There are several production home neighborhoods to choose from as well as many custom homes. Architectural styles range from territorial, to southwestern, to Tuscan, to stunning contemporary masterpieces.
This report takes a look at recent real estate activity in Desert Mountain over the course of 2017.
ACTIVE AND PENDING SALES IN DESERT MOUNTAIN – AS OF AUGUST 28, 2017
This first section is a look at homes currently on the market and under contract.
The most expensive home on the market is an 11,625 square foot custom estate. It is on the market for $9,498,000.
The least expensive home for sale is a casita with 1,836 square feet. It is listed for $545,000.
Seventeen homes are currently under contract.
DESERT MOUNTAIN HOME SALES FOR 2017 – THROUGH 8/28/17
This next chart covers quarterly sales performance in Desert Mountain. As we have not completed Q3 yet, the sales figures run through August 28th.
Q1 2017 was a strong start to the year with thirty-one homes sales. This momentum carried into Q2 where we saw an impressive forty-four sales. Sales in Q3 have scaled back a little bit, but this is tied to the seasonal slowdown we see annually.
Although the price per square foot varies quite a bit between each quarter, the sales price to list price has stayed level at right around 91%. Looking at this another way, Desert Mountain buyers on average saw about a 9% discount off of asking prices.
The most expensive sale of 2017 so far was for $9,200,000. It was a breathtaking new construction contemporary home with 7,548 square feet.
The least expensive sale to-date was $535,000. It was a two bedroom Sonoran cottage with 2,086 square feet.
