Here is a quick video overview of the Scottsdale, Arizona single-family home real estate market that covers the month of January.

Scottsdale Active Listings

As anticipated, we saw the number of homes for sale increase in February. Since this is high season for Scottsdale, sellers are looking to capitalize on increased buyer activity.
Inventory at the end of February was up 5.5% when compared to January and up 14.1% when compared to February 2024.
Average List Price for Scottsdale Homes

I used to use median listing price data, but I no longer have accurate access to that information. Instead, I will now use average listing prices to track pricing trends. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)
February’s average list price came in just above $2.25 million. After several months of increases, we saw this figure decrease. Scottsdale’s average list price at the end of the month was 1.1% lower than January and 2.6% lower than the same time period in 2024.
Days on Market

Days on Market, which you might also see referenced as DOM, is a simple, but effective, way to get a quick read on a market. A high DOM means homes are sitting on the market for longer and a low DOM means sales are brisk.
After a jump in January, Scottsdale’s DOM returned back to a more familiar level.
The DOM for February was 75 days. This is a 20% drop from January, but level with February 2024.
Average Sales Price for Scottsdale Homes

Now we will take a look at sales prices. The average sales price for single-family homes in Scottsdale in February was a little under $1.5 million.
This is a drop of 22.1% from January when a $21M home sale moved the average sales price higher. However, February 2025 was quite similar price-wise to February 2024, coming in at 0.3% lower.
Number of Homes Sold

After a seasonally slow sales month in January, home sales activity picked back up in February.
Sales were up 10.2% over the previous month, but they were down 13.9% when compared to February 2024. Hopefully, pending contracts in the pipeline will make this figure increase again in March.
