Here is a one-minute video overview of the Scottsdale, Arizona real estate market for the month of July.
Scottsdale Active Listings
This first image is showing the number of homes for sale in July 2017 in comparison to July 2016.
Inventory was down 15%.
This is the same information on active listings, but is now looking at June 2017 compared to July 2017.
We saw a 10% decrease in the number of homes for sale month-over-month.
Median List Price for Scottsdale Homes
This next image shows you the median list price of homes for sale in July. The median price measures the midpoint of home prices, so exactly half fall above and the other half fall below.
July’s median list price was $815,000. This is up quite a lot from July 2017’s $752,000.
Days on Market
Days on Market (DOM) is a measurement for how fast homes are selling in a market. A low DOM indicates a more vibrant real estate market, whereas a high DOM means it is taking homes longer to sell.
July’s DOM came in at 108, which is the same it was in June.
Median Sales Price for Scottsdale Homes
Before, we looked at the median list price. Here we are looking at the median sales price.
Scottsdale’s median home sales price came in at just under $530,000 in July. This is below June 2017, but above July 2016.
Number of Homes Sold
This final section looks at the homes that have sold.
The image to the left is home sales compared to the same time during the previous year.
There was a 10% increase in home sales in Scottsdale between July 2017 and July 2016.
This is the same information, but using a month-over-month perspective.
Sales fell 22% between June and July. This is something our market does see seasonally.
