– Luxury Condo Sales in Scottsdale and Phoenix – January 2019 –
January saw sales activity for the Scottsdale and Phoenix luxury market perk up as the new year started.
ACTIVE LISTINGS AT THE END OF JANUARY
There were fifty luxury condos for sale in Scottsdale and Phoenix at the end of the month.
The highest priced condo was a new listing. It was a penthouse unit at the Scottsdale Waterfront Residences with 3,940 square feet, three bedrooms and three and one-half bathrooms. Its list price was $3,795,000.
The lowest priced condo for sale was at the Hotel Valley Ho. This condo had one bedroom, two bathrooms and 1,586 square feet. It was listed for $1,047,000.
UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
At the end of January, there were three condos in UCB status. All three of them had Scottsdale addresses.
Scottsdale UCB Condos
- The Landmark Condominiums had two of the UCBs. The first had three bedrooms, two and one-half bathrooms and 3,744 square feet. It was listed for $2,240,000. The second condo had three bedrooms and bathrooms and 4,471 square feet. It was on the market for $2,500,000.
- Scottsdale Waterfront Residences had the final UCB. This home had two bedrooms, two and one-half bathrooms and 2,319 square feet. It was listed for $2,350,000.
*UCB status means a condo has an accepted contract, but that the seller has requested that they accept backup offers. Most times you will see this status when the contract is in the inspection/due diligence period.
PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
There were six condos in pending status and five of the six were in Scottsdale.
- Optima Camelview had a pending sale that carried into January. This home had two bedrooms, two and one-half bathrooms and 1,955 square feet. It was listed for $1,000,000.
- ICON at Silverleaf – ICON is currently under development so these units will remain pending for the foreseeable future:
- Three bedrooms, three and one-half bathrooms, 3,170 square feet. Listed for $2,174,000.
- Three bedrooms, three and one-half bathrooms, 3,170 square feet. Listed for $2,174,000.
- Three bedrooms, three bathrooms, 3,170 square feet. Listed for $2,074,000.
- Three bedrooms, three bathrooms, 3,170 square feet. Listed for $2,074,000.
- Esplanade Place had the pending sale in Phoenix. This condo had two bedrooms, two and one-half bathrooms and 3,003 square feet. It was on the market for $1,390,000.
LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
Four luxury condos sold in January and they were equally split between the two cities.
Scottsdale Condo Sales
- Optima Kierland: Two bedrooms, two and one-half bathrooms and 2,283 square feet. It had been listed for $1,650,000 and sold for $1,600,000.
- Plaza Lofts at Kierland: Three bedrooms, two and one-half bathrooms and 3,567 square feet. It had been listed for $3,750,000 and sold for $3,330,000.
Phoenix Condo Sales
- Two Biltmore Estates: Three bedrooms, three and one-half bathrooms, 3,435 square feet. It had been listed for $1,879,000 and sold for $1,685,000.
- The Residences at 2211 Camelback: Three bedrooms, three bathrooms and 3,013 square feet. It had been listed for $1,450,000 and sold for $1,350,000.
