Here is a one-minute video overview of the Scottsdale, Arizona real estate market for the month of March.
Scottsdale Active Listings
This first part looks at the number of homes that were for sale in March. Inventory was down 7% from the same time last year.
This is another look at inventory, but here we are comparing February to March of this year. The number of homes for sale fell by 1%.
Median List Price for Scottsdale Homes
The median list price gives us the midpoint of all home prices, where half are priced higher and half are priced lower.
The median list price of homes for sale in Scottsdale in March was $899,900, about where it was in March 2018.
Days on Market
Days on Market, also known as DOM, gives you an easy, high-level way to gauge market performance. A high DOM means that homes are taking longer to sell and a low DOM means the market is moving along.
In March, Scottsdale’s DOM came in at 95. This is down 7% from last year.
Median Sales Price for Scottsdale Homes
Here the median price again, but we are now looking at the median price of homes that sold.
March 2019’s median sales price was $590,000 and it is up over both March 2018 and February 2019.
Number of Homes Sold
The final section of this market update covers home sales.
Sales in Scottsdale were down 14% between this March and last March.
However, if we look at March of this year compared to February, sales were up 23%.
