We are one month into 2024 and things are definitely changing in the Scottsdale real estate market! Inventory is up as are new contract totals. .

SCOTTSDALE HOME SALES ACTIVITY –  JANUARY 2024

Each month, we look at the following four items:

– Single-family homes for sale – Orange Line – How many homes were for sale at the end of the month.
– Under contract, but accepting backup offers (UCB) – Gray Line – The number of UCB contracts at the end of the month.
– Pending home sales – Yellow Line – How many pendings there were at the end of the month.*
– Home Sales – Blue Line – How many homes sold that month.

JANUARY 2024 RESULTS

  • Scottsdale Homes for Sale: The number of homes for sale at the end of January moved up to the highest level we have seen in the past year. This is good news for buyers as there is more inventory to choose from.
  • UCB (Under contract, accepting backup offers): UCB contracts were up quite a bit in January. We typically see this as many folks put their real estate plans on hold during the holidays and wait until the new year.
  • Pending Homes Sales in Scottsdale: The number of pending contracts increased 31.8% over December.
  • Scottsdale Home Sales: The number of homes that sold in January was the lowest we have seen in the past twelve months. Again, this is seasonal as we were coming off of the holidays and fewer people were shopping for homes.

This next section contains two more items we track to keep an eye on the market. The first looks at changes month-over-month and the second looks at sales prices relative to listing prices.

Percent Change Month Over Month – Here, we looking at how things changed when compared to the previous month. For example, pending sales were up by an impressive 41.5% when compared to December. (To be fair though, December tends to be a quieter month for contract activity because of the holidays.)

Sales Price to List Price – This metric takes the average price of homes for sale and then compares that to the average price of what actually sold for. January came in at 96.7%, which means the average discount buyers saw off of list price was 3.3%.

*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.

2 of the Factors That Impact Mortgage Rates

If you’re looking to buy a home, you’ve probably been paying close attention to mortgage rates. Over the last couple of years, they hit record lows, rose dramatically, and are now dropping back down a bit. Ever wonder why?

The answer is complicated because there are a lot of things that can influence mortgage rates. Here are just a few of the most impactful factors at play.

Inflation and the Federal Reserve

The Federal Reserve (Fed) doesn’t directly determine mortgage rates. But the Fed does move the Federal Funds Rate up or down in response to what’s happening with inflation, the economy, employment rates, and more. As that happens, mortgage rates tend to respond. Business Insider explains:

“The Federal Reserve slows inflation by raising the federal funds rate, which can indirectly impact mortgages. High inflation and investor expectations of more Fed rate hikes can push mortgage rates up. If investors believe the Fed may cut rates and inflation is decelerating, mortgage rates will typically trend down.”

Over the last couple of years, the Fed raised the Federal Fund Rate to try to fight inflation and, as that happened, mortgage rates jumped up, too. Fortunately, the expert outlook for inflation and mortgage rates is that both should become more favorable over the course of the year. As Danielle Hale, Chief Economist at Realtor.com, says:

“ortgage rates will continue to ease in 2024 as inflation improves . . .”

There’s even talk the Fed may actually cut the Fed Funds Rate this year because inflation is cooling, even though it’s not yet back to their ideal target.

The 10-Year Treasury Yield

Additionally, mortgage companies look at the 10-Year Treasury Yield to decide how much interest to charge on home loans. If the yield goes up, mortgage rates usually go up, too. The opposite is also true. According to Investopedia:

“One frequently used government bond benchmark to which mortgage lenders often peg their interest rates is the 10-year Treasury bond yield.”

Historically, the spread between the 10-Year Treasury Yield and the 30-year fixed mortgage rate has been fairly consistent, but that’s not the case recently. That means, there’s room for mortgage rates to come down. So, keeping an eye on which way the treasury yield is trending can give experts an idea of where mortgage rates may head next.

Experts in the industry will be keeping a close watch on the Fed to see what it decides to do regarding rate changes and what impact any changes or no changes at all will have on the economy. The high season in Scottsdale is always packed with fun events. February promises to live up to that statement.

  • Waterfront Fine Art & Wine Festival – February 2nd – February 4th – Old Town will be busy over this weekend!  Stroll along the Scottsdale Waterfront and take in all of the incredible art for sale.  Grab a glass of wine (or not!) and enjoy the day.
  • Kierland Fine Arts & Wine Festival – February 3rd – 4th – Over 100 artists will be displaying their works at Kierland. In addition, you can purchase tickets to enjoy wine and beer tasting. Sip and stroll and enjoy the art and live entertainment.
  • Waste Management Phoenix Open– February 8th – 11th – The “Greatest Show on Grass” returns! Some of the top golfers in the world along with up-and-coming talent will be playing over the course of the four days. If you want even more action, the pros will be doing practice rounds on the previous Monday and Tuesday, and there is free admission on those two days. If you are ready for more fun later in the day, head on over to the Birds Nest.
  • Scottsdale Arabian Horse Show – February 15th – February 25th – The Scottsdale Arabian Horse Show is a signature annual event that has grown to over 2,000 horses. Daily competitions will let the breeders showcase their stunning horses. The event will also raise money for many excellent charities.
  • Arizona Strong Beer Festival – February 17th – Head over to Salt River Fields to taste excellent some excellent craft beer. There will be food trucks and vendors as well. Sounds like a fun afternoon!

  • Kathleen Madigan – February 17th – As one of the best comedians out there, Kathleen Madigan will be coming to the Talking Stick Resort with her Potluck Party Tour.

  • Marshall Tucker Band – February 24th – MTB will be performing at the Talking Stick Resort at the end of the month. Celebrating over 50 years together, they will be performing their beloved hits and more.
  • Maricopa County Home Show – February 23rd – 25th – Marvel at all things “Home.” The Home Show will be back at the State Farm Arena. Explore hundreds of vendors’ offerings and learn from the experts as they give seminars from the stage.
  • Botero at the Desert Botanical Garden – Through March 31st – Botero’s art is easily recognizable, and you can see it firsthand at the Desert Botanical Garden through March. There will also be Music in the Garden and Dog Days in the Garden on select dates.

Scottsdale AZ Luxury Home Market – December 2023

– Scottsdale Luxury Home Market Performance for December 2023 –

The year ended with another set of mixed results. Inventory was down across the board, but we do see this every year as some sellers take their homes off of the market for the holidays and many listing contracts expire at the end of the year.

In this report, we delve into Scottsdale’s luxury home market, defined as single-family homes with list prices of $1 million or more. To give you a better idea of how the market is performing, we split the data into four price bands.

– DECEMBER 2023 –

Scottsdale Homes Priced Between $1,000,000 – $1,499,999

Scottsdale home sales between 1 and 1.5 million December 2023

– Active Scottsdale Homes on the Market: Inventory fell in December after four months of increases. However, it is still ahead of the 12 month average of 190.
– UCB Scottsdale Home Sales: The number of UCBs was down 50% compared to November and posted the lowest performance of 2023 by far.
– Pending Scottsdale Home Sales: On the flip side, pending sales saw a very healthy rebound after a dismal November.
– Scottsdale Homes Sold: Sales in this price point were down quite a bit. Not only is this a slower time of year, but high interest rates were also impacting the market.
– Sales Price to Listed Price: 96.1%- On average, buyers saw a discount of 3.9% off of list price.

Scottsdale Homes Priced Between $1,500,000 – $1,999,999

Scottsdale home sales between 1.5 and 2 million December 2023

– Active Scottsdale Homes on the Market: The number of homes for sale fell to 139.
– UCB Scottsdale Home Sales: UCB contracts were down after a strong November. Some of this can be attributed to seasonality.
– Pending Scottsdale Home Sales: Pending sales had a very difficult month. As we saw in the lower price range, pending contracts were at their lowest level of the year by a wide margin.
– Scottsdale Homes Sold: Home sales were up in December and turned in a very solid performance. Thirty-eight homes sold, which is on par with the 12 month average.
– Sales Price to Listed Price: 96.6% – On average, buyers saw a discount of 3.4% off of list price.

Scottsdale Homes Priced Between $2,000,000 – $2,999,999

Scottsdale home sales between 2 and 3 million December 2023

– Active Scottsdale Homes on the Market: As in all of the price points, the number of homes for sale was down in December.
– UCB Scottsdale Home Sales: UCB contracts saw a slight improvement, but were still quite low compared to the 12 month average.
– Pending Scottsdale Home Sales: Pending sales ended the month up slightly and had a decent performance.
– Scottsdale Homes Sold: Home sales fell to their second-lowest level of the year in December.
– Sales Price to Listed Price: 94.3% – On average, buyers saw a discount of 5.7% off of list price.

Scottsdale Homes Priced $3,000,000+

Scottsdale home sales over 3 million December 2023

– Active Scottsdale Homes on the Market: The drop in inventory in the $3 million and up category was slight and the number of homes for sale are still above the 12 month average.
– UCB Scottsdale Home Sales: UCBs turned in their second-lowest performance in the past year.
– Pending Scottsdale Home Sales: Pending sales also saw a decrease in December.
– Scottsdale Homes Sold: Sales came roaring back in December after a very quiet November. Thirty-four homes sold which is well above the 12 month average of twenty seven.
– Sales Price to Listed Price: 95.3% – On average, buyers saw a discount of 4.7% off of list price.

2 Reasons Why Today’s Mortgage Rate Trend Is Good for Sellers

If you’ve been holding off on selling your house to make a move because you felt mortgage rates were too high, their recent downward trend is exciting news for you. Mortgage rates have descended since last October when they hit 7.79%. In fact, they’ve been below 7% for over a month now (see graph below):

And while they’re not going back to the 3% we saw during the ‘unicorn’ years, they are expected to continue to go down from where they are now in the near future. As Dean Baker, Senior Economist at the Center for Economic Research, explains:

“It also appears that mortgage rates are now falling again. They will almost certainly not fall to pandemic lows, although we may soon see rates under 6.0 percent, which would be low by pre-Great Recession standards.”

Here are two reasons why this recent trend, and the expectation it’ll continue, is such good news for you.

You May Not Feel as Locked-In to Your Current Mortgage Rate

With mortgage rates already significantly lower than they were just a few months ago, you may feel less locked-in to the current mortgage rate you have on your house. When mortgage rates were higher, moving to a new home meant possibly trading in a low rate for one up near 8%.

However, with rates dropping, the difference between your current mortgage rate and the new rate you’d be taking on isn’t as big as it was. That makes moving more affordable than it was just a few months ago. As Lance Lambert, Founder of ResiClub, explains:

“We might be at peak “lock-in effect.” Some move-up or lifestyle sellers might be coming to terms with the fact 3% and 4% mortgage rates aren’t returning anytime soon.”

More Buyers Will Be Coming to the Market

According to data from Bright MLS, the top reason buyers have been waiting to take the plunge into homeownership is high mortgage rates (see graph below):

Lower mortgage rates mean buyers can potentially save money on their home loans, making the prospect of purchasing a home more attractive and affordable. Now that rates are easing, more buyers are likely to feel they’re ready to jump back into the market and make their move. And more buyers mean more demand for your house.

Phoenix and Scottsdale AZ Luxury Condo Sales – December 2023

Luxury Condo Sales in Scottsdale and Phoenix – December 2023

After a quieter November, we did see a little bit of positive sales momentum in the Scottsdale and Phoenix luxury condo market.

All of the condos in this report were priced at or above $1 million. 

ACTIVE LISTINGS AT THE END OF DECEMBER

The number of luxury condos for sale was more or less level with November, ending the year with a net add of one, or 59 units for sale. 

The most expensive condo for sale has held this spot for a bit and is located in ICON at Silverleaf. It has five bedrooms, five and one-half bathrooms and an expansive 5,534 square feet. The asking price was $6,900,000.

The least expensive condo for sale is also a holdover from last month.   It has two bedrooms, two and one-half bathrooms and 1,674 square feet. It was located in the was located in Portico Scottsdale Condominiums and the asking price was $1,007,500.

UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

At the end of December, there were four luxury condos were in UCB status.

UCB Condos in Scottsdale

  • Optima Kierland – Two bedrooms, two and one-half bathrooms, 1,754 square feet. Asking price was $1,500,000.
  • ICON at Silverleaf – Three bedrooms, three and one-half bathrooms, 3,170 square feet. Asking price was $2,495,000.

UCB Condos in Phoenix

  • One Lexington – Two bedrooms, two and one-half bathrooms, 1,779 square feet. Asking price was $1,275,000.
  • Toscana at Desert Ridge – Two bedrooms, two and one-half bathrooms, 1,780 square feet. Asking price was $1,225,641.

PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

I really thought we would close out 2023 with at least one hundred pending sales, but instead, the number held at ninety-six.

We are seeing all of this backlog due to several high-profile communities in Scottsdale that are in the middle of being built out. Only one of the pending sales was in Phoenix.

A growing share of home buyers and sellers sat on the sidelines last year as the pace of home sales continued its downward trajectory.1 In fact, since the Federal Reserve began its series of interest rate hikes in 2022, the combination of higher borrowing costs and record-high home prices has fostered the steepest real estate market slowdown since the 2008 recession.2

Priced out of the market, a generation of would-be buyers has been forced to delay their plans for homeownership.3  At the same time, current owners—reluctant to give up their pandemic-era mortgage rates—are waiting to sell, which has resulted in a sharp drop in listings.4

But there may be some relief in sight: In December, the Fed signaled that it was done raising interest rates— and suggested that it could cut rates by 0.75% over the coming year. While mortgages don’t directly follow the federal funds rate, they typically move in tandem—so cheaper home loans may finally be on the horizon.5

Lower mortgage rates should bring some much-needed movement back into the real estate sector. But with a market this fluid, the home buyers and sellers with an edge will be those who proactively leverage a real estate agent’s on-the-ground expertise and stay flexible so that they can quickly adapt to changes.

HOME PRICES WILL REMAIN RELATIVELY STABLE

Not even 8% mortgage rates could bring home prices crashing down in 2023, as some prospective home buyers may have hoped. In fact, on average, U.S. property values ended the year higher—with declines in some areas of the country offset by appreciation in others.6

Prices typically fall when rising interest rates drive down demand. So what’s keeping home values high?

Mike Simonsen at Altos Research points to a nationwide housing shortage: “Declining home prices probably require that supply-and-demand imbalance, and what we have is really a balance. There’s a balance between low demand and low supply.”7

Analysts expect that equilibrium to continue to prop up home prices in 2024, although the specific forecasts vary. For example, economists at Realtor.com predict that the median home price will fall slightly, by 1.7%, while those at Fannie Mae project modest price growth of 2.8%.6,8

However, experts widely agree: Mortgage rates will be the largest driver of property values. If rates fall faster than expected, more buyers will enter the market—which could send home prices soaring higher.

MORTGAGE RATES SHOULD FINALLY TREND DOWN

The best news we’ve got incoming for 2024? The extra-high mortgage rates that have weighed heavily on the real estate market may finally be headed south.

At its December meeting, the Fed signaled that the worst is likely behind us and that it expects to cut its overnight rate in 2024. Analysts predict that mortgage rates will fall in lockstep.5

“Given inflation continues to decelerate and the Federal Reserve Board’s current expectations that they will lower the federal funds target rate next year, we likely will see a gradual thawing of the housing market in the new year,” said Freddie Mac’s Chief Economist Sam Khater following the announcement.9

The average 30-year fixed mortgage rate has already declined from an October high of around 8%, and analysts at Fannie Mae, the Mortgage Bankers Association, and Realtor.com all forecast that rates will trend down this year, ending 2024 closer to 6%.7

However, it’s not all good news: It appears that the days of 3% mortgage rates are firmly behind us. “As long as the economy continues to motor along, the new normal of higher rates is here to stay,” explains Greg McBride, chief financial analyst for Bankrate.4 So, when it comes to a home loan, borrowers may need to adjust their expectations.

LOWER RATES WILL BRING SOME BUYERS AND SELLERS BACK TO THE MARKET

Over the past couple of years, higher mortgage rates have cooled home buyer demand. They’ve also delayed the plans of many home sellers, who have been reluctant to trade in their current mortgages for loans that are several points higher.

With so many market participants playing the waiting game, the real estate sector has slowed significantly. National Association of Realtors (NAR) Chief Economist Lawrence Yun estimates that the number of existing home sales fell by 18% last year following a 17% decline in 2022.10

However, as financing costs tick down, sales volume is expected to rise. “Lower mortgage rates would help spur home sales activity, which expected to increase in 2024 compared to 2023,” explains Selma Hepp, chief economist at CoreLogic. “Declines in mortgage rates will drive more sellers to trade their existing home and help add much-needed inventory to the market, leading to more transactions.”4

There’s also evidence that the patience of holdout home buyers may be waning, despite higher borrowing costs. A recent survey by Bank of America found that the number who are willing to wait for prices or mortgage rates to decline before making a purchase fell from 85% to 62% in just six months.11

“When it comes down to it, if buying a home is your goal and within your budget, the best time to buy is when you’re ready financially and you can find a home that fits your needs,” Matt Vernon, head of consumer lending at Bank of America, advised in a recent release. “Even in the current interest rate environment, there are clear benefits to purchasing a home and beginning to build equity.”11

THE HOUSING SUPPLY SHORTAGE WILL PERSIST

Will home buyers who are eager for options have more homes to choose from this year?

Yun thinks so. He believes sellers will soon grow weary of waiting to list. “Pent-up sellers cannot wait any longer. People will begin to say, ‘life goes on,’” the NAR economist speculated at a November conference. “Listings will steadily show up, and new home sales will continue to do well.”10

But not everyone agrees. Economists at Realtor.com forecast that inventory could drop by as much as 14% this year. The decline in existing homes for sale has been compounded by a persistent shortage of new construction, with single-family housing starts falling 10.3% in 2023 and 11.2% in 2022.6

Even so, newly-built homes are playing an increased role in easing the supply crunch, accounting for around one-third of all homes for sale in 2023—which was twice the historical average.12 But new construction alone isn’t expected to fill the inventory gap.

According to First American Financial Corporation’s Chief Economist Mark Fleming, the U.S. currently has a shortfall of around one million homes, and conditions won’t ease until individual owners re-enter the market. “Only when more homeowners decide to sell, and then buy again, will housing supply and the pace of sales return to anything resembling normal.”13
