– Scottsdale Luxury Home Market Performance for March 2025 –
Sales activity picked up in March, particularly in the $3 million and above segment.
This report tracks sales activity of luxury homes priced at $1 million or more in Scottsdale. There are four metrics we track and we have segmented the data into four price ranges.
– MARCH 2025 –
Scottsdale Homes Priced Between $1,000,000 – $1,499,999
– Active Scottsdale Homes on the Market: Inventory continues to climb and we hit the highest level we have seen in the past year.
– UCB Scottsdale Home Sales: UCB contracts were up 24.6% when compared to February and this is by far the highest they have been in the last 12 months.
– Pending Scottsdale Home Sales: Pendings fell in March, but still came in ahead of the 12 month average.
– Scottsdale Homes Sold: Sales almost hit the 100 mark in March.
– Sales Price to Listed Price: 96.5% – On average, buyers saw a discount of 3.5% off of list price.
Scottsdale Homes Priced Between $1,500,000 – $1,999,999
– Active Scottsdale Homes on the Market: The number of homes for sale in this price point continues to increase.
– UCB Scottsdale Home Sales: UCB contracts came in one ahead of February.
– Pending Scottsdale Home Sales: The number of pending contracts at the end of the month was 39. This is the highest they have been in the past year.
– Scottsdale Homes Sold: Home sales were up 18.8% compared to February.
– Sales Price to Listed Price: 96.8% – On average, buyers saw a discount of 3.2% off of list price.
Scottsdale Homes Priced Between $2,000,000 – $2,999,999
– Active Scottsdale Homes on the Market: The number of homes for sale increased again. We have seen a steady climb in inventory since December.
– UCB Scottsdale Home Sales: The number of UCB contracts was up compared to February, but I was hoping to see them in the 30s.
– Pending Scottsdale Home Sales: Pendings were up as well, but they were more muted than expected.
– Scottsdale Homes Sold: This is the only price band where sales fell month-over-month. And with fewer contracts in the pipeline, April may be muted as well.
– Sales Price to Listed Price: 95.4% – On average, buyers saw a discount of 4.6% off of list price.
Scottsdale Homes Priced $3,000,000+
– Active Scottsdale Homes on the Market: Inventory in this price point continues to increase. We are almost 100 homes ahead of the 12 month average.
– UCB Scottsdale Home Sales: March closed out with the highest number of UCB contracts we have seen in the past year.
– Pending Scottsdale Home Sales: After an insane February, pending sales dropped sharply in March. We would expect them to be in the 30s at this time of year.
– Scottsdale Homes Sold: Sales jumped 55% in March! There were 60 sales of homes priced at $3 million or more. This is the highest we have seen them in the past year.
– Sales Price to Listed Price: 96.4% – On average, buyers saw a discount of 3.6% off of list price.
