Luxury Condo Sales in Scottsdale and Phoenix – March 2025

In terms of closed sales, March was a quieter month. However, a large number of sales that happened in the previous two months were condos that were released in communities that had been under development. We did see some strong activity in the UCB segment. 

In this report, we examine luxury condo sales activity in Scottsdale and Phoenix. To be included, the home had to have had a list price of 1 million or more.

ACTIVE LISTINGS AT THE END OF MARCH

The number of condos on the market increased again in March. Of the 122 listings, 92 of them were located in Scottsdale and the balance, 30, were in Phoenix.

The most expensive unit for sale has held this spot for almost 700 days. Located in ICON at Silverleaf, this final penthouse unit is listed for $12,900,000. It has four bedrooms, four and one-half bathrooms and covers 6,288 square feet and is the highest-priced condo the Scottsdale market has seen. 

The lowest-priced luxury condo is also a carryover from last month. Located in Toscana at Desert Ridge, this unit has two bedrooms, three bathrooms and 1,781 square feet. It was listed for $1,000,000.

UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

January and February each closed out the month with six UCB contracts each. At the end of March, there were fourteen UCBs in the pipeline.

PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

There were 107 pending sales at the end of the month. This is down from previous months due to the fact that a lot of condos under construction moved into sold status. There are still many units under development in this list.

LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

After a record-breaking February (thirty-eight sales), due to communities delivering finished product, March sales were a little quieter. There were ten sales over the course of the month. Four of those were in the new communities and the balance were resales.     

Note: You may note that many of the units sold for above list price. This is due to upgrades the buyers selected during the construction process.
