Scottsdale Active Listings

The number of homes for sale jumped in January. We typically see this rebound at the beginning of the year as people come onto or back into the market in January.
Active listings were 21.0% higher at the end of January than at the end of December. And they were 13.7% higher than the same period last year.
Average List Price for Scottsdale Homes
I used to use median listing price data, but I no longer have accurate access to that information. Instead, I will track average listing prices. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)
The average list price of homes in Scottsdale was just under $2.6 million and has been climbing slowly for a while.
It was up 2.2% compared with last month and 3.6% compared with January 2024.
Days on Market
Days on Market, (also called DOM,) gives you a quick insight into how a given market is performing by measuring how long it is taking homes to sell.
January came in at 90 days. This figure has been climbing for a while now as homes are sitting on the market for longer periods. January’s DOM was 5.6% higher than December and 18.9% higher than January 2024.
Average Sales Price for Scottsdale Homes
We looked at Average Listing Price above and now we are going to explore sales prices.
The average sales price in Scottdale in January was just under $1.8 million. This is 11.5% higher than last month and 22.0% higher than the previous January. It should be noted that a home sold for $21 million during the month and is skewing the numbers upward.
Number of Homes Sold
January can be a slower month because new contract activity tends to slow over the holidays. However, January 2025 turned in a decent performance.
Sales were down 4.8% when compared to December, but up 16.2% when compared with January 2024.
