Scottsdale Real Estate January 2015 – Video Update
For our Scottsdale market updates, we traditionally use a lot of charts and graphs. This month, we thought it might be helpful to add a video update, especially for those who prefer to watch something rather than reading.

INVENTORY OF HOMES FOR SALE AND MEDIAN LIST PRICE FOR SCOTTSDALE – JANUARY 2015
The number of homes for sale in Scottsdale came in just over 2,300. This is lower than last year by 4%, but 8% higher than December.
We see this increase in inventory annually as many home sellers wait for the new year to put their homes onto the market.
The median list price came in just under $800,000. This is $100,000 higher than it was at the same time last year.

By contrast, the median sales price came in just under $480,000. This is about $35,000 higher than it was in January 2014.
However, the median sales price did drop a little over 4% from December 2014’s $500,000.
Here is a year-over-year comparison of home sales. January 2015 saw 301 home sales, compared to 264 home sales a year ago, a 14% increase.
However, we did see month-over-month drop in sales of 19%. This was anticipated as home buying activity slows down significantly during the month of December and we ended that month with lower pending sales.
The number of days on market before being sold went up quite a bit between 2014 and 2015. Last year it was 96 days and it was up to 119 by the end of January, a 24% increase.
