– Luxury Condo Sales in Scottsdale and Phoenix – November 2018 –
The Scottsdale and Phoenix luxury condo market was more or less quiet in November, although we did see some homes go under contract and inventory increase.
This report takes a look at luxury condo sales activity in Scottsdale and Phoenix. Each of these condos had list prices of $1 million or more.
ACTIVE LISTINGS AT THE END OF NOVEMBER
We saw a jump in inventory in November where we went from forty-three luxury condos for sale to fifty. All of the new inventory was located in Scottsdale.
The highest priced condo on the market was a ninth-floor luxury home at the Plaza Lofts at Kierland Commons. It had three bedrooms, three and one-half bathrooms and 4,059 square feet. It was on the market for $2,895,000.
The lowest priced condo was located in the Third Avenue Lofts community. It had two bedrooms, two and one-half bathrooms and 2,469 square feet. It was on the market for $1,000,000.
UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
At the end of November, there were four condos in UCB status. There were three in Scottsdale and one was in Phoenix.
Scottsdale UCB Condos
- The most expensive unit that had been for sale for many months went UCB in November. This impressive home at the Plaza Lofts at Kierland has three bedrooms, two and one-half bathrooms and 3,567 square feet. It was listed for $3,750,000.
- ICON at Silverleaf: This community is under development. This unit will have three bedrooms, three and one-half bathrooms and 3,170 square feet. It was listed for $2,174,000.
- The Landmark Condominiums had one UCB. It had three bedrooms, two and 3/4 bathrooms and 2,504 square feet. It was listed for $1,250,000.
Phoenix UCB Condo
- The Residences at 2211 Camelback had a single UCB at the end of November. This home has three bedrooms and bathrooms and 3,013 square feet. It was on the market for $1,450,000.
*UCB status means a condo has an accepted contract, but that the seller has requested that they accept backup offers. Most times you will see this status when the contract is in the inspection/due diligence period.
PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
There were three pending sales of luxury condos at the end of the month and all of them were in Scottsdale in the same community that is under construction.
- ICON at Silverleaf (under development):
- Three bedrooms, three and one-half bathrooms, 3,170 square feet. Listed for $2,174,000.
- Three bedrooms, three bathrooms, 3,170 square feet. Listed for $2,074,000.
- Three bedrooms, three bathrooms, 3,170 square feet. Listed for $2,074,000.
LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
There were two sales in November, one in each city.
Scottsdale Condo Sale
- Optima Camelview: Four bedrooms, three and one-half bathrooms, 3,680 square feet. It had been listed for $1,450,000 and sold for $1,420,000.
Phoenix Condo Sale
- The Residences at 2211 Camelback: Three bedrooms, three bathrooms, 3,000 square feet. It had been listed for $1,645,000 and ultimately sold for $1,400,000.
