Here is quick overview of the Scottsdale, Arizona real estate market for the month of September.
Active Listings
In comparing 2014 to 2105, the number of active homes on the market declined by 10%. However, inventory was up 4% between August and September.
Typically, we see this figure decrease seasonally, but it seems new inventory and homeowners anticipating the upcoming high season resulted in an increase.
Median Listing Price
The median list price for homes in September was just over $785,000.
This is a significant jump from the median list price in September 2014. That figure came in at $654,000.
Days on Market
Days on market is a measure of how strong or weak a real estate market currently is. Basically, it counts how long homes are on the market before they sell. High days on market figures means it is a slower market. Conversely, a low number of days indicates a hot market.
September 2015’s days on market was 93. This is an 11% decrease when compared to September 2014 with 104 days.
Median Sales Price for Scottsdale Homes
Before, we were looking at the median asking price for homes. Now, we will look at the median sales price for homes.
The median sales price of homes in Scottsdale in September was $480,000.
This represents a $50,000 increase over September 2014 and more than $17,000 when compared to August 2015.
Number of Homes Sold
The final part of this analysis looks at home sales over the course of the month.
399 homes sold in September. This is a 13% increase over September 2014.
And, when you compare sales figures with the previous month, sales were up 5%.
September’s results were quite decent, especially for a traditionally slower time of year. The increase in inventory was a little surprising, so we will keep an eye on that when we look at October’s results.
