elevation increases, which can result in temperatures being a few degrees cooler in the warmer months.

Home choices in 85262 tend to be single-family or patio homes that are either standalone or are part of a larger community. Many of Scottsdale’s most prestigious golf clubs and communities are located in 85262, including Estancia, Troon North, Legend Trail, Mirabel and Desert Mountain.

The home sale sales data has been broken into three sales types and they are each explained below:
– Non-Distressed Sales – These sales are “normal” or “regular” home sales.
– Short Sales – Short sales are one of the distress sale types. In these sales, the home will be sold for less than what it owed. In order for this to happen, the third-party lienholder needs to approve the price and terms of the sale before it can take place.
– Foreclosures – This is the other distress sale type. Here the home has been foreclosed on and the lienholder now ‘owns’ it. You may hear these homes called “Lender-Owned,”  “REOs,‘” or “Bank-Owned.”

  • Active Scottsdale 85262 Homes For Sale: The vast majority of homes for sale at the end of Q2 were regular home sales (96%.) The remainder was an almost even split of short sales and foreclosures.
  • 85262 Pending Homes for Sale: Distress sale homes made up a larger portion of pending home sales at the end of Q2 with 18% of the category, illustrating buyer demand for these types of homes.
  • Q2 2013 Scottsdale 85262 Home Sales: Regular home sales did go back up in proportion to 88%, but we did see a short sales come in with 7%.
  • 85262 Home Prices: Normally, we see regular home sales with the highest average sales price and highest average cost per square foot. However, in Q2, foreclosures came in with the highest average sales price and second highest average price per square foot.
  • Days on Market: This was a very interesting one. The average days on market for short sales was the lowest I have ever seen. These sales usually take several months to close. What was also of interest was the very high days on market for foreclosures. This number was impacted by one home that was on the market for over 800 days.
  • Discounts Off of List Price: Buyers of regular homes saw an average of 6.2% off of asking price. On the distress sale side, we have  been seeing discounts in the 2-3% range, but in Q2, buyers of these homes saw a much larger average discount – 8.5% on short sales and 10.8% on foreclosures.

Here is a recap comparing Q1 and Q2. Unlike other areas where we are seeing regular sales make up a larger portion of sales quarter after quarter, sales types here seem to be somewhat stable.

Here is the same data, but for the year 2012. Over the course of the year, we did see the percentage of distress sales go down and regular sales increase.

For example, in Q1, regular sales made up 75% of all sales. In comparison, at the end of Q2 2013, that figure is now up to 88%.

Scottsdale AZ Home Here are the Q2 2013 real estate numbers for Scottsdale Arizona’s 85255.

The 85255 zip code is located in North Scottsdale and covers a pretty large area north of the Loop 101.  Housing options abound in 85255. There are everything from high-end condo communities with great amenities to large custom homes on multi-acre parcels. If you are a golfer, several top golf communities are located in 85255. They include DC Ranch and Silverleaf, Desert Highlands, Grayhawk, Troon Country Club and Pinnacle Peak Country Club.

The home sales information has been broken into three sales types that are described below:
– Non-Distressed Sales – For these sales, the buyer and seller come to terms on the home sale and no outside approval is necessary. These are what I call “regular” or “normal” home sales.
– Short Sales –  Short sales take place when the sales price of the home will be less than what is owed on it. In this case, a third party lienholder needs to approve the terms of the sale before it can close, as they will be taking a loss. Short sales are considered a type of distress sale.
– Foreclosures – Foreclosures are where the lienholder has taken back the home via the foreclosure process. Buyers of these homes negotiate with the lienholder who is acting as the seller in the transaction. Foreclosures are another type of distress sale.

Overall Findings for the Scottsdale Zip Code 85255 Home Sales Market for Q2 2013 – Data as of July 1, 2013

  • Active Scottsdale 85255 Homes For Sale: 98% of all of the homes for sale at the end of Q2 in 85255 were regular sales. The small remainder was split between short sales and foreclosures.
  • 85255 Pending Homes for Sale: Short sales had a higher representation in the pending sales category at the end of Q2 with 11%. Regular sales dropped to 87% and foreclosures continued with a very small 2% of pending sales.
  • Q2 2013 Scottsdale 85255 Home Sales: Again, regulars sales dominated the sales mix in Q2 with 92%. Short sales still an impact with 7% and foreclosures were negligible with 1%.
  • 85255 Home Prices: Regular sales had the highest average sales price and highest average cost per square foot, as we would anticipate. And although foreclosures had a higher average sales price, they had the lowest average cost per square foot.
  • Cumulative Days on Market: The lender-owned homes went very quickly, with an average of 48 days on market. This shows the demand for these kind of homes. Short sales came in with average days on market at over six months.
  • Discounts Off of List Price:  On average, short sales in Q2 sold in excess of list price, coming in at 101.6%. Regular home buyers saw an average discount of 4.2% off of asking and purchasers of foreclosures saw an average of 2.8%.

Here are the sales figures by quarter for last year. As you can see, regular sales only accounted for 67% of all home sales in Q1 2012. But Q4, that percentage had climbed to 78%. In Q2 of 2013, it had reached 92%.

The majority of this growth came from fewer foreclosures in 85255.

Here are the results for home sales in Scottsdale, Arizona, for the 2nd quarter of 2013.

I have broken the information into three sales types and their definitions are below:

– Non-Distressed Sales – Non-distress sales are what you think of when you think of  “normal”  or “regular” home sales.
– Short Sales – A short sale is a result of the home being worth less than what is owed on it. In this scenario, the homeowner has to secure approval from the lienholder(s) on this home before the sale can take place. This is one of the two distress sale categories.
– Foreclosures – These are homes that have been foreclosed upon and have gone back to the primary lienholder. Other names for these are “Lender-Owned” homes, “REO”  homes and/or “Bank-Owned” homes. This is the other distress sale category.

Overall Findings for the Q2 2013 Scottsdale Single-Family Home Market – Data As of June 30, 2013

  • Scottsdale Homes for Sale: Almost the entire supply of homes for sale in Scottsdale (96%) at the end of the quarter was non-distressed properties. The small remainder was evenly split between short sales and foreclosures.
  • Scottsdale Pending Home Sales: As we have historically seen, distress sales made up a larger percentage of pending sales. This is due to the fact that there is still quite a lot of demand for these homes. At the end of Q2, 18% of all pending sales were short sales or foreclosures.
  • Q2 2013 Scottsdale Home Sales: 90% of sales in Q2 were regular home sales. This percentage has been growing each quarter for several quarters now.
  • Home Prices: Home prices came in as we would expect. Regular sales had the highest average price and highest average price per square foot, followed by short sales and then foreclosures.
  • Days on Market: Days on market also came in as we would expect. The shortest average time on market was with non-distress sales, followed by foreclosures and then short sales.
  • Discounts Off of List Price: On average, buyers of non-distress homes saw a discount of 4% off of asking price. This discount has been getting smaller over the last several quarters. Short sale buyers saw a small average discount of 1.5% off of list. Foreclosures typically have shown a very small average discount of about 2%, but in Q2 2013, the average discount was 4.7%.

In Q1 2012, non-distressed sales made up 66% of total sales. When you refer back to Q2 2013, that number has jumped up to 90%, giving further indications that the market is normalizing somewhat.
