Desert Mountain Real Estate Update Through Q1 2017

– Desert Mountain Real Estate Activity – 2016 and Q1 2017 –

Desert Mountain is one of Scottsdale’s most popular luxury golf communities. Its amenities include six Jack Nicklaus courses, six clubhouses, a vibrant social scene and a brand new fitness center and spa.

There are a wide variety of housing options at Desert Mountain. On the smaller end, there are two and three bedroom casitas, which are perfect for seasonal homeowners as “lock and leave” homes. There are several production home neighborhoods to choose from as well as many custom homes. Architectural styles range from territorial, to southwestern, to Tuscan, to stunning contemporary masterpieces.

This report takes a look at recent real estate activity in Desert Mountain. I will start with the homes currently on the market as well as the homes that are under contract. Then, we will take a look at quarterly home sales results for 2016 and Q1 of 2017.

ACTIVE AND PENDING SALES IN DESERT MOUNTAIN – AS OF APRIL 17, 2017

Here is an overview of the the homes for sale and pending sales currently in Desert Mountain.

The least expensive home on the market is a, 1,836 square foot casita and it is listed for $565,000. The most expensive home on the market is an 11,625 square foot custom estate. Its asking price is $9,788,000.

Thirty homes are currently under contract.

DESERT MOUNTAIN HOME SALES FOR 2016 AND Q1 2017

This next set of information takes a look at quarterly sales activity in Desert Mountain.

The first quarter of 2017 was off to a good start with 31 home sales, compared to Q1 2016’s 27 home sales. Although, the average sales price of these homes was about $100K lower than this time period last year.

Taking a look at 2016’s performance,  sales saw a nice lift in Q2, which is something we typically see. The rest of the quarters had pretty level sales activity which is a positive, as we tend to see sales trail off in Q3 and Q4.

Also. the average sales price per square foot and the sales price to list price ratio remained pretty level throughout the year.
