Here is a one-minute video overview of the Scottsdale, Arizona real estate market for the month of April.
Active Listings
Here is a screen shot of the number of homes for sale in April 2016 versus April 2017.
Inventory was down 13% year over year.
This is also looking at the number of homes for sale, but is comparing the end of April 2016 to April 2017.
After such a strong sales month in March and another good month in April, inventory was down 5%.
Median List Price for Scottsdale Homes
Here we are looking at the median asking price of homes for sale. If you are unfamiliar with the median, it means half of all homes are priced higher and half of all homes are priced lower.
The median list price in April was $879,000. This is quite a bit higher than April 2016’s $795,000.
Days on Market
The Days on Market measurement (also known as DOM) takes a look at the pace of home sales by tracking how many days homes are on the market before they sell.
In April 2017, the DOM was up 4% to 104 days.
Median Sales Price for Scottsdale Homes
Here we are looking at median home sales prices. So, like the median list price, half of home sales were priced higher and half were priced lower.
April 2017’s median sales price was $530,000. This is up over the previous month as well as April 2016.
Number of Homes Sold
These last two images cover actual home sales in Scottsdale.
This first one is home sales on a year-over-year basis.
April 2017 home sales in Scottsdale were down 4%.
This last image is home sales on a month-over-month basis.
After a fantastic sales month in March 2017, sales in April 2107 were still solid, but 10% lower compared to the previous month.
