Here is a quick video overview of the Scottsdale, Arizona single-family home real estate market that covers the month of March.

Scottsdale Active Listings

Inventory was up again at the end of March, the height of our high season.

The number of homes for sale was up 5.9% from the previous month and up 19.6% from March 2024.

I used to use median listing price data, but I no longer have accurate access to that information. Instead, I will now use average listing prices to track pricing trends. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)

The average list price of homes in Scottsdale in March was just shy of $2.6 million.

This was up slightly (0.9%) from February and down slightly (0.5%) from the same period last year.

Days on Market

Days on Market, also called DOM, is a quick and easy way to gauge a market’s performance. The quicker the homes are selling, the lower the DOM will be. Conversely, if the market is stagnant, you will see a higher DOM.

In March, Days on Market jumped 10.7% when compared to February. Part of this jump can be attributed to an 11 million dollar home that sold, but had been on the market for 614 days. But we still saw a 17.9% increase in DOM when compared to March 2024.

Average Sales Price for Scottsdale Homes

Here, we look at what homes actually sold for. In March, the average sales price was over $1.7 million. (The $11 million sale did have an impact here as well.)

Month-over-month, the average sales price increased 14.6%. And it was up 9.8% year-over-year.

Number of Homes Sold

Home sales picked up as Scottsdale moved into peak high season.

The number of sales jumped 21.2% when compared to February and they were up 16.1% from last March.
