– Scottsdale Luxury Home Market Performance for September 2024 –
September was a transitional month for Scottsdale’s luxury home market. Inventory was up across the board and we did see some new contract activity.
In this report, we look at homes that were on the market for over $1 million. We broke the information into four price segments to show additional sales details.
– SEPTEMBER 2024 –
Scottsdale Homes Priced Between $1,000,000 – $1,499,999
– Active Scottsdale Homes on the Market: After several months of declines, the number of homes for sale headed back up to levels we have not seen since the beginning of the year.
– UCB Scottsdale Home Sales: After a very strong August, UCB contracts were down in September. However, this was well above the 12 month average.
– Pending Scottsdale Home Sales: The number of pending contracts was up 24.3% between August and September and came in at the 12 month average of 37.
– Scottsdale Homes Sold: The number of homes sold was up by one.
– Sales Price to Listed Price: 96.4% – On average, buyers saw a discount of 3.6% off of list price.
Scottsdale Homes Priced Between $1,500,000 – $1,999,999
– Active Scottsdale Homes on the Market: Inventory in this price point moved back up after several months of decreases.
– UCB Scottsdale Home Sales: August turned in a poor performance, but September was excellent for UCBs contracts. We saw an increase of 48% and this figure is on par with the 12 month average.
– Pending Scottsdale Home Sales: Pending sales fell in September after a strong August.
– Scottsdale Homes Sold: The number of homes sold was up by one at the end of the month.
– Sales Price to Listed Price: 95.8% – On average, buyers saw a discount of 4.2% off of list price.
Scottsdale Homes Priced Between $2,000,000 – $2,999,999
– Active Scottsdale Homes on the Market: As we have seen in the other price points, the number of homes for sale increased in September.
– UCB Scottsdale Home Sales: UCBs have been decreasing since June. September ended with fifteen on the books.
– Pending Scottsdale Home Sales: Pendings were up again modestly at the end of the month.
– Scottsdale Homes Sold: Home sales fell slightly to close out the month at thirty-one.
– Sales Price to Listed Price: 95.6% – On average, buyers saw a discount of 4.4% off of list price.
Scottsdale Homes Priced $3,000,000+
– Active Scottsdale Homes on the Market: Inventory rebounded 16.5% in September.
– UCB Scottsdale Home Sales: UCB contracts performed well but were slightly below the 12 month average.
– Pending Scottsdale Home Sales: Pending contracts fell again in September to the lowest level we have seen in the past year.
– Scottsdale Homes Sold: Home sales were level between August and September.
– Sales Price to Listed Price: 96.4% – On average, buyers saw a discount of 3.6% off of list price.
