Here is a quick video overview of the Scottsdale, Arizona single-family home real estate market that covers the month of April.

Scottsdale Active Listings

The number of homes for sale was up slightly at the end of April.

There were 1,256 homes for sale which represents a 1.8% increase over March and a 22.1% increase over April 2023.

I used to use median listing price data, but I no longer have accurate access to that information. So, I have started to track average listing prices. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)

The average list price in Scottsdale continues to climb. In April, it was just above $2.6 million. This is a 1.5% increase over March and a 10.4% increase over April 2023.

Days on Market

Days on Market or as we commonly call it DOM is a quick and easy barometer to tell the temperature of a real estate market. When the DOM is low, homes are selling at brisk pace. But when the DOM is high, homes are lingering on the market longer.

In April, the DOM was 81. This is a bit higher than we have been seeing, but a home that had been on the market for a very long time sold, which moved this figure higher. In Scottsdale, the Days on Market was up 14.8% compared to March and up 6.2% compared to April 2023.

Now, we will take a quick look at average sales prices.

The average sales price in Scottsdale in April was just over $1.64 million. This is about 5.5% more than the average sales price in March and 14.9% higher than April 2023.

Number of Homes Sold

And now we get to home sales in Scottsdale.

April was a great month in home sales. We have not seen this number that high for a long time. There were 418 sales, which represents a 17.5% increase over March and a 23.7% increase over April 2023.
