– Scottsdale Homes for Sale and Home Sales in June 2014 –
The Scottsdale real estate market posted another very solid month in June. Inventory dropped by over 10% and sales exceeded May’s numbers.
SCOTTSDALE HOME SALES ACTIVITY – JUNE 2014
The graph below covers the last 12 months of activity in the Scottsdale real estate market. You will see data for three categories:
– Single-family homes for sale are shown in red.*
– Pending home sales are shown in green.*
– June Home Sales are shown in purple.
JUNE 2014 RESULTS
- Active Scottsdale Homes for Sale: We saw a large drop in the number of homes for sale by the end of the month to a little over 2,000. A lot of home listings expired over the course of the month, which impacted this number quite a bit.
- Pending Homes Sales in Scottsdale: Pending sales at the end of June were pretty level with what we have been seeing over the last couple of months.
- June Home Sales in Scottsdale: 470 homes sold in June in Scottsdale. This is the highest this figure has been since July of 2013.
The next section of data looks at how things are moving from month to month.
The top section shows positive or negative activity as related to the prior month. So, for June, active listings were down 10.5% over May, pending sales were down 3% and home sales were up by 8.8%.
The bottom part looks at where sales prices came in with regards to the listed prices . The lower the figure, the higher average discount off of asking the buyer received. So, on average in June, buyers got a discount of 4.6% of off asking price.
June was another positive month for the Scottsdale real estate market. Inventory continued to drop as homeowners took their homes off of the market. Pending sales were only down slightly and home sales were the best we have seen in the last 11 months.
