Here is a one-minute video overview of the Scottsdale, Arizona real estate market for the month of June.
Active Listings
This first snapshot takes a look at the number of homes on the market in Scottsdale on a month-over-month basis.
At the end of June, inventory had dropped 12% compared to the end of May.
This is also a comparison of the number of homes for sale, but on a year-over-year bases.
The number of active homes at the end of June 2017 was 17% lower than at the end of June 2016.
Median List Price for Scottsdale Homes
Now we will move onto the median listing price of homes. The median tells us where the exact middle of Scottsdale home prices falls. Here, exactly half of all homes are priced higher and half of all homes are priced lower.
June’s median list price was $839,900. This is up quite a lot from June 2016’s $765,000.
Days on Market
Days on Market (DOM) gives us an idea of how quickly (or not) homes are selling. A higher DOM indicates a longer time to sell and a lower DOM means homes are moving more quickly.
June’s DOM was 107. This is up from May 2017’s 98 days and up 3% from June 2016’s 104.
Median Sales Price for Scottsdale Homes
This time we are looking at the median sales price of these homes.
Scottsdale’s median home sale price came in at a little over $565,000 in June 2017. This is higher than May 2017’s $529,000 and June 2016’s $515,000.
Number of Homes Sold
This last section covers the number of homes sold.
This top snapshot compares year-over-year sales.
There was a 5% increase in home sales in Scottsdale between June 2017 and June 2016.
This lower snapshot compares month-over-month sales.
After a very strong May, June 2017 came in with 4% fewer sales. However, this was still a strong sales month.
