Here is a one minute video overview of the Scottsdale, Arizona real estate market for the month of November.
Active Listings
The image to the left shows the number of homes on the market in Scottsdale as of the end of November.
When compared to the same timeframe in 2015, inventory was down 1%. And if you look at the end of October compared to November, inventory was down 2%.
Median Listing Price
A median price is a measurement where exactly half of all values are higher and half are lower.
This image shows the median list price for Scottsdale homes. As of November, it was just under $850K.
This is well above the median asking price in November 2015, which came in at $799,000.
Days on Market
Days on market (DOM)can give you a sense of how hot, or not, a particular market is. It measures how long homes were on the market for before selling.
A large DOM means that a market is cooler and a small DOM indicates inventory is selling quickly.
In Scottsdale in November, the DOM was 96 days. This is down 1% over November 2015.
Median Sales Price for Scottsdale Homes
This time we will take a look at the midpoint price for homes sold in November.
It came in at almost $497K. This is over $10,000 more than November 2015 and $15,000 more than the previous month’s median sales price.
Number of Homes Sold
The final two charts relate to the number of homes sold.
The top image is a year-over-year comparison. Sales in November 2016 were an impressive 21% more than sales in November 2015.
The bottom image is the same data, but looking at it from a month-over-month perspective. Here, sales were down 8% when compared to October 2015.
