Silverleaf at DC Ranch is one of Scottsdale’s premier luxury communities. Silverleaf’s mountainous terrain means many of the homes and lots possess some of the top Valley views around. Here are Silverleaf homes for sale and home sales through the 3rd quarter of 2010. The first section looks at active homes on the market as well as current pending sales. The second chart looks at Silverleaf home sales for the first three quarters of 2010 and year to date.
Silverleaf home sales saw the best performance in Q2 2010, where there were double or nearly double the sales of Q1 or Q3. Q2 also had the highest average sales price, which is in part due to a home sale for $7.5 million. Sales tapered off to just below Q1’s level in Q3. The average sales price was the lowest it has been this year and the discount off of asking price was the highest we have seen as well. However, compared to other luxury golf communities in Scottsdale, Silverleaf is seeing a smaller discount off of asking price. Looking forward, the presence of five pending sales in mid-October is a promising start for Q4.
