November was another quiet month for home sales activity in Scottsdale. Typically, this time of year is quiet and our November numbers were pretty similar to what we saw in December of 2022.

SCOTTSDALE HOME SALES ACTIVITY – NOVEMBER 2023

In this report,we track the following four sales statuses each month:

– Single-family homes for sale – Orange Line – How many homes were for sale at the end of the month.
– Under contract, but accepting backup offers (UCB) – Gray Line – The number of UCB contracts at the end of the month.
– Pending home sales – Yellow Line – How many pending sales there were at the end of the month.*
– Home Sales – Blue Line – How many homes sold each month.

NOVEMBER 2023 RESULTS

  • Scottsdale Homes for Sale: Inventory was basically level when compared to October, down one listing.
  • UCB (Under contract, accepting backup offers): UCB contracts fell slightly to 126, which is not surprising for this time of year.
  • Pending Homes Sales in Scottsdale: The number of pending contracts was up slightly in November, which is a positive. However, things tend to slow down in December, so I anticipate this figure to drop again.
  • Scottsdale Home Sales: Home sales had a slight rebound in November, another positive. We will have to see how the UCB/pending contracts progress in order to impact December sales.

Percent Change Month Over Month – The first chart shows how things are changing month to month. For example, pending contracts were up 2.8% between October and November.

Sales Price to List Price – Below that is sales price to list price. Here, we look at what homes were listed for and what they sold for on average. In November, in came in at 95.9%, meaning the average discount off of list price was 4.1%.

*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.

Celebrate Sustainably: 5 Ideas for an Eco-Friendly Holiday at Home

It’s the most wonderful time of the year. But for many families with festive plans and hectic schedules, it can also be the most wasteful.

According to one survey, 60% of respondents admitted to throwing away more than usual during the holiday months as they filled up their trash bins with uneaten food, wrapping paper, gift bags, and commercial packaging.1

The reality is, Americans routinely toss about 25% more trash between Thanksgiving and New Year’s than at any other time of year, according to the U.S. Environmental Protection Agency.2 In fact, we throw away so much ribbon during the holidays—around 38,000 miles’ worth—that the discarded material could easily run more than one and a half times around the Earth.3

Luckily, it’s not that hard to shift our habits and plan for a more sustainable and environmentally-friendly celebration. Here are five ideas for ringing in the holidays this year without generating as much waste.

1. PREP YOUR HOME FOR WINTER

Depending on the amount of time and resources you have available, you could cut your carbon emissions significantly this season just by winterizing your home.

Investing in a more sustainable way to warm up your surroundings – such as a geothermal heat pump or solar heating – could be especially impactful if your current HVAC is underperforming and you can afford a more expensive system.4 Replacing old appliances or things like chronically leaking windows with newer, more energy-efficient solutions can also save you money over the long term.5 Plus, you may be able to claim a federal energy-efficient tax credit for up to 30% of your investment.6

You don’t necessarily have to spend a lot upfront, though, to prep your home for winter. Even simple tweaks—such as sealing windows and doors or upgrading to more energy-efficient window coverings—can lower your energy consumption and reduce your carbon footprint.7

Incorporating environmentally healthier habits into your routine can also make a meaningful difference. According to the U.S. Department of Energy, for example, dialing back your thermostat by as little as seven to 10 degrees for eight hours a day can trim up to 10% from your bills.8

Consider a home energy assessment to help you pinpoint what needs fixing. Depending on your comfort level, you can audit your home’s energy efficiency yourself with the help of the Department of Energy’s DIY Guide.9 Or you can hire a professional, such as a home energy auditor or weatherization contractor.10 Call us for a recommendation or personal referral.

2. DECORATE SUSTAINABLY

Decking your home’s halls is one of the most jolly seasonal activities of all. There’s something special about gathering ’round with friends and family and relaxing in the comforting glow of a festively decorated space.

But since so much of the holiday-themed decor that’s sold in stores today is notoriously disposable, it can be a challenge to spruce up your home sustainably. Cheaply produced and rarely recyclable, store-bought decorations are often made with plastic, styrofoam, and other environmentally unfriendly materials that can crowd landfills for generations.2

Luckily, you don’t have to trade style for sustainability when making your holiday decor. Thrifting is still in vogue, so consider crafting new and on-trend decorations out of secondhand finds or upcycling items already in your closet.

For example, you could transform an ill-fitting sweater into a holiday-themed pillow… Alternatively, natural decor foraged from your yard—such as dried leaves, flowers, pine cones, and branches—can make for especially beautiful wreaths and centerpieces.

If you do purchase store-bought decor, proactively look for the most environmentally friendly options. LED lights are now ubiquitous in stores and use far less energy than incandescent versions.11 Similarly, if you celebrate with a Christmas tree, think twice about choosing an artificial option. Plastic trees may be reusable, but natural trees are generally thought to have a smaller carbon footprint.1 Plus, many communities take back the natural trees after the holidays and compost them or use them for mulch for landscaping projects.

3. CUT BACK ON HOLIDAY SHOPPING

Shopping online or at the mall may be convenient, but it can be costly for the environment. The greenhouse emissions from shipping and transportation alone add up fast, as do the emissions that are produced when an item is first made. According to the online consignment and thrift store, thredUp, 4.5 billion pounds of carbon emissions could be saved if every American bought just one used item instead of new this year.12

Splurging on brand-new products also makes it more likely that the gently used but still functional items that you’ve got at home will wind up in the trash.

Rather than buy new, check vintage stores and consignment shops for unique gifts that you and your recipient can both feel good about. According to research by thredUp, most people are open to receiving gently-used presents, especially if they’re socially-conscious members of Gen Z.12 Alternatively, consider regifting items that you haven’t used, upcycling something you own, or try crafting gifts by hand.

Giving away special experiences, such as concert tickets or community memberships, may also be a more eco-friendly option. So is donating to a favorite charity in a gift recipient’s name or offering gifts of time, such as promising to help a loved one clean out their garage or fill their freezer with home-cooked meals.

Research shows that gift recipients often value thoughtful gifts with sentimental value, especially if they’re homemade or nostalgic or will provide them with a unique experience.13

And if you prefer to buy something tangible, look to local businesses that source or manufacture their goods nearby. Craft fairs and community markets are a great place to start. 4. “GREEN” YOUR HOLIDAY DINNER

Do you hail from a family of passionate carnivores? If so, trading your meat for a vegetarian option may seem like a step too far—especially for a holiday dinner.

But swapping your meat for beans isn’t the only way to “’green” your holiday meal. For example, you can consciously source your meat from ethical sellers, prioritize local producers for seasonal sides, and serve enough filling vegetables to satisfy a large portion of your appetite.14

You can also minimize food waste by planning ahead so that you don’t cook more than necessary. Check out the Natural Resources Defense Council’s dinner party “Guest-Imator” to help you narrow down how much food you and your guests will actually need.15 In addition, consider using the USDA’s FoodKeeper App to help track safety recalls and set up calendar reminders for expired food.16

Once you’re finished eating, clear the table immediately and either freeze the leftovers you’d like to keep or send guests home with reusable containers. Or, if you have untouched food that’s still whole or in unopened packaging, take it to a local food bank or homeless shelter. We’d be happy to share a list of options in our area.

5. DONATE OR RECYCLE WHAT YOU CAN

Once the festivities are over, the real work on behalf of Mother Nature begins. This is the time when taking a few minutes at the end of your holiday celebration to swiftly collect wrapping paper and ribbons, unwanted packaging, and other discarded items can make a real environmental difference by reducing what you send to landfills. Your goal should be to reuse what you can and recycle what’s left over.

For example, if you upgrade any electronic gadgets over the holidays, you can conserve resources and limit pollution by donating or properly recycling your old versions. The U.S. Geological Survey estimated that recycling a million laptop computers could help save the energy equivalent of 3,500 homes’ annual usage of electricity.16 Similarly, the EPA says that recycling one million phones can help salvage 35,000 pounds of copper, 772 pounds of silver, 75 pounds of gold, and 33 pounds of palladium.17

It can also help to reimagine new ways to make old traditions more eco-friendly. For instance, if lighting candles is part of your holiday celebration, consider choosing beeswax candles this year instead of the typical paraffin wax, which is a petroleum derivative. Not only are they cleaner burning and less toxic, but the leftover wax is biodegradable and can be composted, unlike traditional candle wax.18

There are also plenty of earth-friendly ways to dispose of a natural Christmas tree without kicking it to the curb. Trees that are sent to landfills release a potent greenhouse gas called methane.19 So, it’s important to properly dispose of a live tree, if you have one, so it can be recycled or composted. BOTTOM LINE

We can still celebrate a fun and festive season without draining our community’s resources or sending leftovers to the landfill. 2023 Holiday Events in Scottsdale

– 2023 Holiday Celebrations in Scottsdale –

The holidays are in full swing and with that comes lots of fun events in and around Scottsdale!

Here is a list of some of the holiday events going on in and around Scottsdale this year.

  • Enchant – The Mischievous Elf – Now through December 31st – This is a new one for me and it looks like a lot of fun! Salt River Fields will transform into a light maze, a village with holiday shopping and even an ice skating trail! Santa will be there for a visit and a play place for the little ones will be available.
  • World of Illumination – Now through December 31st – If you have not had a chance to be dazzled by the lights, maybe this is your year. There are two locations this year in Tempe and Glendale. Drive through over 2 million lights synchronized to music at this drive-through light extravaganza. You pay by the carload and be sure to buy tickets online to save some money. Snacks and refreshments for sale.
  • Christmas at the Fairmont Scottsdale Princess – Now through January 6th- The Princess continues to add to and enhance its holiday celebrations. They bill it as 65 acres of Christmas Magic and they have added an additional 1 million lights to bring it up to 7.5 million lights! Go ice skating, take a ride on the Ferris wheel, make some smores, visit Santa and other favorite winter characters, or have a hot cocoa or an adult beverage. There is so much to do – be sure to take a look! Plus, there are other special options and experiences if you stay at the hotel. Be sure to buy your tickets in advance!
  • Desert Ridge Holiday Events – Now through December 31st – Desert Ridge is offering lots of ways t enjoy the holidays. Ready to enjoy snow in the desert? 12 nights of snowfall start on December 3th and run through the 24th. There will also be community performances throughout the month.
  • Phoenix Zoo’s Zoolights – Now through January 14th – Zoolights is an event not to miss. Over four million lights create dazzling displays and bring the zoo to life in a different way.
  • Holiday Lights at the McCormick-Stillman Railroad Park – Now through January 7th – Get your tickets and ride through magical light displays all over the park. Then take a ride on the carousel or grab a bite to eat. To make sure everyone can enjoy the lights, there are three timed sessions to sign up for.
  • Scottsdale’s Scottsdazzle– Now through December 31st – Scottsdazzle is back! Head down to Old Town and the Scottsdale Waterfront to enjoy the lights and all of the events going on! Here is a calendar of everything going on. 

  • Hanukkah at the Crescent Ballroom – November 7th – This fun event will celebrate Hanukkah. Live music, latkes, brisket and more await!
  • Las Noches de las Luminarias at the Desert Botanical Garden – Weekends through December 30th – Walk through displays of enchanting luminaria lanterns as you stroll through the Desert Botanical Garden. Enjoy live music, performances and more.
  • The Nutcracker with the Phoenix Ballet – December 8th – 24th – This holiday tradition lives on. Catch the classic ballet The Nutcracker and become immersed in the land of fantasy as the Phoenix Symphony performs the beloved music.
  • Phoestivus – December 14th – 16th – Seinfeld fans will love this play on the spelling of the infamous Festivus. Two nights and a “hangover” day will happen this year. Enjoy shopping from local artisans at this downtown Phoenix holiday market and perhaps enjoy some libations and food and photo ops.
  • Chanukah in Carefree– December 7th -14th – Each night at 5:30 Carefree will host a a menorah lighting. A different community group will host each evening and coffee and hot chocolate will be offered and some nights there will be special treats.

– Scottsdale Luxury Home Market Performance for October 2023 –

October is usually a slower month in terms of sales activity in Scottsdale. This October was interesting in that some price ranges saw a rebound in contract and sales activity while others saw decreases. The only constant across the board was that inventory increased in all price points.

In this report, we look at the Scottsdale luxury home market. In order to show additional detail, we have broken this market into four price points.

– OCTOBER 2023 –

Scottsdale Homes Priced Between $1,000,000 – $1,499,999

Scottsdale home sales between 1 and 1.5 million November 2023

– Active Scottsdale Homes on the Market: Inventory took a big step up and returned to levels that we have not seen since February. This is good news since there are many buyers out there looking in this price point.
– UCB Scottsdale Home Sales: The number of UCBs fell slightly to 29, a bit below the 12 month average of 36.
– Pending Scottsdale Home Sales: Pending sales saw a steeper decline in October, ending up at the lowest level we have seen in the past year.
– Scottsdale Homes Sold: However, sales saw a nice rebound in October, closing out the month at 65.
– Sales Price to Listed Price: 96.5%- On average, buyers saw a discount of 3.5% off of list price.

Scottsdale Homes Priced Between $1,500,000 – $1,999,999

Scottsdale home sales between 1.5 and 2 million November 2023

– Active Scottsdale Homes on the Market: The number of homes for sale was up 15.8% compared to the end of September.
– UCB Scottsdale Home Sales: After a brutal showing in September, the number of UCB contracts rebounded to a healthy level.
– Pending Scottsdale Home Sales: Pending sales have been trending down for a few months.
– Scottsdale Homes Sold: The number of homes sold came in at 27. This was quite low for this price point.
– Sales Price to Listed Price: 97.1% – On average, buyers saw a discount of 2.9% off of list price.

Scottsdale Homes Priced Between $2,000,000 – $2,999,999

Scottsdale home sales between 2 and 3 million November 2023

– Active Scottsdale Homes on the Market: The number of homes for sale hit the highest level we have seen in the past year and it was quite a bit higher than the 12 month average of 137.
– UCB Scottsdale Home Sales: UCB contracts fell slightly to 17.
– Pending Scottsdale Home Sales: Pending sales were also down slightly and closed out at 31 for the month. To be noted, this is above the 12 month average of 30 pending sales.
– Scottsdale Homes Sold: After a big drop in sales in September, October was up and came in on par with the 12 month average.
– Sales Price to Listed Price: 95.8% – On average, buyers saw a discount of 4.2% off of list price.

Scottsdale Homes Priced $3,000,000+

Scottsdale home sales over 3 million November 2023

– Active Scottsdale Homes on the Market: Wow – There was a big jump of about 15% in homes for sale over $3 million. Inventory is now well ahead of the 12 month average of 194.
– UCB Scottsdale Home Sales: UBC contracts were up slightly to close out the month at 16.
– Pending Scottsdale Home Sales: After some good momentum, pending home sales fell to 23 at the end of October.
– Scottsdale Homes Sold: Home sales in this price point saw a very healthy increase, going from 19 in September to 29 in October.
– Sales Price to Listed Price: 97.4% – On average, buyers saw a discount of 2.6% off of list price.

Phoenix and Scottsdale AZ Luxury Condo Sales – October 2023

Luxury Condo Sales in Scottsdale and Phoenix – October 2023

Scottsdale and Phoenix’s luxury condo market continues to perform well. Sales were up again and we added more pending sales to the mix. 

In this report, all of the homes were on the market for $1 million or more.

ACTIVE LISTINGS AT THE END OF OCTOBER

Inventory was up compared to September with about six additional units for sale. October closed out with forty-nine homes on the market. Forty-four of them were located in Scottsdale and the remaining five were in Phoenix.

The highest priced condo for sale has held this spot for several months now. It is located in ICON at Silverleaf. Offered at $5,400,000, this spacious condo comes with 5,534 square feet, five bedrooms and five and one-half bathrooms.

The lowest-priced condo for sale was located in Optima Camelview. It has two bedrooms and bathrooms and 1,243 square feet. It was on the market for $1,050,000.

UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

There were five homes in UCB status at the end of the month. 

UCB Condos in Scottsdale

  • Optima Kierland
    • Three bedrooms and bathrooms, 2,018 square feet. Asking price was $2,350,000.
    • Two bedrooms, two and one-half bathrooms, 2,704 square feet. Asking price was $3,200,000.
  • Enclave at the Borgata – Two bedrooms, two and one-half bathrooms, 3,014 square feet. Asking price was $2,500,000.

UCB Condos in Phoenix

  • Crystal Point – Two bedrooms, two and one-half bathrooms, 2,718 square feet. Asking price was $1,100,000.
  • Esplanade Place – Three bedrooms. three and one-half bathrooms, 4,266 square feet. Asking price was $4,500,000.

PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

Pending sales were up by four and ended the month at eighty-nine. The bulk of these, eighty-eight, were located in Scottsdale. A majority of these pendings are located in communities under development. 

Scottsdale Pending Luxury Condos

  • Retreat at Seven Desert Mountain – Three bedrooms, three and one-half bathrooms, 2,489 square feet. Asking price was $1,984,900.
  • Scottsdale Waterfront Residences – Three bedrooms, three and one-half bathrooms, 3,139 square feet. Asking price was $3,299,000.
  • Portico Scottsdale Condominiums – This is a new development in North Scottsdale.
    • Two bedrooms, two and one-half bathrooms, 1,939 square feet. Asking price was $1,025,000.
    • Two bedrooms, two and one-half bathrooms, 1,939 square feet. Asking price was $1,060,000.
    • Two bedrooms, two and one-half bathrooms, 1,939 square feet. Asking price was $1,064,650.

This time every year, homeowners who are planning to move have a decision to make: sell now or wait until after the holidays? Some sellers with homes already on the market may even remove their listing until the new year.

But the truth is, many buyers want to purchase a home for the holidays or before the end of the calendar year, and your house might be just what they’re looking for.

“ . . . while a majority of people take a step back from the real estate market during the holiday months, you may find when the temperature drops, your potential for a great real estate deal starts to rise.”

To help prove that point, here are four reasons you shouldn’t wait to sell your house.

1. The desire to own a home doesn’t stop during the holidays. While a few buyers might opt to delay their moving plans until January, others may need to move now because something in their life has changed. The buyers who look for homes at this time of year are usually motivated to make their move happen and are eager to buy. A recent article from Investopedia says:

“Anyone shopping for a new home between Thanksgiving and New Year’s is likely going to be a serious buyer. Putting your home on the market at this time of year and attracting a serious buyer can often result in a quicker sale.”

2. While the supply of homes for sale has increased a little bit lately, overall inventory is still lower than it was before the pandemic. What does that mean for you? If you work with an agent to price your house at market value, it could still sell quickly because today’s buyers are craving more options – and your home may be exactly what they’re searching for.

3. You can determine the days and times that are most convenient for you for home showings. That can help you minimize disruptions to your own schedule, which can be especially important during this busy time of year. Plus, you may find buyers are more flexible on when they’ll tour a house this time of year because they have more time off from work around the holidays.

The Latest 2024 Housing Market Forecast

The new year is right around the corner, and you might be wondering if 2024 will be the right time to buy or sell a home. If you want to make the most informed decision possible, it’s important to know what the experts have to say about what’s ahead for the housing market.

Spoiler alert: the projections may be better than you think. Here’s why.

Experts Forecast Ongoing Home Price Appreciation

Take a look at the latest home price forecasts from Fannie Mae, the Mortgage Bankers Association (MBA), and the National Association of Realtors (NAR):

As you can see in the orange bars on the left, on average, experts forecast prices will end this year up about 2.8% overall, and increase by another 1.5% by the end of 2024. That’s big news, considering that so many people thought prices would crash this year.

The truth is, prices didn’t come tumbling down in 2023, and that’s because there just weren’t enough homes for sale compared to the number of people who wanted or needed to buy them, and that inventory crunch is still very real in many markets. Due to the rule of supply and demand, we are seeing upward pressure on prices as we move into the new year.

Looking forward, experts project that home prices will continue to rise next year, but not quite as much as they did this year. Even though the expected rise in 2024 isn’t as big as in 2023, it’s important to understand that home price appreciation is cumulative. In simpler terms, this means if the experts are right, according to the national average, after your home’s value goes up by 2.8% this year, it should go up by another 1.5% next year. That ongoing price growth is a big part of why owning a home can be a smart decision in the long run.

Projections Show Sales Should Increase Slightly Next Year

While 2023 hasn’t seen a lot of home sales relative to more normal years in the housing market, experts are forecasting a bit more activity next year. Here’s what those same three organizations project for the rest of this year, and in 2024 (see graph below):

While expectations are for just a slight uptick in total sales, improved sales activity next year is a good thing for the housing market, and for buyers and sellers like you. As people continue to move, that opens up options for hopeful buyers who are looking for a home.

So, what do these forecasts show? The housing market is expected to be more active in 2024. That may be in part because there will always be people who need to move. People will get new jobs, have children, get married or divorced – these and other major life changes lead people to move regardless of housing market conditions. That will remain true next year, and for years to come. And if mortgage rates come down, we’ll see even more activity in the housing market.

October ended with 1,106 homes on the market. This is a 15% increase in inventory when compared to the end of September. Inventory has been increasing slowly each month after hitting a low in June.

And we look at October 2023 in comparison to October 2022, inventory was down by 8.8%.

I used to use median list price data, but I no longer have access to that. Instead, I will use average list price. Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely cheap or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.

October’s average list price of homes in Scottsdale was more than $2.25 million. This represents an increase of 4.2% month-over-month. It is also 10.9% higher than October 2022’s average list price.  

Days on Market

The Days on Market (also shown as DOM) is an indicator of how long it is taking homes to sell in a given market. If you see a high DOM, that indicates that homes are sitting on the market for longer periods. Low DOMs mean homes are selling at a brisker pace.

The Days on Market for Scottsdale in October was 61 days. This is level with what we saw in the previous month and up a single day when compared to last October.

Now we will take a look at what homes sold for in October.

The sales price in October was over $1.5 million. This is up 11.9% month-over-month. And if you look at it from a year-over-year standpoint, the average sales price was up 13.3%.

And finally, we get to homes sold in Scottsdale in October.

Home sales in October were down 2.6% when compared to the previous month. And if we look at October 2022 and 2023, home sales activity was down 4.1%.
