DC Ranch is one of Scottsdale’s most popular communities, and for good reason.
Nestled into the foothills of the Mc Dowell mountains, DC Ranch is home to several sub-communities, a top tier country club, two community centers and several upscale shopping and dining districts. In addition to all of the wonderful amenities just mentioned, DC Ranch also has a K-8 school for its residents.
Housing options vary from condos and townhomes located close to the Market Street retail area all of the way up to golf estates overlooking the valley and the Sonoran desert.
DC RANCH HOMES FOR SALE AND PENDING SALES AS OF JULY 30, 2013
As of July 30th, there were only 35 single-family homes for sale in DC Ranch.
The least expensive home on the market was a four bedroom, two and one-half bath home with 2,501 square feet and a pool. It was listed for $549,999 and was being sold as-is.
The most expensive home for sale as listed for $7,295,950. This 12,562 square foot estate is located in a guard-gated area of DC Ranch and features six bedrooms and ten bathrooms. It is set on over an acre and enjoys wonderful desert views.
Ten home are currently under contract in DC Ranch. These homes range in price from $534,000 to $1,395,000.
FIRST HALF 2013 DC RANCH HOME SALES
The next section looks at single-family home sales over the first half of 2013.
Home sales picked up slightly in Q2 in DC Ranch.
Over the two quarters, we saw the average sales price increase as well as the average price per square foot. Cumulative days on market was also down slightly. These figures illustrate the homebuyer demand in DC Ranch.
The least expensive sale in 2013 to-date was a three bedroom, two bathroom home with pool built in 1998. It had 2,265 square feet and sold for $494,700 in less than a month.
The most expensive home sale so far in 2013 was for $2,700,000. This home was located in the DC Ranch Country Club community and came with five bedrooms, five and one-half bathrooms and 7,464 square feet. It had been listed for $3,195,000 and sold for cash.
Overall, DC Ranch home sales are staying level. Prices are up and buyers are seeing smaller discounts off of asking price as the year progresses.
