Here is a one minute video overview of the Scottsdale, Arizona real estate market for the month of December.
Active Listings
This first screenshot looks at the number of homes on the market at the end of December 2016 compared to one year earlier. Inventory was down 3%.
This next screenshot is similar, but looks at the end of November 2016 and December 2016. In this case, the number of homes for sale were down 6%.
Median Listing Price
The median list price tells you the exact mid-point of homes’ asking prices. Half of the homes are priced higher and half are priced lower.
In December 2016, this figure came in at $875,000. This is up quite a bit from December 2015’s $810,000.
Days on Market
Days on Market (DOM) is a quick and easy way to see how a market is performing.
As you would expect, a high DOM means homes are selling at slower pace and a low DOM means homes are selling more quickly. (And, as an aside, luxury homes tend to have a higher DOM as there are fewer buyers for these properties.)
In December 2016, the average DOM was 103 days. This is up from December 2015’s 96 days.
Median Sales Price for Scottsdale Homes
Now we are looking at the median sales price, versus asking price.
In December 2016, the median sales price for Scottsdale home was $490,000.
This is up over both December 2015, but down when compared to November 2016.
Number of Homes Sold
These last two screenshots relate to home sales in Scottsdale.
This first screenshot is a look at home sales in December 2015 and 2016. Sales year-over-year were up 9%.
This next screenshot looks at sales in November 2016 and December 2016. Sales were up 6% on a month-over-month basis.
