– 2016 Real Estate Report for Desert Highlands Scottsdale –
Desert Highlands is one of the most well-known luxury golf communities in Scottsdale. Located in North Scottsdale in the shadow of Pinnacle Peak, golfers and non-golfers alike have been drawn to this popular neighborhood.
There are over 500 homes in Desert Highlands and they range in size from smaller “lock and leave” homes to stunning, custom estates.
Amenities for homeowners abound. There is an 18-hole golf course that was designed by Jack Nicklaus, not to mention an 18-hole putting course designed by Gary Panks. The recently updated clubhouse is elegant and is home to dozens of social and dining events every month. There are a large fitness center and pool area as well. Another highlight of Desert Highlands is the Tennis Center. The Racquet Club has 13 courts with various surfaces and has a very active calendar of events and tournaments.
DESERT HIGHLANDS HOMES FOR SALE AS OF JANUARY 27, 2017
As of late January 2017, there were 49 homes for sale in Desert Highlands. Prices for these homes ranged from $714,900 for a three bedroom, two and one-half bathroom adobe home with 3,457 square feet to $4,399,300 for an 11,786 square foot contemporary home with five bedrooms and five and one-half bathrooms.
There was a single home under contract. Listed for $1,100,000, this 3,618 square foot home has three bedrooms and three bathrooms.
2016 DESERT HIGHLANDS HOME SALES
Here are the sales figures for Desert Highlands over the course of 2016.
Very similarly to 2015, sales were very much weighted toward the first two quarters of the year. In fact, 75% of all 2016 home sales in Desert Highlands were completed by the end of Q2.
In Scottsdale, home sales activity tends to be highest in the second quarter, but here, the first quarter came in the highest.
There are no clear patterns as you look quarter over quarter. Sometimes you can see price per square foot increasing over the course of the year, but that is not the case here.
